Speaking of walking…get
your Fitbit on starting with
our April 20 monthly
program. We are
changing our program
location to The Millennium
Hotel (13th & Nicollet). We
have appreciated our
relationship with the
Radisson over the past
years, but due to an increase
in their conference business
they can no longer accommodate
our monthly programs.
The Millennium is really looking forward to
hosting us for the remainder of 2016. Their
event rooms are wonderful (no unsightly
columns or pillars!) and they have been very
accommodating to our needs and requests. A
few of us did a test walk from the IDS to The
Millennium – did you see the cheesy video at
the January program? It only takes 10 minutes,
19 seconds via the street…934 steps on your
Fitbit. If you want to go through the skyway, it
will take about 24 minutes (2,260 steps!)
because you have to go way around through
the convention center…or you could try out a
combo of skyway + street.
If you’ve ever been to a CREW Network
Convention, they have a “Netrun/Netwalk”
every morning where attendees run or
walk and network at the same time before
the day’s programs begin. Maybe some
of the MNCREW members who work
downtown could meet up at the IDS and
do a Netwalk to The Millennium. The
Millennium does have their own
attached parking ramp with ample
parking spots so that is an option as
well. We are pleased to have come up
with such a great solution with the short
notice that we had, and realize it is not
ideal for everyone. We do have a task
force currently working on researching
our program venue options for 2017 and
beyond. We’ll solicit you for feedback once
we try out our new digs. As I mentioned in
last month’s newsletter—never a dull moment!
be sure to attend the april 20 program to
check it out, and we will be doing a drawing
at the program for a Fitbit!
Have you given any thought to how you might
do business with or refer business to fellow
MNCREW/CREW Network members? The
year will come and go before we know it, so
let’s take advantage of the many opportunities
to network with each other this year. Let’s
support each other with business, referrals,
references, kind words and a shoulder or
listening ear when needed.

The Future of Urban Design:
35W Park Deck Case Study
H
Creating Pathways for Innovative Commercial Real Estate Projects
Through the Lens of Urban Design
ow do cities plan for dynamic and vibrant growth that is inclusive of a work,
live, play lifestyle by introducing green space while still meeting the diverse
real estate needs of a growing downtown population? Thriving metropolitan
communities like the Twin Cities demand considerations beyond the needs of
space; population expectations, climate, tax revenue, pollution control and the
availability of resources all play a part. Creating a sustainable environmental
footprint while also supporting a vibrant economic hub requires innovative thinking.
Join us to hear from local creative minds as they demonstrate the role of urban
visioning and share an example of a very unique urban design concept: the 35W
Park Deck. Unchartered in local precedent, this proposed project represents the
beginning of expanded thinking in urban balance and economic enhancement.

Marcia has been aware of
MNCREW since its inception, and
when her long-time WIRE (Women
in Real Estate) group, including
Julie Kimble finally folded, Marcia
eventually found her way over to
MNCREW for frequent attendance
at luncheon meetings. She
formally joined in 2013 and
participated in the strategic
planning session during Emily Nicoll’s presidency. Claire
Roberts enlisted her to serve on this year’s MNCREW Board.
baCKGRoUNd. After graduating with a BS in Urban
Studies from Miami University (Ohio) and MA in Urban Affairs
from UW-Milwaukee, Marcia interned at the Toledo-Lucas
County planning commission. A corporate transfer brought
her husband to Minneapolis where Marcia joined Green Giant
as a market research analyst, and later managed Fingerhut's
Market Research Department. Marcia realized the fasterpaced world of commercial real estate would be a better fit,
enrolling in the Carlson School of Business MBA program to
broaden her business skills. She has worked in tenant
representation for the Keewaydin Group, Koll, United
Properties and Trammell Crow Company.
CURRENT PoSITIoN. At CBRE since
the 2006 acquisition of TCC, Marcia now
serves as Executive Vice President in
the multi-disciplinary Global Workplace Solutions business
sector where she specializes in real estate portfolio
optimization, site selection and transaction management for
Fortune 500 companies with domestic and global real estate
needs. “Early in my career, I learned that real estate is one of
the strategic tools that can help businesses drive
performance. At CBRE, we work with our occupier clients to
provide a holistic, business-centric, and outcome-focused
approach to managing their real estate activities.”
PERSoNaL INFo. Marcia and her husband Jim currently
reside in Eden Prairie, but are hoping to soon explore “emptynester opportunities” now that their two grown children are
“launched.” When not working, Marcia can be found at the gym,
on the golf course, or with friends. She currently serves on the
Board of Free Arts Minnesota, as a Sustainer Representative for
the Junior League of Minneapolis, and on the Program
Committee for CoreNet (an organization geared towards the
advancement of corporate real estate), and is looking forward to
operating the Monster Scoreboard at the Ryder Cup.

has been on a national level.
Holly hopes that, with her
MNCREW membership, she
will be able to expand her local
real estate network. So far,
Holly has enjoyed the
opportunity to stay in touch with and see other members
whom she has existing relationships with. Holly also hopes to
join a committee in the coming months (and would be
interested in hearing about the committee options)!
CURRENT PoSITIoN. Holly works

DID YOU KnOW . . .
. . . about the professional diversity of MnCREW?
Did you know MNCREW members represent a diverse
group of professionals within the commercial real estate
industry. Our members could be any of the following:
• Real Estate brokers – Real estate brokers represent
tenants, landlords, owners, and buyers as matchmakers
connecting those with commercial space with those
looking for such space.
• Lenders – Lenders and investors make the deal possible
by financing the acquisition, construction, or leasing of
space.
• attorneys – In private law practice, attorneys draft and
negotiate documents governing the transaction and
review due diligence materials and title documents
affecting the space. Attorneys at MNCREW also serve
as in-house counsel to corporations, or also use their
lawyering skills for specific industries like title insurance
companies, banks or developers.
• Title Company Examiners, Underwriters, or Closers –
Title company personnel facilitate the deal by searching
or abstracting the title for the space, examining the
recorded instruments affecting that space, underwriting
title insurance, and closing the transaction.
• developers – Developers envision new or repurposed
spaces and coordinate the renovation and re-leasing of
existing buildings, the purchase of raw land, and the sale
of developed land or parcels to others.
mncrew.org
by Lydia Lui, Stinson Leonard Street
• Land Use/Urban Planners – Municipal or land use
planners oversee the nature of the development of land
within their municipality.
• architects – Architects design the new space or
reconstruct and repurpose space.
• Scientific Consultants – Environmental or geotechnical
consultants evaluate the physical condition of the space.
• Construction Personnel – Construction companies,
through their project managers and builders (often
through general contractors), actually construct, or
reconstruct, the space.
• designers – Interior designers and artists help shape the
finished space to match the owner's or tenant's exact
preferences.
• Property Managers – Property managers oversee the
day-to-day operations once the new space is up and
running.
• Sales and Marketing – Last but certainly not least, as for
any business, the sales and marketing teams within each
of these professional groups contribute greatly to the
success of their businesses by getting the word out about
the strengths and abilities of their teams.

What is your new favorite place,
and what do you like most about it?
KaTHLEEN GEHERIN
Stewart Title Company
My new favorite
place is the
bachelor Farmer
Café which
apparently just
opened in January. I
had no idea! One
of my customers
suggested we meet
at the cafe for coffee last week and
what an unexpected delight!
Admittedly, I am a coffee snob and,
wow, dare I say this was one of the
best and most gorgeous cups of coffee
I have ever had??!! On top of the
incredible coffee which had all the
elements of a great cup – strong,
fragrant, smooth and just the right
amount of froth … I also enjoyed
something from the beautiful pastry
display. After asking which one I
should choose, the friendly server
explained every mouth-watering pastry
(both savory and sweet) in the cabinet.
I finally decided on a slice of the carrot,
raisin, currant and date bread.
Needless to say, it was over the top
delicious. The other selections were all
so tempting as well … an apple galette,
a jalepeno cheddar scone, a rich,
velvety chocolate brownie and a goat
cheese infused pastry with fig.
As I was leaving, the friendly server
politely thanked me for coming in
(great service!!) and suggested I return
for lunch … he highlighted fresh
salads, sandwiches and homemade
soups.
I can’t wait to return – I do love the
North Loop!

My favorite new
place is The depot
in Savage. It is
quaint, eclectic and
offers a great variety
of breakfast, dinner
and lunch options of
which are all
homemade on site.
They also offer wine and beer and play
acoustic music.

Savills Studley
My new favorite
place is osaka for
hibachi. While it’s
not “new” we just
took the kids for the
first time and they
LOVED it! I like it
because I’ve never
had such wellbehaved kids at a restaurant, and the
chef really played it up.

My favorite new/old
place is my house. I
love my house—it is
a sprawling midcentury modern
rambler in town
(Cambridge). It
backs up to a nature
preserve, so every
time I come home I feel like I am
hanging out in a tree house. The view
out the west window is stunning at
sunset. That is why the street I live on
is “Sunset Lane.” Nothing better than a
glass of wine, sitting out on my back
deck in the summer at the end of the
day.

As for our favorite
place…I would say it’s
Hoagie’s Restaurant
in Hopkins. It’s nestled
in downtown Hopkins
and offers that small
town diner experience.
It has great food,
friendly staff, and you’re
always guaranteed to run into someone
you know. They also have a nice rack of
books and toys to keep the little ones
entertained. You know it’s good when they
have limited hours and only accept cash.

My new favorite
place is Marvel bar
in Minneapolis. The
entrance is
intriguing. First you
enter the alley
flanked by two
“watchmen,” then
slip through a secret door, down some
stairs and finally enter the bar through a
large purple door. I love all the pomp
and circumstance that goes into making
the craft cocktails as well. The
experience is so “James Bond!”

Lately my favorite
hotspot has been
bauhaus brew
Labs. It’s a great
hangout where
friends come
together to reunite,
drink good beer,
share in a game or
appreciate local art.
Aside from all it has to offer, Bauhaus
has been a spot where a lot of special
memories have taken place for me over
the past couple of years, and it has
been fantastic to watch their
establishment grow since its opening.
Bauhaus is now such a staple brewery;
I couldn’t imagine the Twin Cities brew
scene without it.
HEaTHER WEERHEIM
Greiner Construction Inc.
My new favorite
place is Total Wine!
I have never left
Total Wine without a
smile on my face
and spending at
least $100. They
have every wine you
could ever dream of
and offer tastings at all hours of the day.
It doesn’t get much better than that!

My favorite new place
is The Crooked
Pint/Chaska Curling
Center in Chaska.
While I have never
curled, I love
watching it and am
looking forward to
learning. The
restaurant has a nice atmosphere, good
food, and best yet – you can watch
people curling while you eat!

I believe the most important quality a leader should possess is
integrity. Leaders with integrity are not afraid to face the truth.
Integrity demands honesty – even if it’s ugly.
KELLE LaNG STaaTS

Every leader should be authentic. Authenticity is one of my personal core values and I believe it is what’s
behind doing great work together. Our new MNCREW committee, Education and Leadership, may one
day have a book club for our members. With that idea top of mind, there’s a new book by Bill George
called Discover Your True North. The entire book is dedicated to finding your authenticity in the framework
of leadership. I just heard him speak and his genuine, passionate and truly authentic nature is inspiring.
JENNIFER SoMERS

An effective leader possesses many valuable qualities, but for
me the word that rises to the top is authenticity. If you are
authentic or genuine in how you communicate with and inspire
others, you will be a valuable and respected leader.

I am a strong believer in the values of respect, integrity,
service and excellence (RISE), which are the foundations of
CBRE. From my perspective, integrity is the most important
value that any leader should possess. Forbes contributor, Amy
Rees Anderson, said it best: “Success will come and go, but
integrity is forever.”

difference.

I believe every leader should possess empathy. I read once
that extraordinary leaders praise in public and address
problems in private with a genuine concern. When your team
knows that you are empathetic to their concerns, they are
more willing to embrace your vision resulting in long-term
success of the organization.
Passion. Leaders are setting an example for others, and if

follow through to the team and inspire the team to want to be

I think it’s more of a formula, rather than one characteristic that makes a strong leader. The leaders I
value most are able to assemble a great team, trust them and inspire them to do their part of the work,
and are humble, grateful, strong and fearless. A good sense of humor goes a long way too in not taking

here are many digital ways to increase productivity—some making life
easier and others making it slightly more complicated. Smartphones
have been great in this area. Being in the hand of most people in this
day and age, they have become indispensable tools in our lives. Among the
many apps available for free or a small fee, there are several that allow you
to scan a document and create a PDF document with your phone/tablet.
Scanning apps such as CamScanner, TurboScan and Genius Scan can
be an asset to someone who is always on the go and needs quick access to send out a PDF
document, such as a sales representative out on the town with clients who needs to save
receipts, or to a United States citizen teaching in a foreign country registering for absentee voting. Typically straightforward
and easy to use, the apps have several standard features whether you are using an iPhone or an Android device. While the
number of these apps is vast, there are a few that stand out due to their accessibility on both iPhone and Android. Listed below
are some of the key features that may help in deciding which is the best option for your needs.
Standard features on scanning apps such as those referenced above include cropping, enhancing the document and sharing
using email. CamScanner offers exports to popular digital storage options in their free version, which is a feature that is often
only included in other apps for a cost ranging from $4.99-6.99. There are a number of other apps available to assist with all of
your scanning needs. Choose between those mentioned above and the following: Google Drive (Android only), FineScanner
(iOS only), Tiny Scanner, Scanner Pro and Office Lens (integrated with Microsoft OneDrive).

Tips for Handling Media Attention
W
by Jessica Peterson, Paster Properties
hen business is booming
and we are receiving
positive attention we love
the spotlight. However, sometimes
the media reports on our business at
less desirable times and we would
prefer to stay in the shadows. Here
are five tips to help you handle desirable and undesirable
media attention.
n Consider your first move.
When a media request transpires, first you must
determine whether it is in the best interest of your
company to provide information, prepare a statement or
decline to comment. Providing answers to questions will
keep the community correctly informed and preparing a
statement would allow you the chance to communicate
your organization’s key messages and values. Declining
to comment may be a good option if you are unfamiliar
with the media outlet making the request, if the media
outlet has an unfitting audience, or if they are requesting
comment on an irrelevant topic. Prior to declining to
comment, consider the potential implications. Sometimes
when companies decide not to provide a comment, they
can be perceived as being uncooperative or erroneous.
n Consult the pros.
If you are unsure how to address a media request or
handle media attention, reach out to a PR agency for
advice. PR professionals are experienced at handling
crises in a timely manner and they are skilled at turning
negative media attention into an opportunity to spread
positive messages about your organization.
n Establish your message.
Be thoughtful in the
message you provide. If
you’re addressing a
sensitive issue or
acknowledging a
mistake, it is valuable to
add a positive spin to
your message. Also
make sure that the
message you provide
aligns with the values of
your organization.
n be cautious.
It is crucial to think carefully about the information you
provide to the media. Once the information you share is
published, there is no turning back. You must be certain
that you are ready to make the information public,
especially since news travels fast in a technology driven
world. It’s better to postpone an announcement than to
impulsively share information before all details are
finalized. You also need to recognize that the angle of the
story is out of your control. Although news reports should
be objective, reporters may possibly twist quotes and
information to accommodate the position they want
portrayed in the story.
n Find the silver lining.
Don’t let negative media attention get you down. If your
organization receives undesirable media coverage,
handle the situation professionally and view it as a
learning opportunity. Next time you’ll be even better
prepared to handle the media request or exposure.

The Link offers three divisions for at-risk youth:
1. Juvenile Justice programming for youth involved in the
juvenile justice system providing social service
interventions.
2. Housing and Homeless Youth Services provides housing
and supportive services for homeless youth and young
families.
3. Safe Harbor housing, shelter and services for victims of
sex trafficking.
The Link's mission and values are carried out each day
through their work with youth and rooted in what is best for
young people: empowerment, respect, and positive
relationships.
The Link always puts the needs of their youth first and is
committed to working with youth who have often fallen
through the cracks or have higher needs and risks than other
traditional settings can accommodate.
Responsive Programming
The Young Families Program serves parenting or pregnant
mothers and their children. This program uses best practices
in working with youth, females and young parents to attain
housing stability, promote healthy connections with mothers
and their children, and increase pregnancy and parenting
support. Services include: nutrition & health classes,
education on birthing, parenting support groups, parenting
resources & classes, family support specialist home visits,
Ages and Stages (ASQ) Screenings and assessments. The
overall goal is to help young families transition out of
homelessness into safe and stable lives where both the
parents and children can emerge into a brighter adulthood.
With the support of MNCREW, The Link will continue to serve
some of our community’s most vulnerable youth (and their
babies) to build the skills and resiliency they need to thrive.

by Holly Olson, Denison Parking
The February topic at the MNCREW
meeting centered around startups in
the Twin Cities area and their need for
real estate. Our three guests shared
their experiences navigating the real
estate environment with the startup
mindset.
Rajni Shah, vice president of business
development for MyMeds, told her story
of expansion and the trials she went
through to find a willing landlord to
provide office space.

Mickeli Bedore, founder of the startup
consulting firm Bedore Business Group,
brought attention to the reality of how
brokers operate and what they expect
of potential tenants.
Mollie Grey, the sole corporate recruiter
for Field Nation, a company that links
companies to freelance workers,
shared her experience working within a
space that is quickly approaching
capacity. Since 2008, Field Nation saw
an unexpected global headcount jump
from 30 employees, a year ago, to 150
today, and is predicted to grow by
another 80 employees within the year.
“For most, this is truly their first rodeo in
the real estate arena,” Emily Nicoll, vice
president of occupier services for
CBRE, pointed out during the
Wednesday discussion. “They don’t
know what they don’t know when it
comes to commercial real estate.”

Meeting Recap: March
MINNESoTa aS EVENT
dESTINaTIoN
Thank you speakers & sponsors
by Holly Olson, Denison Parking
On March 16 we learned what makes
Minnesota a great place to live and host
events from former Minnesota
Secretary of State, Mark Ritchie, now
with the Minnesota's World's Fair Bid
Committee, Lisa Dugan from Hazeltine
National Golf Club, and Michele KelmHelgen from the Minnesota Sports
Facilities Authority.
Minnesota was recently awarded the

hosting of three premier sporting events
in the next couple of years starting with

this fall’s Ryder Cup for professional
golfers, professional football’s 2018 Super
Bowl LII next February, and NCAA college basketball’s Final Four Tournament in 2019. This month’s topic highlighted the
behind-the-scenes look at the bidding and preparation process.
As President/CEO of the Minnesota’s World Fair Bid Committee, Mark Ritchie shared the history of the event and delved into
how Minnesota is a prime location to host the three-month fair in 2023 due to our considerable local support and interest,
flexible physical space and primary theme of wellness and well-being.
Lisa Dugan with the Hazeltine National Golf Club shared the undertaking that will take place to host the Ryder Cup, an
international golf championship, which attracts over 250,000 people from around the world. With the event occurring later this
fall, Hazeltine will need to meet the needs of 50,000 attendees over six days of play.
From the Minnesota Sport Facilities Authority, Michele Kelm-Helgen discussed how Minnesota’s venues are able to host
successful premier events such as the Super Bowl and the Final Four. Using the new U.S. Bank stadium as an example, she
expressed that not only is the facility versatile enough to host multiple sports, conventions, and
concerts; but also the area surrounding the venue offers accessibility for large
