Profile of an SBA 504 Borrower - QBSolutions, Inc.
QBSolutions, Inc. was established in 2008 and is equally owned by Toni Himmelman and Joy
Luedtke. The company provides good, reliable, and trustworthy bookkeeping and payroll services
and offers a wide range of services to meet business and personal needs. QBS has experienced
significant growth in recent years and was bursting at the seams at its old location on Americana
Blvd. in Boise. Toni and Joy were referred to Deneen May at Zions Bank by their real estate agent
for assistance in securing financing for a larger building. Deneen thought that a 504 loan through the
U.S. Small Business Administration would be a great fit. Hence, in June 2015 Deneen and Zions
Bank partnered with Capital Matrix to assist Toni and Joy with the financing to purchase an existing
building located at 1333 W. Jefferson St. in Boise, Idaho. Relocation to a larger building will allow
space to hire additional staff to support the growth of the company.

SBA 504 Lender of the Year and Bank of the Year Announced
The 16th annual Capital Matrix Lender Appreciation Golf tournament was held on September 10, 2015. As in past years, following the
tournament, Capital Matrix announced that Zions Bank was the 2015
SBA 504 Bank of the Year. This award is based on the number of
SBA 504 loans approved through Capital Matrix and the SBA for the
period September 1, 2014 through September 1, 2015. Zions Bank
had seven approved SBA 504 loans.
Though the contest was close this year, Deneen May of Zions
Bank won the title of SBA 504 Lender of the Year with four loan
approvals. Toby Gozart of Idaho Central Credit Union was close
behind Deneen with three loan approvals. We really appreciate all of
our lending partners we had a chance to work with this year and look
forward to working with all of you in 2016!

20 Year Interest Rates Have Flat Lined at 4.90%
The debenture sale yielded an effective
interest rate on 20 year 504 loans of 4.90%.
September’s rate still remains low and flat
lined with August rate of 4.90%.
10 year debentures were sold in September
with an effective rate of 4.23%. This rate
dropped 9 basis points from the previous sale
(July 2015).
