All of us are full time, have families, and are involved in many ny areas area of our community, our schools, and our churches. We do everything possible to represent repres both buyers and sellers with honesty and integrity. This has been and always will be our way of conducting business. Lake Placid Real Estate has been under the same ownership since 1979 and we have weathered some good times and bad. In the beginning, there were about twenty people making a living as real estate agents and today that number is in the hundreds. We are grateful that we have been able to maintain market share sufficient to provide for our families and to live, work and play in this beautiful area. We are a full service agency with extensive “hands on” experience in all aspects of residential and commercial real estate. This includes the development of residential and commercial subdivisions, new home, professional office and town home design and construction, renovation of commercial apartment and office buildings, and a property rental and management division. One of our newest ventures includes the creation of an office to handle the resale of fractional ownership interests at The Whiteface Lodge. This is being overseen by Colleen Holmes who took a three year leave of absence from our office to work as the Director of Sales for this one hundred million dollar venture. Another new venture is the creation of a Community Land Trust and development of a nine acre parcel in the village to provide housing for the middle class. We are committed to addressing the extreme shortage of affordable housing, as we believe this is one of the most pressing problems facing our community. Thank you for picking up this publication. We are uniquely qualified to give sound, practical and valuable advice to buyers and sellers given our extensive “hands on experience”. This includes areas of zoning rules and regulations, taxes, mortgages, builders and contractors, and insights into area schools, churches, and numerous civic and charity organizations. We will provide you with the best, given the opportunity to do so. Phil Thayer President Copyright © by Lake Placid Real Estate, Inc. All rights reserved. Have you ever stopped to ponder what the attraction is? Most likely, you became smitten while traveling by the house quickly – perhaps in a fast moving vehicle. Despite only having the opportunity to quickly glance at the house, a feature or aspect of the house caught your attention enough to classify it as your “favorite house”. It may have been the style of the home or the color scheme of the house, however, most probably, it is the fact that the house has good curb appeal. There are many exterior details of a house that will create curb appeal. If you are considering listing your home for sale, prior to listing, it would be beneficial to take an objective look at your home. You only have one opportunity to make a first impression with buyers, and, in real estate, curb appeal equals more quality showings and generally a quicker sale. You can start by making sure that your property has an overall neat and clean appearance. It is important to ensure that your yard is as tidy as possible by mowing, trimming and raking the lawn, weeding the gardens, trimming and re-mulching the trees and shrubs and scooping up any pet droppings. You should also keep personal items (i.e. la- wn ornaments and children’s toys) at an absolute minimum as they detract from a properties overall appearance. Any chipped or peeling paint should be repainted and faded wood re-stained. Pressure wash any vinyl siding that is showing signs of dirt marks. Resurface your driveway if there are any sizeable cracks or pot holes. Sometimes adding small items to your property can also create curb appeal. In the warmer months, be sure to add a pot or two of colorful, attractive flowers to your doorstep. In the winter months, pots of nicely arranged evergreen sprigs can warm up the entryway. And don’t forget a fresh, clean door mat. Curb appeal will certainly add value and interest to your home. But it doesn’t end there. Once you get buyers to the door you’ve got to wow them on the inside. Declutter and depersonalize so the buyer can see themselves living in what was once your home and then you’ll be on your way to a quicker and more profitable sale. The word vacation - according to local legend - evolved from the word vacate. In thee 1800’s there truly was a summer ritual of “vacating” city homes and packing up everything rything for the annual trek to Adirondack great camps. These days, visitors still pack up p the family car, leave the mundane daily responsibilities behind and escape to the sanctuary anctuary of six million acres of unspoiled wilderness. Immerse yourself in our rivers and lakes or bask in the warmth of the sun on a mountain top. In no time you’ll feel your cares evaporate. The return to nature is complete. Although modern conveniences have changed some things, the unspoiled forests, tumbling rivers and lush green meadows remain a haven for those seeking solace. The only downside to an Adirondack summer vacation is that it can’t last forever. But at least you know that after spending some time with us, you’ll return home feeling recharged and ready to face the world with a renewed spirit. Rest, relaxation and rejuvenation is how the Adirondacks do summer vacation. Outdoor Adventures ◊ Ever since the days of New York governor and first conservationist, Teddy Roosevelt, the Adirondack Park has set the standard for the coexistence of nature and civilization. That tradition continues today with pockets of refined society and upscale resorts scattered throughout the six million acre “forever wild” rugged wilderness. Living in harmony with nature is what the Adirondacks are all about. Answer the call of nature and set out on the trail. With over 2,000 miles of trails in the Adirondack Park, you’re sure to find a hike to suite your taste. Whether your goal is to bag all 46 High Peaks or just take a leisurely afternoon stroll through the woods, the trail head starts here. Cool, clear ponds. Deep, dark lakes. Rushing, rambling rivers. No matter which is your favorite, the prevailing feature of the Adirondack landscape is water. Pick up a paddle and canoe or kayak on one of the many tranquil ponds. If high adventure sounds more your speed, white water rafting trips on the Hudson will literally take your breath away. 30,000 miles of rivers and streams and 2,000 lakes and ponds are more than enough water to set all your cares adrift. Make a date with a famed Adirondack Guide to take you on an authentic outdoor adventure customized to your interests. These licensed outdoorsmen can teach you to fly-fish, camp, canoe, or any other popular Adirondack outdoor pursuit you can think of. So load up a pack basket, pile in a guide boat and let an expert show you the best fishing holes only the locals know about. If you’re lucky, you may get to hear a tale or two of old Adirondack legends as you sit around the campfire. Chillin’ ◊ Whiteface Mountain in Wilmington isn’t just for extreme sports enthusiasts or adrenaline junkies. If spectacular views are what you’re after, the Cloudsplitter Gondola delivers up a great one of Lake Placid and the High Peaks from the top of Little Whiteface. Options for renting, buying, or partial ownership guarantee you can find a rustic retreat in your price-range. Heritage and Culture ◊ Our Adirondack history is older than the country itself. All along the Adirondack Coast of Lake Champlain is where the fight for our nation’s freedom was waged. Situated between Lake Champlain and Lake George, majestic Fort Ticonderoga was a major British checkpoint on the water route to the British-controlled Canadian provinces. Relive the battles of the French and Indian War at the Crown Point Historic Site Grand Encampment re-enactments. The Winter Olympic tradition is a big part of our Adirondack heritage even in summer. The Olympic spirit endures as Lake Placid still hosts world-class sporting events and remains a training ground for athletes all year round. Experience the magic of the Olympics for yourself as you watch ski jumpers perform aerial maneuvers and splash down into a pool, tour the rink where history was made with the 1980 “Miracle on Ice” or take a ride down the bobsled track at lightning speed. Take the family on a day trip deep into the heart of the Adirondack wilderness and visit one of our two great museums that celebrate the people, wildlife and history of the Park. The brand-new Natural History Museum of the Adirondacks in Tupper Lake, nicknamed the Wild Center, sees the Adirondacks as a model for the future by exploring issues of how humans and nature co-exist. The Wild Center invites children to learn by experiencing the living exhibits. At the Adirondack Museum in Blue Mountain Lake you can see a hermit’s cabin and watch demonstrations of traditional Adirondack crafts like carving a guideboat or weaving a pack basket. Essex County has two sites that are on the New York Underground Railroad Heritage Trail: the Old County Courthouse in Elizabethtown and John Brown’s Farm Historic Site in Lake Placid. Visit the farmhouse and gravesite of the abolitionist about the John Brown who is best remembered for his raid on Harpers Ferry. Learn abo rolee our area played in an important time in our nation’s history while exploring the hiking ng trails that criss-cross the farm. f WORLD D Photo by Rolf Schulte Courtesy tesy of The Lake Placid Essex County Visitors Visitor Bureau 21 U Using rocks in landscaping is not commonly thought of, but they can add beauty and style to a boring and bland yard. The different varieties of rocks will allow you to use them in many different ways to create the look that you want. Yards all over the world share the same look and feel. Many of them have the green grass, trees, and flowers in neat little flowerbeds. You do not have to go down this same landscaping road. There are many different things that you can use in your landscaping design to add beauty and interest. One of the materials not commonly thought of is landscaping rocks. ROCKS IN YOUR LANDSCAPING DESIGN By: Mr. Andrew Caxton {Sprucing Your Landscape} • To begin your landscaping adventure, you need to remove all of the grass. If you don’t use the green grass of your lawn, then why should you keep it? It only causes you more work. You can use a shovel or a tiller to help break up the soil and remove the rocks. This will also allow you to ensure that you have proper drainage for your plants and flowers or install an irrigation system to help cut down on your watering time. {Making Your Walkway Perfect} • A walkway is a great thing to add to your home’s landscaping design. It helps to enhance your home to have a separate walkway to your home. This will also help to keep your home cleaner by having a separate walkway so that your guests do not have to walk through your yard and bring dirt or debris into your nice, clean home. • You can easily use rocks or stone slabs to create a beautiful pathway to your home. Stagger the rocks or stones to help make the walkway safer and more secure. To add design and style to your pathway, you can make curves and bends. {Rock Stabilizing} • To stabilize the rocks in your landsca- 22 SUMMER 2007 I Lake Placid Real Estate The Magazine ping design, you will want to remove four to five inches of the soil underneath where you want to place the rocks. If you add a thin layer of gravel beneath each of the stones, this will help to keep your rocks stable for walking. {Adding Trees and Shrubs} • Adding shrubs and tress to your landscaping plan will help add height and texture to your lawn. After you have planted your trees and shrubs, you can fill in the gaps using smaller flowers and plants. Adding perennials to your rock landscape will give the area color and visual interest. You can then use river rock to fill in the smaller gaps between the flowers instead of mulch. {Finishing Touches} • To add the finished touches to your rock landscaping design, you can choose to include hanging plants or vines. Use the green vines to climb the porch or railing. This will give your landscaping more of a Tuscan feel. Creative stone features can also enhance your decorating design as well as statues. Choose the things that you enjoy for the perfect landscaping design for you and your family. It’s important to understand Agency Relationship, not only for your own knowledge but so the real estate process can go as smoothly as possible. Naturally you would think that the agent is working on your behalf and they are in a sense but only to a certain extent. The sales agent is actually the seller’s representative hired by the seller to list and sell their property. The sales agent’s fiduciary duties are to the seller and not to you as the buyer. You may enlist a sales agent as your buyer’s agent. In this case the sales agent would be working with your best interest at hand and their fiduciary duties are to you as the buyer. Can I sell my home myself even if I have entered into an agreement with a real estate broker? This depends on the type of listing agreement you enter into with your broker. There are three common types of listing agreements. If you enter into an Exclusive-agency agreement or an Open listing and you procure the buyer without involving a broker then no commission is due the broker. The Exclusive-agency is an agreement with a single broker whereas the Open listing allows you to employ as many brokers as you would like and you would pay a commission to the broker that produces a ready, willing and able buyer. This might sound like the way to go but brokers are less inclined to spend marketing dollars and time promoting your property because they will not earn a commission if another broker sells your property first. In an Exclusive-right-to-sell listing your broker is entitled to a commission if your property is sold during the listing term regardless of who procures the buyer. This is the preferred type of listing agreement by most brokers. Is your office a member of a multiple listing service and how would that benefit me? Yes, our firm is proud to be a REALTOR® member of the Adirondack-Champlain Valley MLS. The MLS is a powerful marketing and networking tool that we use daily to help us sell and buy property. If you would like to sell your property, our membership in MLS means that your property gets marketed to over 400 member sales agents all working to find a buyer for your property. If you would like to buy a property, we can input your requirements into the MLS database to generate a list of all the properties that meet your needs, then we can arrange showings to find you the perfect home or property.
