government is reflective of the change India wants.
The last financial year had been very challenging for the real estate
sector, with rising cost and a tight funding environment, which subdued
demand and impacted the companies in the sector. However, as the year
progressed, positive news began to flow, the considerable, much
awaited pragmatic reduction of the registration charges and stamp duty
in immovable properties has provided a huge relief to the people of
Assam. The liquidity in the banking system has also eased as the banks
have been reducing their home loan rates which are likely to rekindle
residential sales and have a positive impact on the real estate sector.

I am an NRI settled in New York. I wanted to buy a flat in Guwahati for my

Few years back, buying a residential apartment in Guwahati was a

As one more year has passed away, it brings us the prized opportunity
to issue the fifth edition of our newsletter “Subham i speak”. In this
informative bulletin we, as always, let you know about our latest
activities and progress during this time. It also presents us the
opportunity to convey key messages to our customers, colleagues and
suppliers about the value of their trust, satisfaction & confidence and
how they work as the pillars of our organization. Our introspection
about how we can enhance our services in any aspect is elaborated in
here.
The new government promises a better future for the Indian economy
and the real estate sector as well. Huge relief for the home buyers in
Assam due to reduction in registration charges and stamp duty in
immovable properties, rebate in home loan interest from 1.5 to 2 lakhs
are motivating signs already. Subham is into both residential and
commercial projects. In the last 3 years completion and handover of 3
projects, viz, Subham Parkview (2012), Subham Heights (2013) and
Subham Regency (2014) have taken place. We are proud to announce
that we are going to handover two big residential projects in Guwahati,
Subham Elite at Gandhibasti and Subham Greens at Lokhra Charali
comprising 254 and 345 apartments respectively and two Commercial
projects namely, Subham Redstone & Subham Bijay Crescent on G.S.
Road.

LIC Housing Finance Ltd, a premier housing finance
company of India is having a vast network of offices
across the length and breadth of the country and also
representative offices at Dubai and Kuwait. The
company is celebrating its Silver Jubilee year in 2014.It
enjoys the highest rating from CRISIL and CARE
indicating highest safety with regard to the ability of
service interest and repay principal.
In our country, population is on the rise, Land as a resource is limited. So land has
become more valuable than anything in India. The three basic necessities of life is –food,
clothes and shelter. A person is always ready to spend 50% to 60% of his month’s earning
to repay his EMI of housing loan whereas he may spend only 20% to 30% towards his
monthly bill for food. An individual, on the verge of retirement, is ready to invest his
whole life’s saving for a decent house or flat. As a result, Housing Finance Segment has
been witnessing a popular demand and an ever increasing growth across the country.
Again, there is a pool of customers, mostly affluent, who park their savings in second flat
as an option for investment.
The new government at centre, to fulfil people’s aspirations, has increased the rebate for
home loan interest from Rs.1.5 Lac earlier to Rs.2 Lac for self occupied houses. Again
the limit of Sec 80 C has been increased from Rs.1 Lac to Rs.1.5 Lac, creating some
space for exemption on home loan principal repayment. This will enable a home buyer to
save more on his tax liability.
At present LIC Housing Finance Ltd is offering home loans at the cheapest rate of
10.10%.The response from home buyers is overwhelming whether it is 25-30 Lac mid
segment or 60-70 Lac upper strata. Even there is unprecedented growth in above 1 Cr
premium segment . There is also growing demand of home loans for the purpose of repair
or reconstruction of existing houses or flats.
LIC Housing Finance also offers loans in Non Core Sectors which means loan against
Property, Loans against Liquid Securities & Loan against Rental Income. The interest
charged for these types of Loans is also quite attractive starting from-12.50% only .
Terms of the loan may vary from 10 years to 20 years. For Loan against property ,Loan
amount varies from Rs.2 Lacs to Rs.50 Lacs.People generally avail it for Children’s
Education /Marriage purpose ,Business Expansion , Purchase of another property etc.
There is a grand scope for budding Professionals for availing Loans upto Rs.10 Cr for
purchase / construction / extension / renovation of commercial premises or purchase of
equipments for own professional practices. Equitable mortgage of property/personal
guarantee of directors or partners (as applicable)/hypothecation of equipments (if they
are financed ) are used as security.
For loan against liquid Securities, loans are granted against Life Insurance
policies/NSC/KVP/FDs of nationalised banks etc. maximum loan granted is 95% of
surrender value of policies / face value of instruments.
For loans against rental income (rental securitization-LRD), applicants should be owner
of residential /commercial property. Properties should be leased out to PSUs/state or
central Govt undertakings/banks/FIs or reputed corporates. Security to be kept under this
arrangement is equitable mortgage of property, Deed of assignment of Lease Rental and
other usual Terms and Conditions.
LIC Housing Finance is also aggressively operational in the field of project finance and
corporate marketing. It has business relations with almost all reputed builders
/promoters/developers in all major and even in tier 2 and tier 3 cities. A residential
project, approved by LIC Housing Finance, attracts home buyers because of the brand
name of LIC HFL.
At LIC Housing Finance, it is a track record of Rs.1,39,000 Cr disbursement in home
loan through our 225 operating offices and 11000 representatives. It is very rightly said

Post Holi Meet
Celebration of festival of Colors
at Subham Heights
During the vivid festivity of Holi, Subham Group in association
with Subham Heights Society gave a formal convene to the
occupants of the project through Post Holi Meet on 23rd March
2014. It was our pleasure that we got an opportunity to extend our
gratitude to them by this occasion where the neighbours with their
family and friends enjoyed an evening of joyous entertainment. The
event was highly appreciated by the guests, their families and
friends. It was filled with sweet moments and colourful memories
where neighbours met other neighbours, friends greeted their
friends and kids amused themselves cheerfully.
Moveable Feast
Picnic Time! The entire Subham Team enjoyed to the fullest on the
day of office picnic. It was organised on 25th January 2014 in the
tranquil beauty of Brahmaputra shore. The day was filled with scores
of activities like singing, dancing and games. The day was absolutely
fantastic, fun and enjoyable.

SBI Property Fair
Subham in “SBI Property Fair -2014”, organised by Guwahati SBI
home loan sales team (HLST), at Ulubari High School ground, near
S.B. Deorah College. The fair continued for three days with a
footfall of more than 3000 visitors from 1st August 2014 to 3rd
August 2014. Along with Subham 20 other reputed real estate
builders and developers participated in the event. The property fair
provided complete home solution under one roof by its unique offer
of “in principle approval’’of home loan during the property fair
period.
Duliajan Property Fair
Subham Group participated in the “First Property fair” at Duliajan,
organised by Dream Maker Properties in November 2013. It was a
three day event from 15th to 17th November comprising of 20 stalls,
2 food counters for the customers, entertainment activity for each day
and free goodies for sporty kids. The fair brought together a team of
builders,construction companies, furnishing houses, home appliances
and accessories group to the people of upper Assam under one roof.

Shishu Sarothi, Centre for Rehabilitation and Training for Multiple Disability,
has been serving the cause of disability and the many special needs of persons
with disabilities in the Northeast of India since 1987. Shishu Sarothi engages
itself in education and rehabilitation, training, and employment, besides
protection of rights of persons with disabilities and has over the years
successfully transformed the lives of many in the region. In recognition of its
achievements, Shishu Sarothi received the National Award for Best Institution
(Additional) from the then President of India in 2004, and also the State Award
for Best Community Service from the Chief Minister of Assam in 2007. Its
Founder-Director Smt Mira Kagti was also honoured with the Rajiv Gandhi
Manav Seva Award in 2011 and its present Executive Director, Arman Ali, with
the National Award in Public Recognition for Outstanding Performance as Most
Efficient Disabled Employee, 1998 and IBN7 Super Idol in 2012.

Centre for Rehabilitation & Training for Multiple Disability
Shishu Sarothi began as one of the first schools for children with cerebral palsy
in the Northeast of India at a time when cerebral palsy, or for that matter any
disability, was stigmatized. Over twenty-seven years the organization has grown
from a two-child centre into a fine and vibrant institution that touches the lives
of families and persons with special needs all across the Northeast. Our efforts
would have not been possible had it not been supported by organizations like
Subham Planners Ltd. Our heartfelt thanks to Subham Planners Ltd. for
constructing staff quarters in the premises of Shishu Sarothi. The effort made by
organization like Subham Planners Ltd. would indeed motivate other

1. The importance of education for you?

socially & personally an indispensible part of human life.
However the inequalities in the standards of education are still
a major issue that needs to be solved as early as it could be.
The importance of education in our life cannot be ignored at
any cost. Education is the only way to get knowledge.
Vishwakarma Puja
In honour of Lord Vishwakarma, the festival of Vishwakarma Puja
was celebrated with full enthusiasm in Subham Group. Beautiful
pandals were decorated at Subham Elite, Subham Buildwell, Subham
Greens and Subham Redstone which gave a festive look on this
occasion. Employees wearing beautiful traditional attires came
together and created a bright moment of joy and happiness. The ritual
was followed by prayers and distribution of “prasad” at Subham
Buildwell.
