On Saturday, July 12th, Grandmont
Rosedale Development Corporation
is throwing a community picnic to
celebrate its 25th Anniversary. The picnic,
which will run from 11am to 3pm at
Ramsay Park, is GRDC’s way of saying
thank you to area residents for 25 years
of support and encouragement.
Twenty five years ago, GRDC was
an all-volunteer organization working
on the renovation of its first house.
Today, GRDC is one of Detroit’s
most accomplished community
development organizations with such
diverse programs as housing renovation,
commercial revitalization, home repair
assistance, a farmers’ market, streetscape
improvements, park renovations, a safety program, a
beautification program, and ongoing support of the
neighborhood associations.
With such hard work, we need to celebrate big! The event
will include food, games, and fun for residents of all ages.
“It’s going to be a great day of celebrating together,” says
Tom Goddeeris, GRDC Executive Director. “Bring your
kids, your appetite, and your neighborly spirit. Let’s celebrate
our community!”

HONORARY TREE PLANTINGS
Nine trees generously donated by The Greening of
Detroit will be planted throughout the Grandmont
Rosedale neighborhoods in honor of the five neighborhood
associations who work so hard to keep their communities
vibrant, and to recognize four individuals whose tireless
dedication to the Grandmont Rosedale community has been
vital to its continued success. GRDC is recognizing these
organizations and individuals with a variety of trees and cast
aluminum plaques indicating the name and the date of the
25th anniversary.
Farmers’ Market Season Opens
Thursday, June 5 was the Northwest Detroit Farmers’ Market
Opening Day! To celebrate its ninth season and its new location
at the North Rosedale Park Community House, 18445 Scarsdale,
the Farmers’ Market pulled out all the stops. Opening Day featured
an artisans’ market, live music, kids’ activities, and a raffle. In its
new location the Farmers’ Market has greater access to the many
activities occurring at the Community House as well as the beautiful
grounds. Many vendors returned this year as will the health
screenings and cooking demonstrations. New features of this year’s
market are yoga and chair stretching, food preservation techniques,
chess tournaments, chili cook-offs and Market Books, a lending
library where shoppers can take a book, leave a book, or even
read a book while they enjoy a snack from one of the food trucks.
Especially for kids are such fun activities as weekly workshops with
Home Depot, watermelon seed spitting, and pumpkin bowling!
The Farmers’ Market will run every Thursday from 4-8pm

Tom Goddeeris Receives Top Honor
On April 29, at the Building Michigan Communities
Conference in Lansing attended by over 1,500, Tom Goddeeris,
Executive Director of Grandmont Rosedale Development
Corporation, received the prestigious Terrance R. Duvernay
Award. This award is the Michigan State Housing Development
Authority’s (MSHDA) top honor for those who demonstrate
extraordinary “commitment to community development.” Each
year MSHDA selects a recipient from a list of nominations to
receive the award which commemorates Terrance R. Duvernay,
“a pioneer in affordable housing who served as executive director
of MSHDA.” Cathy Marshall, the outgoing Deputy Director of
GRDC, “nominated Tom because he pours his heart and soul
into this neighborhood and I thought he deserved some major
recognition for that.”
WHY TOM CHOSE TO LIVE IN GR
Tom’s relationship with the Grandmont Rosedale community
began in 1990 when he and his wife Mary Madigan looked for
a home in northwest Detroit. Expecting their first child, Tom
and Mary chose the Grandmont Rosedale area because, as Tom
says, “it seemed like a beautiful, stable, diverse, active community
with lot of kid-oriented activities.” After just a year in their new
home, Tom set his sights on making his community even more
stable, more active. Since Tom’s arrival at GRDC in 1991, he has
indeed showed ever increasing commitment to the community.
His dedication and plain old hard work have paid off. As Tom
remarked at the conference, “Our efforts at stabilization and
revitalization have been successful in helping us hold our own
even during the Great Recession.” GRDC has not only focused
on revitalizing the community by buying, renovating and selling
homes, but it has also broadened its mission of community
stabilization to address such additional needs as home repair

assistance, commercial revitalization, parks beautification, and
safety programs. Moreover, the quality of life in Grandmont
Rosedale has improved with GRDC’s Northwest Farmers’
Market, youth arts programming, and ongoing support of the five
neighborhood associations. We’re fortunate that Tom and Mary
chose the Grandmont Rosedale community as the place to raise
their kids. We’re doubly fortunate that Tom chose to dedicate his
time and attention to making our community one of the most
stable neighborhoods in Detroit. The next time you see Tom,
thank him, congratulate him, and ask him what you can do to
help GRDC with its mission to make Grandmont Rosedale a
great place to live.
Grandmont Rosedale Open House a
Great Success
On Sunday, May 4 over 400 prospective home
buyers attended the ninth annual Grandmont
Rosedale Neighborhood Open House. The
attendees were greeted by volunteers at the
North Rosedale Park Community House, where
they were given welcome packets and had the
chance to visit the several vendors and sponsors
who provided information about home buying
as well as information about the many services
available in Grandmont Rosedale. A residentnarrated bus tour took the attendees through the
five neighborhoods, showing off the beautiful
homes while also offering a bit of history on each
neighborhood. Attendees were also encouraged
to stop in any of the open houses to see for
themselves the quality of the homes for sale.
In all, 16 homes were available for purchase on the day of the
Open House. GRDC held open houses at four homes, including
two which were totally renovated using funds from the City of
Detroit Neighborhood Stabilization Program (NSP). GRDC
received offers on two of the homes that day! It truly was the most
successful Open House to date!

The Neighborhood Open House was co-sponsored by the
five Grandmont Rosedale neighborhood associations and
GRDC. Many thanks to 1st Merit Bank, Robinson Realty and
Management Group, and Dusing Security and Surveillance for
underwriting the cost of the event. Look for next year’s Open
House date in the March 2015 GRDC Update and be a part of
the excitement!

For the Second Summer, GRDC Offers
a Youth Creative Arts Program
This summer will be the second summer GRDC is offering a
creative arts program for Grandmont Rosedale area youth ages
13-17. This free, summer-long arts program will meet twice a
week, Mondays and Wednesdays from 1-5pm at the Chaney
Branch Library, 16101 Grand River.
Local artists from all over Detroit will work with the program
participants, getting them involved in a wide variety of creative
expression. For instance, CANVASxDetroit will offer an acrylicon-canvas workshop where the youth will experience how
they can impact their community through art. The participants
will also be encouraged to share their voices through literary
expression with the professional writers from InsideOut. Local
ceramicist M. Kay Willingham will demonstrate the process
of creating ceramic tiles. For those interested in theaterperformance arts, Go Comedy! Improv Theater will also host a
workshop. And then there’s also a photography scavenger hunt at
a sculpture park, and a trip to a gallery garage that features public
art, and a really exciting trip to a circus school, and a workshop
with a fiber artist and a group mosaic project for the Grandmont
Rosedale community! Whew! You get the idea: if creativity is
your thing, the Loyal to Your Soil Creative Arts Program is for
you!
SEVERAL FIELD TRIPS PLANNED
While most of the creative arts workshops will be held at the
library, there will also be several off-site workshops to which
transportation will be provided. The program will also make a
return trip to the Heidelberg Project. This trip was a favorite last
year. As Becki Kenderes, GRDC’s Sustainable Communities
Program Manager remembers, “the kids toured the art site, met
Tyree Guyton, and completed a found object art workshop at
his private studio.” It really is a special opportunity to meet and
work with working artists in the community. The students’ work
of the summer will be displayed in an art show at the end of the
program. Who knows? It could be the beginning of a career in

Special Assessment District
Ordinance Passes
By a unanimous vote, the Detroit City Council passed the
Special Assessment District (SAD) Ordinance on April 29. The
ordinance has since been signed into law by Mayor Mike Duggan
and Emergency Manager Kevyn Orr. The ordinance established
a mechanism through which neighborhoods across the city could
collect special fees for such services as snow removal and security
in their communities. The Grandmont Rosedale neighborhoods
were among the leading advocates for adoption of this ordinance.
COMMUNITY MEETINGS
A SAD Task Force, made up of representatives from each of
the five Grandmont Rosedale neighborhoods, will spearhead
the implementation process in our area and will hold a series
of community meetings to inform residents of the benefits of

the ordinance and to address questions and concerns. Once
the meetings are held, a petition will be circulated to property
owners in the Grandmont Rosedale neighborhoods. 51% of the
landowners must sign before the SAD can be approved.

as quickly as possible so that we may enjoy the benefits of having
a sustainable, comprehensive security plan and snow removal

Cathy Marshall Steps Down
as Deputy Director
After more than 17 years, Cathy Marshall is leaving
GRDC. While the decision to leave was difficult, Cathy
counts these years at GRDC as some of the most meaningful
of her career. During her tenure as Deputy Director, GRDC
greatly expanded its programming, staff, and influence. Cathy
has been an integral part of that growth.
CATHY LEAVES A LEGACY
One of Cathy’s fondest memories is of GRDC’s first
playground renovation. In 1999 GRDC partnered with
the North Rosedale Park Civic Association to renovate the
playground at the Community House. Supporters both within
and outside of the community contributed, fundraisers were
held, playground contractors were hired, and kids’ ideas were
collected. Finally, on a spring day, there was a ribbon cutting.
Cathy remembers that “glorious day. I was 8 ½ months
pregnant, we had raised way more money than we thought we
would, kids were swarming the playground, and everyone who
worked on the project was gathered around. I was so proud.”
Another, more recent ribbon cutting she remembers
fondly was the opening celebration of GRDC’s new building.
GRDC firmly established itself as a fixture in the community
with the move to Grand River. “We wanted to be more
central and visible. We took a huge risk buying, renovating
and moving here.

atmosphere. I loved
that day.” It’s possible
that neither ribbon
cutting would have
happened had Cathy’s
infectious enthusiasm
and optimism not been a
part of both projects.
Cathy is indeed
leaving big shoes to fill.
She is also leaving with
a bit of melancholy. “The
staff, the Board, the
volunteers, the donors - everyone has been so wonderful to
work with. I feel truly lucky to have landed in the middle of
such a fabulous group of people.”
Cathy is moving on, but don’t be surprised if she shows
up at a ribbon cutting or a grand opening. Like Grandmont
Rosedale, GRDC is family. You’re always welcome back home.
Many Hands Beautify Grandmont
Rosedale
Summer has arrived and that means beautification season
is in full swing. Several community-wide clean-up efforts
have already been held, starting with Detroit Partnership
Day on March 29. On that day 75 residents of Grandmont
Rosedale, along with 75 University of Michigan students,
collected more than 700 bags of waste. Next the Stoepel Park
Clean-Up brought residents, baseball players, coaches, and
Cass Technical High School students together to get the fields
ready for the new season. Trash Talkin’ kicked off its season on
May 24 with its usual coffee klatch at Always Brewing Detroit
before they headed out to pick up trash. This group will meet
every fourth Saturday of the month throughout the summer.
The Stahelin Mower Gang started their engines on May 15,
beginning their summer work of keeping vacant properties’
lawns cut. On May 3rd, the Motorcity Makeover volunteers
cleaned up Flintstone Park in Grandmont #1.
The Grandmont Rosedale communities are better for all
these efforts. It’s true that “Many hands make light work.”

Construction Begins on Grand River
Workplace
Renovations got underway in May on GRDC’s new business
incubator and co-working facility, dubbed the Grand River
Workplace. The facility, located at 19120 Grand River, will
combine affordable flexible office space, a pop-up retail storefront,
and small business support services in our location in the heart of
the Grand River commercial corridor.
The co-working space will provide access to wi-fi, business
equipment, conference rooms and meeting space in a
collaborative, friendly environment. Businesses interested in

Pop-up Retail and Public Art
Planned for Grand River
GRDC is co-sponsoring two programs this summer that are
sure to bring excitement to the Grand River corridor.
One program, co-sponsored by REVOLVE Detroit and
Charter One Bank aims to bring “pop-up” retail stores to two
locations along Grand River. A “pop-up” is a store that opens for
a short period of time in order to test the market for its product
or service. These businesses get to try out a location and interact
with customers for 90 days. The ultimate goal is to encourage
them to locate permanently in the community. Proposals from
businesses wanting to participate were solicited through June
15th. Winners will be selected in July and the businesses should
open in August.
The second program is also co-sponsored by REVOLVE
Detroit, but this time the Detroit Institute of Arts is also
involved. The goal of the Detroit Neighborhood Arts Program
is to use public art as a vehicle for promoting economic
development and commercial revitalization. Artists will be invited
to submit proposals for public art installations within the Grand

River business district. The
community at large will be
invited to provide feedback on
the proposals and will have a
voice in selecting the winning
submissions.
REVOLVE Detroit is an initiative
of the Detroit Economic Growth Corporation (DEGC) and
has successfully combined art and retail in other communities
to spur commercial revitalization efforts. “We are excited to
expand the REVOLVE program’s efforts in the Grandmont
Rosedale community,” said Michel Forsyth, business development
manager at DEGC. “This neighborhood has a thriving business
community, and we’re looking forward to getting entrepreneurial,
up-and-coming companies into these two pop-ups.”

Grandmont Rosedale Homes
in High Demand
“Homes renovated by GRDC are selling as fast as we can
finish them,” declared Executive Director Tom Goddeeris.
“Housing demand in our community is stronger than I have seen
in years.”
Attracted by high quality homes, affordable prices, and
a vibrant community life, home shoppers from across the
metropolitan region are flocking to Grandmont Rosedale.
GRDC has helped nine homebuyers find their dream homes in
the community already this year.
Several more renovation projects – ranging from a cozy two
bedroom ranch home to a stately four bedroom colonial -- are

Vacant Property Task Force Addresses
Dangerous Houses
GRDC’s Vacant Property Task Force has been a strong
advocate for the demolition of dangerous buildings in our
community. These efforts are beginning to pay off. In recent
months, 13 blighted and dangerous houses have been demolished,
mostly along Grandville and Stahelin Streets. More demolitions
are expected this year as the city of Detroit rolls out an aggressive
plan to address blighted property.
The Grandmont Rosedale neighborhoods have been targeted
for blight removal by the Detroit Land Bank Authority under
its Hardest Hit Fund program. This reflects the recognition that
blight removal and strategic demolition can have a stabilizing
effect on neighborhoods where the housing market is strong and
there is potential to attract new residents.
ENCOURAGING COMMUNITY ENGAGEMENT
The Vacant Property Task Force is now turning its attention
toward insuring that the vacant lots that result from demolition
do not simply become another source of blight. A communitywide workshop was held to inform residents of the changes to
Grandmont Rosedale and to introduce ideas for a comprehensive
reuse plan. At the workshop, The Greening of Detroit presented a
variety of green reuse strategies including planting a tree nursery,
urban wildflowers, or an urban prairie. Attendees were provided
a map with the planned and completed demolitions highlighted
and were then invited to share their ideas for how to reuse the
land. The Vacant Property Task Force is now developing plans for
greening and maintaining the lots. Plans are also in the works to
erect split rail fences at vacant lots to deter illegal dumping.

News Around the Neighborhood
NEIGHBORHOOD SAFETY MEETING
The monthly Neighborhood Safety Meeting will take
place on Thursday, June 26 at 6:30pm at the North Rosedale
Park Community House, 18445 Scarsdale. There will be no
Neighborhood Safety Meeting in July or August, but there will
be a Radio Patrol Recruitment Workshop on Wednesday, July 16
at the GRDC Offices, 19800 Grand River.
Neighborhood Safety Meetings and the Radio Patrol
Recruitment Workshop are open to the public. All are welcome.

GRANDMONT ROSEDALE NEIGHBORHOOD
FUND SET TO LAUNCH
GRDC and Opportunity Resource Fund have partnered
to launch the Grandmont Rosedale Neighborhood Fund,
specifically to support small businesses located in our community.
The fund offers residents and other interested stakeholders an
opportunity to invest in local businesses while earning interest
on their investment. $64,000 has already been raised to support
Grandmont Rosedale businesses over the next three years.

PROSPERUS TRAINING GEARS UP FOR FALL
CLASSES
This spring, twelve Grandmont Rosedale based entrepreneurs
were accepted into GRDC’s first ProsperUS Detroit training
class. Area entrepreneurs, representing industries ranging from
health and wellness to fashion design to marketing and public
relations, are participating in this 20-week program. One student
has already created 10 new jobs in the neighborhood.
ProsperUS Detroit is a place-based community development
program that empowers local entrepreneurs, operating on the
principle that every neighborhood has untapped talent and the
potential to revitalize itself and its local economy. The program
teams up with community organizations in targeted Detroit
neighborhoods to host its training sessions. Over the course of
the training, students develop a business plan, receive 10 hours
of follow up one-on-one training, and upon graduation become
eligible to apply for loans and technical assistance.
To learn more about the second ProsperUS cohort beginning
in Grandmont Rosedale this fall, interested entrepreneurs
should attend an informational meeting on Tuesday, August
12th from 6-8pm at the GRDC offices, 19800 Grand
