280 Beach Walk waikiki, hawai`i 1 table of contents a new destination 03 vicinity map 04 waikiki district 05 lease plan - 1st floor 07 lease plan - 2nd floor 08 the experience of waikiki 09 contacts 10 2 a new destination 280 Beach Walk will add 31,500 SF of world-class, lifestyle retail program to the vibrant experience of Waikiki’s Kalakaua Avenue. Pedestrians will be greeted by a building composed of a series of two-story storefronts each accentuated by a dramatic glazed-tile roof form in a way that recalls the street-oriented building traditions of Hawai`i’s earliest places of commerce. A stepped articulation of the plan will orient each of the project’s seven retail units to directly address Kalakaua. Overall, the effect of these storefront offsets responds to the natural curvilinear geometry of Beach Walk as it creates a rhythm of repetition consistent with the buildings of the surrounding context. As a means to further enrich the pedestrian movements toward and along the proposal, specific storefront dimensions will be set to classic proportions of width and height that are familiar Gyotaku Gyo = Fish Taku = Impression Pronounced “GEE - OH - TAH - KOO” to human scale. In this way, the design approach suggests a relationship between elevation and roof architecture that functions to seamlessly tie 280 Beach Walk into both the urban form and individual experience of Waikiki. 280 Beach Walk will be the first LEED® (Leadership in Energy and Environmental Design) certified retail complex in downtown Waikiki. The thoughtful design is based on a pedestrian model that brings people, landscaping and the built environment together in balance. Energy and water conservation, reduced pollution and low environmental impact materials have all been considered in the design which incorporates some of the following features: rooftop solar photovoltaic panels, state-of-the-art irrigation system, water-efficient fixtures, energy efficient HVAC systems that avoid harmful refrigerants, low VOC emitting materials, bike racks with tenant changing room and shower, and land-use efficient underground parking with 33 stalls. “Gyotaku” is the ancient Japanese folk art of painting fish. The first Gyotaku were created to preserve the true record and size of species caught by Japanese anglers as far back as 1862. The first Japanese immigrants to Hawai`i were in 1868 and the art form of Gyotaku is used by many local artists to this day. 3 vicinity map Trump Tower 2100 Kalakaua Avenue 280 Beach Walk King Kalakaua Plaza Fort DeRussy Park 4 4 Kuhio Ave Convention Center/ Downtown 7 Kaiula ni Ave 6 Seaside Ave Royal Hawaiian Ave 1 17 2 8 15 5 16 Diamond Head/ Kapiolani Park Kalaka ua Ave 4 Fort DeRussy Military Reservation 14 18 Lewers St. Beach Walk ga Rd Sarato 14 12 10 33 13 Kaila Rd 9 RETAIL / RESTAURANTS 1 2 11 Hilton Hawaiian Village Hotel 4 5 6 h Nort 7 Waikiki District 8 12 13 14 Royal Hawaiian Shopping Center King Kalakaua Plaza - Furla - Niketown - Kate Spade - Banana Republic - Juicy Couture 2113 Kalakaua Avenue - The Cheesecake Factory - Lucky Brand Jeans - PF Chang’s China Bistro - Fossil - Cartier - Kimo Bean Coffee - Tourneau - Sunglass Hut - Bvlgari PROJECT SITE: 280 BEACH WALK - Fendi - Hard Rock Cafe - Hermes Burberry - Salvatore Ferragamo 15 2100 Kalakaua Avenue Louis Vuitton - Tiffany & Co. 16 Dior - Coach 17 International Marketplace - Yves Saint Laurent - Chanel - Gucci - Tod’s HOTELS - Bottega Veneta 3 Future Trump Tower - Hugo Boss 9 Halekulani Hotel Prada 10 Royal Hawaiian Hotel Max Mara 11 Hale Koa Hotel Outrigger Beachwalk 12 Outrigger Beachwalk - Roy’s 5 13 Parc Hotel - Ruths Chris Steackhouse 18 Sheraton Moana Surfrider Nobu 280 Beach Walk waikiki, hawai`i 6 T O G Sa A rat og aR Makai/Ocean oa d North Parking 33 stalls lease plan - 1st floor Mauka/Mountains 25'-0" 25'-0" UNIT 03 103 2610 SF Hard Rock Cafe 102 2383 SF UNIT 01 101 1693 SF 72'-6" UNIT 04 104 2667 SF 25'-0" 106'-6" Wyland Grille 106 5915 SF 110'-0 " 25'-0" 53'-0" 75'-0" 111'0 " 113'-0 " 111'-6 " Loading Dock B E A C 280 Beach Walk H waikiki, hawai`i W A L K 7 Kalakaua Avenue U T O G Sa A rat og aR Makai/Ocean oa d North Parking 33 stalls lease plan - 2nd floor Mauka/Mountains 36'-6" Loading Dock 100'-4" 132'-0" 75'-0" Hard Rock Cafe 202 8550 SF B E A LANAI 201-L 397 SF LANAI 202-L 1657 SF C 25'-0" 10'-0" 45'-0" Wyland Grille 203 4529 SF 280 Beach Walk H waikiki, hawai`i W A L K 8 Kalakaua Avenue U adding to the experience of waikiki Located at Waikiki’s west side, Honu Group’s retail development of 280 Beach Walk will bring enhanced vitality to the heart of Honolulu’s recreational center. In the immediate proximity of the Fort DeRussy Reservation, the prominent retail storefronts of Kalakaua Avenue, Lewers Street, and the new Trump Tower, this project will contribute to an emerging trend of redevelopment that defines a key gateway experience for Honolulu’s most active pedestrian district. Here, visitors and residents are introduced to a mix of urban and landscape moments that begin to blend one into the other in a manner that truly is distinctly Hawaiian. The specific experience of the proposal from Kalakaua will be enriched by its frontal rela tionship to a small public open space that places the project site in a unique position off of the street. From this point of view, 280 Beach Walk will be perceived both as a special destination within the district, as well as an important visual connection to the area’s revitalized ocean-side developments. 9 Inspired by Waikiki’s special sense of place, the design of 280 Beach Walk will emphasize this district’s sensibility to pedestrian scale through a carefully crafted architecture that celebrates a strong connection between its use, context, and climate. Its thoughtful design will be the first LEED® (Leadership in Energy and Environmental Design) certified retail complex in Waikiki which incorporates among other things, energy and water conservation, reduced pollution and low environmental impact materials, stateof-the-art irrigation system, and an efficient underground parking with 33 stalls. 2006 Statewide Stats: Total Visitors: Visitor expenditures: 7,461,299 $12.4 Billion (79.8% Hotel occupancy) 2006 O`ahu Visitor Statistics: Total visitors: US: International: Average Daily Census: Visitor expenditures: Plan to stay in Hotel: 4,606,438 2,827,042 1,779,396 85,752 5.7 Billion 3,473,792 (43% 1st timers/57% repeaters) Daily expenditures per person: Japanese: US West: US East: Canada: Europe Oceania: Other Asia: Latin America $267 $157 $181 $143 $169 $202 $208 $160 Waikiki’s share of tourism is approximately 50% of annual statewide tourism. contacts Developer: Honu Group Inc. 1001 Bishop Street, Suite 2800 Honolulu, Hawai`i 96813 v 808.550.4449 f 808.550.4403 www.honugroup.com Architect: Eight Inc. 55 Merchant Street, Suite 1420 Honolulu, Hawai`i 96813 v 808.599.4480 f 808.599.5576 www.eightinc.com For leasing information, contact [email protected]/808.457.1234 Contractor: Unlimited Construction Services, Inc. 1696 Haleukana Street Lihue, Hawai`i 96766 v 808.241.1400 f 808.245.6611 www.unlimitedhawaii.com Community Involvement, Marketing, Public Relations & Property Management: Honu Group Communications 1001 Bishop Street, Suite 2800 Honolulu, Hawai`i 96813 v 808.550.4449 f 808.550.4403 280 Beach Walk waikiki, hawai`i 10
