represents Bradley Ventures, LLC. “The
Santa Maria market has seen a steady
rebound from the recession and no
other segment of the investment
market has fared as well as the
apartment market. Rents in the area
have been increasing, so acquiring a
site that provides for new apartments
in the most desirable region of the
Santa Maria Valley was a no-brainer
for the buyer. Couple that with the
flexibility of the site’s six separate
multifamily lots, and you see that this
was a great investment.”
Year to date home sales in Orcutt
average approximately $425,000,
while sales of newer homes (houses
built within the past 10 years) average
right around $525,000. “There are
very few sites like this in Orcutt and
we expect interest from several local
and national builders,” Celmayster
said. Currently, 31 out of the 69
single-family homes are listed with
Christos Celmayster and available
for purchase.
“Where kids
c o m e f i r s t ”.
As the motto
of the Orcutt
Union School
District, these
are words that
most people
in Orcutt are
quite familiar
with. When
OUSD’s new
superintendent
Dr. Deborah Blow came across this
motto on the district website, it caught
her attention.
“I was looking for a change. I wanted
to move to a larger district,” Blow
small-town feel of Orcutt. She and her
husband enjoy a good classic car show
and Orcutt certainly has its share of
those (see page 2).
Having finally made the move, Blow
is now busy learning the lay of the land
and getting to know the OUSD staff,
teachers, principals, and other members
of the community.
“Everyone has been very welcoming,”
she shares. “I think I’m a good match
and everyone has told me that I will
love it here.”
Blow is looking forward to visiting
each school and creating a strategic plan
for the future.

The purchase of Bradley Village
included a tentative approval for
single-family homes and apartments.
A 10.6-acre portion consisting of
six separate parcels allows for the
development of up to 212 residential
apartment, senior housing, and/or
condominium units. In addition to
these units, the project has approvals
for 69 single-family lots in three
separate regions of the site, plus a
3.5-acre passive park and a 44.3-acre
area for open space with a public
multi-use trail.
The current housing stock in the
area is predominantly single-family
homes with only a few apartment
projects offering rentals for Orcutt’s
30,000 residents.

that attracted me to Orcutt was seeing
“Where kids come first”. That is the
most important thing. It’s what I base
all of my decisions on and I can sleep

Blow has spent 35 years in the field of
education, first as a teacher, then as an
assistant principal, principal, assistant
superintendent, and superintendent.
She has lived with her husband in
Wyoming, Utah, and several cities
around California, including Fallbrook,
Encinitas, and San Jose.
Her path was a naturally evolving one.

she had great mentors along the way
that encouraged her move up the ranks.
“It was hard to leave my principal
position, too,” she admits. “It was hard
to leave that day-to-day interaction. But
I’ve been very fortunate. I love what I
do.”
When contemplating her next step,
Blow was attracted to the Orcutt School
District’s focus on arts education,
educating the whole child and the
district's charter school.
“To me [these elements] showed that
[the district] is innovative and willing
to try things,” she says.
Blow, who describes herself as “a

also attracted to the great weather and

Orcutt Pioneer ~ August 27, 2014
After several years of planning, work
has been nearly completed on the new
sidewalk on Clark Avenue. What was
once a narrow dirt path between Norris
Street and the Hwy 135 on-ramp is now
a paved sidewalk, complete with retaining
wall and curb.
On July 2nd, the Santa Barbara County
Public Works Department announced
that the County of Santa Barbara Board of
Supervisors awarded a contract for Clark
Avenue Safe Routes to School Sidewalk
Improvement to G. Sosa Construction,
Inc. for $182,000. A Federal Safe Routes
to School Program will fund the project.
Similar projects in Lompoc, Buellton,
and Guadalupe were also awarded
funding in 2012. A press release from
the Santa Barbara County Association of
Governments stated that “many school
district, PTAs and civic groups that
promote bicycle and pedestrian usage
participated in the process by either
submitting projects for consideration or
participating on the scoring committee.”
One of the early supporters of providing
a safer route for kids to walk to school was
OTORA president Steve LeBard, who told
the Orcutt Pioneer in 2009, “We have a
500 foot missing section of sidewalk at
the entrance of our town that has been a

missing link connecting Old Town Orcutt
to the greater Orcutt area since the town
was established in 1904. When twenty
to thirty students are walking down this
street at the same time, many are forced
to walk in the street. The area is shaded
in the afternoon and this in an accident
waiting to happen.”
The Public Works Department conducted
a study and found that “pedestrian traffic
is steady both before and after school and
students often walk in the roadway.”
Students from Orcutt Academy and
Orcutt Junior High now have enough
space to safely walk to and from school
and the general walking public can all
enjoy a nice, safe, paved sidewalk when
traveling down Clark Avenue.
The final, small piece of sidewalk that
will connect to the 135 on-ramp should be
finished by Caltrans when they do some
improvements to the overpass, according
to Public Works’ Matt Doberteen.
The Public Works Department expressed
their thanks to “local residents, businesses,
cyclists, pedestrians, and the traveling
public for their patience and cooperation
during construction.”

Exterior Doors
Lic. #874418
Whether it be a wooden, metal, fiberglass or a vinyl exterior door, they all have a
common denominator, they should be protected in their own way. The wooden and
metal doors should be primed and finished with two coats. Fiberglass and vinyl doors
are different because a manufacturer may ask for a latex primer and others, an oilbased primer. Some require no sanding or just wipe with a solvent based cleaner prior
to paint. Gentlemen, this is a case where we have to read the instructions. In all the
doors mentioned, make sure to finish all six sides, yes that means the top and bottom.

Big Time Quality!”
Imagine that you are lying on a soft,
blue yoga mat. Now imagine that this
yoga mat is under a gazebo surrounded
by trees. You breathe in and out as you
listen to the sounds of birds singing
and leaves rustling. Gentle music plays
in the background as a beautiful voice
begins to recite a poem: Unfold, open,
extend… find the greatest expression
of self there is residing in the corners…
If this sounds like a wonderful, relaxing
dream, it’s not. It’s Poetry & Pose’s
Poetry at the Park at Waller Park and it
is very real.
Poet and yogini Jenya Hubbard has
been practicing yoga for ten years and
recently completed her Prema Yoga
Teacher Training. In June she started
Poetry & Pose with the mission of
sharing the transformative powers of
yoga.
Also a math teacher at Orcutt Academy
High School, Hubbard had always been
open with her students about how much
she enjoyed yoga and even incorporated
breathing techniques in her classroom
to help with test anxiety. Three years
ago her freshman students began to
show enough interest to prompt the
formation of a Yoga Club, which is still
going strong.
When it came time to take the next step
in her yoga life, Hubbard started training
to teach. It was during this training
that she was given an assignment on
the eight limbs of yoga (yama, niyama,
asana, pranayama, pratyahara, dharana,
dhyana, and samadhi) for which she
decided to write eight poems.
“Poetry has been with me longer
than yoga,” she says. “I’ve been writing
forever.”
The idea of combining poetry and yoga
stored itself in Hubbard’s mind and
when she was throwing around names
for her new business, Poetry & Prose
came to the surface.
“It was a chance for me to combine
two things I love,” she explains. “I used
to only write poetry when I was feeling
inspired, but now I find that [the act of]
writing can inspire me as well.”
Hubbard composes a new poem for
each session to support her themes,
which have included Opening and
Releasing, Illuminate, Being Present,
and Breath for Energy. She bases these
themes on things that are resonating
for her at the time and coordinates the
poems and music playlists around them.
“I’ve gotten really good feedback,” she
shares. “It seems to intrigue people.”

Orcutt Schools Update
Feeling at Home in Orcutt
Dr. Debbie Blow, Superintendent, OUSD
Since coming on board as superintendent
of the Orcutt Union School District I’ve been
telling everyone how blessed I feel to be part
of the Orcutt community. My excitement
stems from my strong sense that this district
is a perfect fit for me, given both my personal
and professional background. In this, my
first Orcutt Pioneer column, I would like
to share a bit about why I’m so pleased to
be here.
Personally, I feel at home in Orcutt. The
rural, open nature of the Central Coast
has similarities with where I come from:
a ranch in southeastern Wyoming. I grew
up on a family-owned and operated cattle
ranch, riding horses, working cattle, raising
a large garden, and assisting in the meal
preparation for brandings, cattle trails,
and other ranch events. This lifestyle was
not unlike those who live on the ranches
and farms of the Santa Maria Valley and
surrounding communities. Much about
ranch life – not being afraid of hard work,
looking out for others, listening more than
talking –is deeply embedded in me, as it is
in many folks in this area.
As a girl, I attended a one-room schoolhouse
from kindergarten through eighth grade and
then a small, 360-student high school. This
allows me to be able to relate to the students
who attend our district’s rural campuses in
Casmalia and Los Alamos, and our smaller
high school.
Orcutt’s longstanding commitment to
the visual and performing arts also strikes
a chord with me. When I was a child, my
mother was so passionate about the arts
that she drove my brother and me from our
ranch to Wheatland, Wyoming (a drive of 25
mile each way!), for weekly piano lessons.
In high school, I learned to play the French

horn, became a member of the marching
band, and loved playing at concerts, football
games, and other school events. Due to
this, I majored in music at the University
of Wyoming.
As an adult, I have continued to be
involved in the arts. I was a music teacher,
led bands and choirs, and directed musical
performances. During my educational career
in California I have also been involved at
the state level in Visual and Performing
Arts Steering Committee work. I am,
therefore, enthused about being involved
with our Orcutt Children’s Arts Foundation.
Sometime in the future, I hope to sit in with
the district band’s French Horn section!
Professionally, I also feel at home here.
Our proximity to a military base is familiar
to me. For a time, I taught and was an
administrator in the Fallbrook Union School
District, which adjoins the Camp Pendleton
Marine Corp Base. Two of the schools at
which I worked were located on the base.
It is an honor to assist military families …
a duty that we in Orcutt happily undertake
when we teach the students of those serving
our country at Vandenberg Air Force Base.
I am also well versed in the world of
charter schools. In the district where I most
recently was superintendent, the Cambrian
School District near San Jose, four of the five
schools were district-run charter schools –
just like Orcutt’s charter school, the Orcutt
Academy. I strongly believe that charter
schools provide positive options in public
education for students and families.
A close-knit school district has always
Victorian
Stained Glass Works
suited me well, and Orcutt is no exception.
All of the school districts I have been part
of – including, more recently, the Encinitas
and Cambrian school districts – have been
smaller, community-oriented places that
feel like a family.
For all of these reasons, when I learned
about the opportunity to work in Orcutt,
I was intrigued. I visited this area, and the
more I learned about it, the more I knew
that this would be a perfect fit for me.
Then, the clincher was the district’s motto of
“Where a Dedicated Staff Means Kids Come
First.” Making children the No. 1 priority
is “true north” for me, so when I saw that
motto, I knew I wanted to be here. I am so
appreciative that the members of the Orcutt
Union School District Board of Trustees
have put their trust in me.
This school year, I will be working on
getting to know the staff, families, and
schools of this wonderful district. But I
also will focus on getting to know this
community. For my husband and me,
the first step was moving to Orcutt. We
are already marveling at how friendly and
hospitable the good folks of Orcutt and the
Santa Maria Valley are.
In the weeks and months to come, I hope
to meet a good number of you. You are
valued stakeholders in our school district,
and I will work to invite your input and
participation in our schools. Greetings,
neighbors!

Poetry
continued from page 3
Hubbard brings her traveling studio
to Waller Park several Sunday mornings
a month. Each one incorporates asana
(movement), pranayama (breath work),
mudra (hand positions), and mantra
(sound). Classes are free to attend,
though donations are accepted, and are
appropriate for any level of experience.
“The benefits of yoga really go beyond
the physical to the mental,” she says. “It’s
about creating habits of mind and body
and taking time to ground, center, and
focus. It’s great for strength and balance
and flexibility, but it also provides a sense
of comfort and inner peace.”
In addition to Pose @ the Park,
Hubbard is beginning a new session
at Tree Top Yoga called “40 Days of
Unfolding” beginning September 5th.
Classes will take place Friday evenings
for five weeks and include daily poetry
readings and meditations.
“I’m excited about this one!” she says.
“It’s something different. Everyone
will get a journal with forty questions.
They’ll come up with a goal, something
that they want to see happen in their
lives.”

Letters
Dear Editor:
I enjoyed your newspaper when I had
a nice breakfast at one of the restaurants
in "Old Town" Orcutt.
I grew up in Los Alamos. We used to
come to Orcutt to visit friends we met
at Santa Maria High School and the
Presbyterian Church. The OPC minister
was also in charge of our church in Los
Alamos. Two churches! What a job!
Now, I substitute teach in the
Elementary Schools in the Orcutt Union
School District.
AND
It's a wonderful school district. After I
graduated from UCSB, I taught for the
Santa Barbara City Schools, the FolsomCordova School District, Clark Country
Schools, Las Vegas, and then moved
back to this area. This is the best.
Thank you very much and please keep
your paper circulating.
Barb Brown
Dear Editor:
Please do not let the County Planners
mess with our town anymore. It is
obvious that they have no common
sense.
