The California dream
is alive and well in the
Central Valley.
In the heart of the Golden State, not far from the Pacific shores, lies a new undiscovered
California alternative: a modern frontier offering new values and ways of living. Geographically
and psychologically, the Great Central Valley is the next home of the California Dream.
Defined by the region’s sunlight, its vibrant tints of native wild flowers, the soft hues of the
surrounding mountains, the green of vast orchards and the blue expanse of an endless
sky, California’s Central Valley is a little fresher, a little freer, and a good deal richer in its
physical attributes. Its unique blend of wildness and warmth offers a lifestyle that is vigorous,
colorful, and full of promise. Possessed of an assured identity forged from the independent,
venturesome spirit of the mythic California pioneer, it has an inescapable air of peace, of
spaciousness, of leisure, of freedom, all cultivated from the fields of the farm and frontier.
The Central Valley is everything you ever wanted in California, only better.

LOCATION
Quay Valley is ideally located in the San Joaquin portion of California’s Central Valley - the state’s
fastest growing region, projected to expand by more than 6,000,000 residents by 2050. With five miles
of frontage on Interstate 5, the state’s main north-south artery, Quay Valley is truly in the middle of
everywhere: a little over an hour from the coast, one hour from the Sierras, one hour from Fresno, one
hour from Bakersfield, one hour east of the Paso Robles Central Coast wine region, and less than three
hours from two world-class cities: Los Angeles and San Francisco.

THE VISION
Imagine beautiful homes with front porches on well-ordered, tree-lined lanes with
walkways, near water, open space, organic agriculture, and an expansive village green
with benches and flower beds. At the same time, you see people you know on a first name
basis gathering in quaint areas for a cookout, retirees and grandchildren out on one of the
nature trails, and families boating on a local waterway. You spot residents taking a leisurely
stroll to the Town Center for coffee at one of the Main Street cafes or having dinner under
the stars at one of the outdoor restaurants along the Lake Promenade. These are typical
scenes played out on a daily basis in each of several planned villages within Quay Valley.
Imagine a place where every day the air is
cleaner, the water is purer, the people are
healthier, life is more abundant and we are
enriched by the culture.
Imagine, too, a place of excitement and fun where residents can go to learn, to shop, to play
and to work at thousands of new jobs generated across the entire business spectrum – all
within walking and biking distance of the community. Quay Valley is envisioned as a place
offering something for everyone in the family: entertainment, high-powered recreation, a
university, music, art, shopping, clubbing, theater, and so much more.
The founding vision for Quay Valley is to build a new model town for the 21st century –
a 7,500 acre self-sustaining community that seamlessly melds the best qualities of the
California lifestyle, while carefully preserving the natural surroundings of the area. This
foundation of an integrated stewardship process of conservation, protection, enhancement,
and regeneration that balances the social, cultural, technical, economic, and environmental
needs of the community makes Quay Valley one of the most modern, livable and
environmentally responsible communities in the world.

PLANNING
The planning for Quay Valley is grounded in the principles of smart growth,
sustainability, environmental responsibility, and New Urbanism, combined to create
a new development concept – “New Ruralism.” Simply put, the goal is to create
a community that not only enhances the quality of life for people today, but also
ensures the long-term viability of the community’s natural resources and its social
and economic systems.
The town’s design embeds new sustainability practices into the core of the community:
the use of the sun as the primary source of energy; the conservation and multiple
reuse of water; the configuration of land uses to minimize car trips; the reduction
of waste in both product and time; and the development of a sense of community,
social interaction, and place.
Sustainability must
evolve and grow into
a community mindset
and culture.

RESIDENTIAL
The housing shortage in California is fueled by ever-increasing
prices, creating an affordability gap. Meeting California’s
constant population growth will require the creation of entirely
new towns. Quay Valley will be able to deliver modern homes on
a more affordable basis than is currently available throughout
most of the state. It is planned as a balanced community of a
variety of housing types suited to different markets, from very
attainable to luxurious, in villages that feature miles of trail
systems linked to the neighborhoods, a vibrant town center
with a Main Street concept, extensive open space, plazas and
walkways, state-of-the-art schools, public facilities, lakes, water
features, regional and local parks, retail, medical centers, and
office/business parks.

SUSTAINABILITY
Envisioned as a model of sustainability and wise environmental
stewardship, Quay Valley will incorporate the best design
and modern technologies to enhance living conditions for
residents, and ensure that the same quality of life will carry
forward for many generations.
Energy Self-Sufficiency
Solar power is the perfect sustainable energy technology for the Central Valley’s sunny
climate, and Quay Valley will incorporate photovoltaic solar power capacity into each home
and business, along with large-scale solar generating stations, to produce enough electricity
to fulfill the needs of the project and provide surplus power back into the grid.
Convenient Transportation
Neighborhoods will be laid out to facilitate and encourage walking, bicycling, and mass
transportation to reduce the need for car trips, thereby reducing air pollution and congestion.
Convenient mass transportation will use electricity or alternative fuels, charging stations will
be provided for electric or hybrid vehicles, and fueling stations will allow for alternative fuel
vehicles.
Water Efficiency and Reuse
Water is the lifeblood of the west and one of earth’s most precious resources. Quay Valley
will be a model for water conservation and reuse, and will require significantly less water
per capita than other towns. State-of-the-art water reclamation and reuse facilities will treat
wastewater and storm water to the highest standards with runoff being gathered in manmade
streams, wetlands, lakes, and significant storage facilities, thereby reducing fresh water needs
by a full two-thirds.
Residents and
most businesses
should never have
an electric bill.

Landscaping and Land Use
The goal of landscaping at Quay Valley will be to make the site a living
part of the surrounding landscape and to incorporate nature as part of
daily life. Fruit, nut and shade trees will invite songbirds nesting in the
riparian woodland to include the neighborhood in their daily travels,
adding a vibrant element to the community. Flowers and foliage will
be selected to attract hummingbirds and butterflies, adding a flash
of color and continual activity to the landscape. The landscaping will
connect residents to the nature that surrounds them, enhancing the
rural character of the project.
Open Space and Natural Habitats
Labor Force within
a One Hour Drive
– 322,300
An extensive system of open spaces will welcome varied naturalized
wildlife habitats ranging from lakes and wetlands to woodlands that
will enable wildlife and fish to move freely within and through the
project site. Walking paths will take residents along and through open
spaces as part of their daily walk to school, work, or the local market.
Lakes and waterways will connect neighborhoods, while also serving
as storm water treatment and flood control facilities.
Jobs
The project will create thousands of new service, administrative,
engineering, management, executive, corporate, research, medical,
light industrial and trade jobs, and other employment opportunities.
