DEVELOPMENTThe community is planned to include approximately 6,000 single-family homes
PLAN: at completion. An amenity center with fitness center, pool, café, parks and walking
trails will be developed in Phase 1 to meet the needs of those who live there.
The model home village will be situated next to the amenity center to allow for
connectivity between the new-home information center and the homebuilders.
As the community grows, Elyson will also include proposed onsite Katy ISD school sites,
as well as a community-wide park and trail system connecting residential areas to retail,
commercial, and acres of open space.

A $50 capital assessment will be paid by the first homeowner when they purchase
a home from the builder - then by subsequent purchasers when the home is resold.
That amount is subject to change. These funds are intended to be set aside to build
capital funds for the HOA.

Community Location
Situated in Katy, Texas, Elyson is in one of the most active submarkets within the Houston area. Elyson is located
within the Houston MSA in the west area of Harris County, Texas, 6.5 miles north of Interstate 10, and 8.7 miles
south of State Highway 290 – immediately west of the new Grand Parkway.
With easy access to the Grand Parkway, Elyson residents will enjoy a variety of great shopping, restaurants, and
attractions. Residents will also have a short commute to the Energy Corridor (16.5 miles) and other employment
centers in west Houston.

Community Concept
Development Plan
Approximately 6,000 residential single-family homes are currently planned within this 3,642-acre community.
The community will offer a diverse home product mix by various homebuilders with designs that focus on key
architectural and outdoor living space details to attract the discerning homebuyer. Home design and development
practices will respond to buyer preferences and will include a diverse product mix to satisfy the needs of many
different types of families.
Elyson residents will have access to the highly-rated Katy ISD school district. In conjunction with the full housing
program being offered, Elyson will include Katy ISD proposed onsite school sites. Because of the long standing
relationship between Newland and Katy ISD and Newland’s commitment to education, Elyson will offer onsite
schools when possible to offer our residents the best possible educational opportunities.
The community is planned to include multiple recreation centers and over 750 acres of parks and open space.
The Phase 1 amenity center, Rorick House, will be open at the community’s grand opening. A community-wide
park and trail system will serve as a link to the residential areas and gathering spaces for residents with several
parks and trails interwoven throughout the community.

Community Landscape and Architecture Character
Located on the western edge of Houston, Elyson is situated in a dynamic region comprised of prairie and agrarian
landscape. The Katy Prairie is the region’s primary ecological system containing a diverse mix of grasses,
wildflowers, and bottomland hardwoods along stream corridors and coastal wetland assemblages that afford
rich aquatic and terrestrial wildlife habitat. Throughout history, a variety of working landscapes have developed
in the region, taking the form of farming practices such as rice fields, pecan orchards, and cattle ranching. Elyson
incorporates these influences within the community to achieve quality of life ideals for the residents and to
promote environmental stewardship.
The landscape design has integrated the region’s character within a variety of systems. The community’s detention
basins, streetscapes, parks, and community entries incorporate prairie and agrarian concepts to varying degrees
based on anticipated use and aesthetic considerations. The detention basins and overflow channels use wide swaths
of bottomland tree species, wetland and prairie grasses along their edges to promote water quality, decrease
maintenance, and create a meaningful sense of place. Upper slopes include expansive lawn areas to accommodate
varied recreational uses and are stitched together by a network of trails. Streetscapes include a mix of informally
arranged native shade trees at their edges while bio swales are introduced into medians through the use of sweeping
native grasses and emergent vegetation. The community entries will include monumentation and large planting areas.
A prairie style architectural vocabulary is used for the monuments and the resulting structures are framed by
ornamental grasses. Orchard like groves create a unique and strong backdrop for the entire composition. Once inside
the community’s neighborhoods, additional groves of fruit and nut bearing trees are set along trails and at the edge
of park spaces to convey the agrarian story. The entire landscape becomes a series of outdoor rooms with
distant prairie views, a close connection to productive landscapes, and opportunities for flexible recreation
and healthy living.
The architectural character of the homes in Elyson are inspired by prairie design as found throughout the community,
the Rorick House, park and trail structures, and the natural surroundings. The exterior architecture of the homes
will feature unique details true to the regional style and prairie environment. These details will aid in providing
diverse streetscapes and authentic character that both embrace the landscape and integrate local craftsmanship.
