Ranging from Studio to two bedroom apartments these are traditionally styled for a real Italian alpine experience. The location is fantastic with links to Cervinia and Zermatt from Valtournenche. It comprises of one main building which holds 14 apartments in it. There is then another building to the side which has an extra two units. The development was completed in summer of 2011 and there are just eight units available for sale. They range from studio to two bedroom apartments. The two studio apartments and two of the one bedroom apartments also have separate laundry rooms which, despite being legally classified as such (due to low light level and window size) are often used as additional bedrooms. There are windows in the basement rooms but they are at ceiling level. All the other apartments in the main building have a cellar space in the basement. There is also a communal laundry room in the basement There are options of joining units to make larger ones. Units 2 and 3 could be joined, removing unit 3’s cellar. You could join either unit 1 or 3 to part of unit 2, or join 8 and 9 to make a larger apartment. Currently there are two studio apartments, five one bedroom and one two bedroom apartments available. The materials used in this development are of a high quality and have been assembled to create a traditional feel. The exterior of the building is traditional with local stone covering the corners and roof covering. The garden is lined with flower beds and there are a number of evergreen plants to ensure they last through winter. The main entrance door is made from Walnut wood. Inside there are real wooden floors giving the rooms a modern clean edge. The bathrooms are tiled with top quality tiles. There are radiators throughout the units and a towel radiator in bathrooms. There is a thermostat in each apartment to ensure you can keep an eye on the heat level. In the basement of the property there is a wellness area. This includes a sauna and a Jacuzzi, ideal for relaxing on a long day on the slopes. Each apartment also comes with a parking space and an intercom with a button to let visitors into the property. Turin airport is less that an hour away Location The location of this development is ideal. It is in the little hamlet of Mayen located five minutes south of the Italian resort of Valtournenche. Although it is a little outside the main area it means that these apartments benefit from very peaceful surroundings. Valtournenche itself is a brilliant location on the Italian side of the Matterhorn; you can even ski over the mountain to the Swiss resort of Zermatt! Turin airport is less than an hour and a half’s drive, Geneva and Sion are approximately two and a half hours away. Great for late season holidays Resort information Valtournenche is one of a number of resorts that lies in the Val D’Aosta region. This is one of the most fabulous areas of the Italian Alps with Valtournenche sitting at 1524 m above sea level you are nestled into the alpine surroundings. Edging along the Swiss border it includes access to the impressive Matterhorn- the most iconic mountain of the Alps. Valtournenche is part of the Cervinia ski network which is ideal as one can ski to the prominent Swiss resort of Zermatt- a real treat! There are some of the best mountain restaurants in the Alps around Zermatt as well as incredible views of the iconic mountain. Foreigners cannot buy in Zermatt so being able to get there on skis alone is the next best thing. Valtournenche is a little hamlet set apart from the more imposing purpose-built resort of Cervinia. Linked to the ski system means that those in Valtournenche have the best of both Italian and Swiss skiing. It is close enough to Cervinia so you can visit the shops and activities but with the wonderful Zermatt link on the other side. Being a Hamlet it has a few shops and enough to keep you occupied. It isn’t a party place though, so definitely suited to those who want a more relaxing alpine retreat. If you choose to rent your property there are possibilities to rent through a local agency and local companies will also provide laundry and cleaning services for your guests. The purchase of an apartment becomes valid once the owner is registered in the Land Registry. All the purchase costs are payable by the purchaser. The costs for buying a property in Italy are high compared to other European countries and will be on average 13% of the purchase price. These are payable to the notary immediately after the final purchase deed has been signed. Finance Italian banks will lend up to 70% of the purchase price and interest rates on a tracker mortgage are currently around 3.5%. Purchase costs are calculated as follows: • 10% VAT on purchase price • 2,000 euros or 1.5-2.0% of purchase price for Notary fee, which ever higher. • 168 euros registration tax • 168 euros mortgage tax (even if a mortgage is not taken!) • 168 euros cadastral tax • Lawyer fees (optional-it is recommended to engage lawyer to ensure protection) – approx 2,000 euros or 1.5-2% which ever is higher. • ALL PURCHASE COSTS HAVE BEEN INCLUDED IN THE FINAL PRICE Part of Cervinia with access to Zermatt over the Matterhorn Winter The immediate area has 45km of slopes and then the whole Cervinia network is reachable by skis, giving you an area of 150km to explore. Most of the runs are at an intermediate level but there are some for more advanced skiers. This could keep you busy but the real highlight of this area is skiing over the impressive Matterhorn to the Swiss resort of Zermatt. Valtournenche and Cervinia are part of the “Skirama Breuil-Cervinia Valtournenche Zermatt” ski network, where it is possible to ski into Zermatt (Switzerland) going over the Matterhorn. Zermatt offers a huge ski area of 200km. There are slopes for every level of skier and they are some of the best and most stunning runs in the Alps. As foreigners cannot buy in Zermatt this is a great connection. Golf, hiking, mountain biking, and even glacier skiing! Summer Valtournenche in summer is all that you could want from the mountains. The towering Matterhorn still has snow at the very top giving the scenery a picturesque edge. For activities, golf enthusiasts will be pleased that there is a Cervinia golf course just 10 minutes away. Set at an altitude of 2050m this is one of the highest courses in Europe with spectacular views. There are fantastic marked walks in the area as well. The landscape lends itself to exploration either by foot or with a mountain bike. The scenery is the primary enjoyment; you’d be hard pushed to find more impressive views in the Italian Alps. If you really miss the skiing you can even head to the Plateau- Rosà glacier at an altitude of 3480 m. Here you can go skiing even during the summer months! For ultimate relaxation there are also wellness facilities located in a hotel ten minutes away which can be used all year round for a full luxury experience.
