Aloha and welcome to the 28th Annual Building Industry Association of Hawaii’s BIA Renaissance
Building and Remodeling Awards. Since this event was established in 1986, it has evolved into a very
prestigious competition that celebrates excellence and recognizes the collaborative partnerships within
our industry. A total of 38 entrants participated in this 2013 event with submissions in construction and
design of new and remodeled, residential, kitchen & bath, commercial, landscape and outdoor living,
Hawaii BuiltGreen™, historical projects, public works and innovative design & construction division.
Entrants from Maui, Molokai and Oahu represent another exciting year of statewide participation.
The entries were judged on creativity, use of materials, environmental & sustainability, functionality,
design principles, value, interior space, overall quality and workmanship. These award winning
projects reflect a commitment to craftsmanship, a dedication to collaboration and an abiding respect
for the islands. As we admire the accomplishments of our 2013 entries, we recognize the importance of the thousands of professionals who
serve the building industry, and reflect on our mission to enhance the quality of life for the people of Hawaii. I am very proud and honored
to have served for the third consecutive year as the chair of this unique and significant industry event. On behalf of the BIA Renaissance

The clients wanted to build a modern interpretation of a classic beach house
by adding elements of serenity and elegance with warm natural textures
throughout their home. The exterior warm tone appointments include coral
stone cladding on the walls, aqua clay roof tiles, copper clad barrel roof vaults,
copper gutters, a copper-barreled porte-cochere and a structural glass railing
system that allows for unobstructed ocean views. The double story grand hall
and balcony level, supported by cantilevered steel beams, provide a dramatic
entry bathed in a natural light that flows through the clerestory windows. 12foot high pocketing electric doors open the entire Grand Hall to the infinity-edge
pool and outdoor barbeque area, which leads to a private white sand beach
and ocean access. The expansive professional-level kitchen features multiple
textures in soft neutral tones while the multiple bedroom suites feature interior
arched glass windows to capture the views. This ocean inspired beach house
offers a serene sense of place.

This luxury remodel transformed a dated, compartmentalized 60’s home into
an open, modern space, ideal for the flow of daily living, while showcasing
the owners’ extensive art collection. The exterior was softened and warmed
by replacing plywood siding with a new aluminum fascia, while the indoor/
outdoor flow was enhanced with a new lanai off the master bedroom, travertine
flooring and outdoor landscaping features. The removal of a structural loadbearing wall and dumbwaiter opened both the upper and lower levels. The new
gourmet kitchen, previously sectioned off from the family and dining rooms,
features an expansive island, ocean views and a stunning custom hand-blown
aqua chandelier made of recycled glass. The enlarged and open Great Room
features travertine flooring continuously through to the lanai for a seamlessly
outdoor integration. This renovation created a continuity of harmonious living
that incorporated new mauka-makai views, natural ventilation and an enhanced
ambiance that blurs the home’s boundaries.

This 8,000 square foot Easter Seals building was laden with hazardous materials,
termite damage and code delinquent issues. The goal of this renovation was
to stay true to the existing architecture of the old structure while creating
an environment conducive for learning. Hazardous materials were surgically
removed while beams, roof trusses, concrete slabs and retaining walls with
painted murals were salvaged and incorporated into the design. New roofing,
plumbing, electrical, acoustical ceiling, air conditioning and ventilation brought
the building to current energy-rated standards. Natural light flows into the
space with the addition of windows, solar tubes and skylights in each room.
The removal of dividing walls created openness and harmony between the new
commercial kitchen and the new expanded learning center. A new common
area created a covered open space to allow larger gatherings and events. This
remodeling represents the Easter Seals’ philosophy to work with existing
conditions and improve upon them.

The goal was to maintain many of the architectural highlights of this original
1937 Claude Albon Stiehl designed home while transforming a 75 year old 2,000
square foot structure into a completely retrofitted 3,000 square foot home to
last another century. New elements to match the original style included banded
horizontal exterior wall details, whitewash exterior, expansive use of glazing
which not only created focal highlights of downtown Honolulu and Diamond
Head, but also specifically targeted passive ventilation continuity with awning
windows strategically placed under the extra deep roof overhangs. An extensive
deconstructive demolition process, photo voltaic, solar hot water systems and
high efficiency double glazed window units incorporated sustainability. The
central space of the house now functions as the heart of the home with 16’foot
wide pocketing glass doors that open to a deck overlooking downtown Honolulu
on one side and the private residential courtyard on the other, a transformation
that honors timeless design.
