THE TREMCO SOLUTION
With its distinctive blue-tinted glass
and stone, Azure’s sleek profile climbs
31 stories into the sky in Dallas’
Uptown district. The first luxury
condominium development of its kind
in Dallas, Azure has become one of
the most recognized icons in the area,
promising low maintenance, long-term
appeal and the ultimate in luxury.
Homes ranging from 1,085 to 9,700
square feet offer open-plan interiors
expanded by floor-to-ceiling glass and
grand terraces with romantic outdoor
fireplaces. Tying the deck coating used
on the balcony into the window system
required a transition that would ensure
a continuous seal to prevent anything
from marring the exquisite design and
elegance of these upscale residences.
Constructed primarily of glass to give the
building a sense of timelessness,
establishing a waterproof tie-in between
the silicone-based glazing system and
the urethane deck coating used on the
balcony was going to be a critical aspect
of the job. To ensure a solution that
would provide long-term compatibility
and adhesion, products from a single
supplier were preferred where
formulation and testing had already
been done for compatibility. This also
provided single-source accountability
and demonstrated experience dealing
with a multitude of similar tie-ins. The
ultimate goal for the glazing consultant,
waterproofing consultant and architect
was a solution provider rather than a
manufacturer and Tremco was able to fill
the bill.
Spectrem® 1 Silicone Joint Sealant, an
ultra-low modulus, high-performance, one-part,
moisture-curing sealant ideal for use on the
most demanding, dynamically moving joints.
With the broad range of product offered
by Tremco, technical local sales
representatives in all major markets
across the country, glazing specialists
and design engineering resources, the
solution was readily available. Extensive
testing had already been done and
applications were in place providing a
glazing system/waterproofing system tiein with proven compatibility. Tremco’s
Spectrem 2 Structural Silicone Sealant at
all sill locations, jambs and head of the
slider doors used with Vulkem 350/351
deck coating on the balconies and patios
ensured a continuous weatherproof seal.
Spectrem 3 Silicone Sealant also
provided a solution to prevent staining
of the building’s exclusive custom
limestone panels.

medium-modulus, one-part, high-performance,
neutral-cure silicone sealant ideal for a variety of
perimeter caulking and glazing applications.
Spectrem® 3 Silicone Sealant, formulated
with Tremco’s proprietary Advanced Silicone
Technology (AST™), combines the exceptional
weather-resistance of silicones with a
revolutionary polymeric system that virtually
eliminates dirt pickup and staining.
Dymeric® 240FC Multi-Component
Polyurethane Sealant, a solvent-free, fastcuring non-sag general purpose sealant specially
formulated for dynamically moving building
joints.
Vulkem® 350/351 Pedestrian Coating
System, an attractive composite waterproofing
system comprised of tough-curing liquid
polyurethane.
ExoAir™ TWF Flashing Membrane, a
composite sheet designed for use as a thru-wall
flashing.
Tremco® EPDM Dense Rubber Extrusions,
fabricated into gaskets and accessories for
use in sealing and glazing applications.
