But don’t expect them to go gently into retirement. This is the new 55-plus, children of the ’60s whose anthems include Dylan’s “Forever Young” and The Who’s “My Generation.” They don’t see themselves as the seniors of today. These active adults are living younger, healthier lifestyles that are reflected in their housing choices. “All you do is offend them if you put grab bars in their showers,” says Chris Schell, president and CEO of Schell Brothers, a Delaware developer who believes people often confuse “active adult” with “assisted living” communities. Because boomers “still view themselves as the hip partiers,” Schell says, they may resist the idea of an active adult community, “but there are tremendous social benefits to active adult living.” In the 2010 Baby Boomer Survey conducted by Del Webb, the originator and leading brand of 55-plus active adult communities in America, we find that boomers feel 15 years younger than they are, more than half exercise regularly, a high percentage feel they are in better shape as they get older, and they feel younger due to their attitudes. Seventy-five percent of Del Webb (now Pulte) buyers say that meeting new people is extremely important in retirement. For these reasons, and more, the clubhouse and amenities are the focal point for 55-plus communities. Moving to a 55-plus community makes sound physical and fiscal sense for many when it comes to some maintenance, taxes and savings. “When you reach a certain age, you get tired of raking leaves, moving the lawn and shoveling snow,” says Mary Field, sales director at Noble’s Pond. At active adult communities, a small monthly fee covers the upkeep outdoors and gives your back a rest. “We take care of those chores so that Advertorial our homeowners can spend their time doing other things,” Field says. “And there’s less upkeep inside, too, because everything is new.” Downsizing from a larger home can help to free funds for homeowners whose retirement money is linked to the equity in their homes. Tax breaks in Delaware are appealing to a great many boomers in neighboring states. Schell estimates that 60 percent of the traffic in all its communities is from New Jersey—followed by New York, Pennsylvania and Maryland— primarily because of the tax rate. Homeowners in New Jersey and New York can pay more property taxes in one month than a Delaware homeowner will pay all year. Another reason, Schell believes, is because our coastline is relatively undeveloped. With New York and Pennsylvania being in the top five states with the largest number of boomers, according to the U.S. Census, Delaware is primed to explode with an influx of new folks. “I don’t think people have any idea how big this boomer wave really is and the impact it’s going to have on housing,” Schell says. “If everyone we met with was able to sell their homes today, our communities would be sold out tomorrow.” Interested buyers who have difficulty selling their current homes can find help. McKee offers the Smart Buyer program, for example. Noble’s Pond has the Peace of Mind Contingency Program. The programs are run by outside professionals who work with the client to stage, price and sell their current homes. Meanwhile, clients can begin selecting the model and upgrades they want for their new homes without delay. If their current home does not sell, any deposits they’ve made are refundable. They may also want to seek the advice of a Realtor who is a seniors real estate specialist (SRES), a national designation for Realtors, of which there are now about 30,000 nationwide.
