280 Beach Walk will add 31,500 SF of world-class,
lifestyle retail program to the vibrant experience of
Waikiki’s Kalakaua Avenue. Pedestrians will be greeted
by a building composed of a series of two-story storefronts each accentuated by a dramatic glazed-tile roof
form in a way that recalls the street-oriented building
traditions of Hawai`i’s earliest places of commerce. A
stepped articulation of the plan will orient each of the
project’s seven retail units to directly address Kalakaua.
Overall, the effect of these storefront offsets responds
to the natural curvilinear geometry of Beach Walk as it
creates a rhythm of repetition consistent with the buildings of the surrounding context. As a means to further
enrich the pedestrian movements toward and along the
proposal, specific storefront dimensions will be set to
classic proportions of width and height that are familiar

to human scale. In this way, the design approach suggests a relationship between elevation and roof architecture that functions to seamlessly tie 280 Beach Walk
into both the urban form and individual experience of
Waikiki.
280 Beach Walk will be the first LEED® (Leadership
in Energy and Environmental Design) certified retail
complex in downtown Waikiki. The thoughtful design
is based on a pedestrian model that brings people,
landscaping and the built environment together in balance. Energy and water conservation, reduced pollution and low environmental impact materials have all
been considered in the design which incorporates some
of the following features: rooftop solar photovoltaic
panels, state-of-the-art irrigation system, water-efficient
fixtures, energy efficient HVAC systems that avoid harmful refrigerants, low VOC emitting materials, bike racks
with tenant changing room and shower, and land-use
efficient underground parking with 33 stalls.
“Gyotaku” is the ancient Japanese folk art of painting fish. The first Gyotaku were created to preserve the
true record and size of species caught by Japanese anglers as far back as 1862. The first Japanese immigrants to Hawai`i were in 1868 and the art form of Gyotaku is used by many local artists to this day.

Located at Waikiki’s west side, Honu Group’s retail development
of 280 Beach Walk will bring enhanced vitality to the heart of
Honolulu’s recreational center. In the immediate proximity of the
Fort DeRussy Reservation, the prominent retail storefronts of Kalakaua Avenue, Lewers Street, and the new Trump Tower, this project
will contribute to an emerging trend of redevelopment that defines
a key gateway experience for Honolulu’s most active pedestrian
district.
Here, visitors and residents are introduced to a mix of urban and
landscape moments that begin to blend one into the other in a
manner that truly is distinctly Hawaiian. The specific experience of the proposal from Kalakaua will be enriched by its frontal rela
tionship to a small public open space that places the project site
in a unique position off of the street. From this point of view, 280
Beach Walk will be perceived both as a special destination within
the district, as well as an important visual connection to the area’s
revitalized ocean-side developments.

Inspired by Waikiki’s special sense of place, the design of 280
Beach Walk will emphasize this district’s sensibility to pedestrian
scale through a carefully crafted architecture that celebrates
a strong connection between its use, context, and climate. Its
