The idea
A house that focuses on the person, to provide a common experience of well-being and a
welcoming atmosphere.
The real estate development project is based on this concept.

The project
The project consists of the construction of 7 eco houses for sale, at high energy
performances as well as seismic and acoustic efficiency.
The project starts from the idea to apply all the techniques to achieve a low-power
consumption, while preserving style and design.
The purpose is to obtain class A houses perfectly inserted in the unique context of the
Umbrian hill, just using natural materials and innovative constructive techniques. All that
in perfect harmony with the environment.
The units will be built within a total volume of 2,500 cubic meters, distributed over a
surface area of land of about 15,000 square meters, all with their own private garden, built
on one or on two levels.
They will be erected with the most modern techniques of Bio Architecture guaranteeing
durability, maximum energetic saving and good housing comfort. The choice of designing
houses with a green flat roof is the key to a perfect integration into the surrounding
environment. It provides excellent insulation and respect of the microclimate.

With the adoption of the module 7x9 the compositional system varies, allowing us to obtain
combinations of simple and dynamic volumes sorted with style.
We decided to dedicate a module to the living area and a module to the sleeping area, in order
to keep the two areas separate as per their function they have different needs: orientation,
size of the glass surfaces and size of the outdoor areas.
The module also inevitably creates justified external areas as dimensions that acquire an
important value: they become part of the house.
This way it is easy to distinguish the public areas from the private ones, we believe it is of
important value to have dedicated spaces for socializing as well as private areas.
The surrounding nature enters into the rooms of the house thanks to large windows. The
outdoor spaces are characterized by acquiring a home style.

Layout and orientation
The choice of design homes optimizing the functionality
and preventing the dispersion of heat also coincides
with a correct orientation. To ensure energy saving living
area should be oriented to the southwest while the
sleeping area to the north east.
The site available is characterized by the position of the
forest to the east, while the valley and its view are to the
west.
All units have been oriented by placing the entrance of
the houses at the north side coated in
stone walls and perfectly insulated, while the sleeping
areas face to the south east side, towards the wooded
area.
For the living areas instead, we preferred the southwest
exposure ensuring sunny outdoors and panoramic views
of the valley.
A careful study of the placement warrants to each house
a high level of privacy while respecting the aesthetic
balance of the landscape.

Location
The project is part of the Country Resort Fattoria di Vibio,
forming part of the Natural Park Mount Peglia, 550 meters
above the sea level, an unspoilt corner of Umbria with
indisputable beauty in a perfect hilly climate.
“The most liveable city in the world” as it was called by Prof.
Richard S. Levine of the U.S. Kentucky
University, is equidistant from the most important historical
and cultural centres of Umbria: Assisi, Montefalco, Orvieto,
Perugia, Spoleto, Lake Trasimeno.
In 45 minutes you can reach the airport of Perugia and in less
than two hours the airports of Rome and Florence.
These places and landscapes that surround the Resort
have maintained authenticity and character offering the
opportunity to challenge perceptions on time and space, to
discover a new way of looking and open to dialogue with
nature.
The attention to the history and vocation of the land together
with the respect for nature are the priorities of the Fattoria di
Vibio. They are expressed in the philosophy of the habitat and
the constant search for harmony with the environment.
