Edgewood/Candler Park Station
MARTA’s overarching strategic goals for Transit Oriented
Development include:
• To generate greater transit ridership – a natural consequence
of clustering mixed-use development around stations and
along corridors;
• To promote a sustainable, affordable and growing future for
the people of Metro Atlanta; and
• To generate a return on MARTA’s transit investment- through
enhanced passenger revenues, greater federal support, and
development on MARTA property.

• Walking distance from Edgewood Retail Shopping Center to the
west, the Schwan’s Bakery to the east, with the surrounding
community primarily consisting of residential uses

– Prepare a concept plan based on previous planning efforts
– Facilitate stakeholder coordination

– 4-5 story mixed use buildings that are built around two separate parking
garages

Proposed Rezoning
• Charrette recommended rezoning to MRC
• Purpose of mixed residential commercial districts:
– Protect existing and developing neighborhood areas and building forms
and to preserve and restore existing, traditional and pedestrian scale
buildings in established, historic neighborhood districts, as well as
create new pedestrian oriented commercial nodes
– Encourage a balanced mix of uses to include proportionately significant
residential uses and to facilitate safe, attractive and convenient
pedestrian circulation
– Improve air quality by promoting walking and reducing the number of
vehicular trips and establish adequate parking requirements
• Special administrative permit requirement for building permits
