[email protected] Mike Boland, Manager, LCAM PROPOSED New Community Center The required number of votes BY OWNERS IN GOOD STANDING has to be 2/3 in favor of the total number of eligible homeowners to build a new Community Center. That number was not reached, so the Board is now considering proposals to rehab the current structure, which can be done without member approval since we are obligated to maintain all common elements. The problem now is, because there is so much known and unknown about what needs to be done to the current clubhouse, we need to find out what we can do that wouldn’t be considered a Capitol Improvement. Legal opinion is being sought to resolve this issue. Though postponing the event for a week because of the rain soaked ground was a challenge for organizer Sarah Del Rio, the event seemed to be a great success. Thanks to the many vendors who set up tables and provided games and entertainment . Many thanks to Sarah and her committee from Kidz Kingdom, for a wonderful day. BOARD NEWS TREASURERS REPORT The budget will be mailed out shortly along with assessment coupons for 2015. The Plantation Office gets a number of pieces of mail returned for lack of a good address, or phone numbers have been changed so the office cannot contact owners. Please contact the office at 969-3991 to update your current contact information. The Plantation has approximately 255 units in arrears, approximately 75 units in foreclosure, and 12 units on pay plans. THE PLANTATION IS A DEED RESTRICTED COMMUNITY All residences and other buildings, structures, and improvements in the subdivision cover by the Declarations will be constructed in a manner to preserve an attractive, unique and exclusive residential subdivision, with harmony in design and location in relation to surrounding buildings, improvements and topography, and with homogeneity in density, size, and materials of the structures, and appearances of all buildings, structures and improvements on any Lot, there is hereby created an Architectural Control Committee, (the ACC). BEFORE YOU MAKE ANY ARCHETECTURAL OR CONSTRUCTION CHANGE OR IMPROVEMENT TO YOUR PROPERTY YOU MUST SUBMIT AN ACC APPLICATION. Below are some of the most constant violations the ACC must deal with. Please note: Additions to your home must be permitted by Hillsborough County, and approved by the ACC to make sure the style is compatible to the architecture of Plantation. Roofing must be approved by the ACC. No metal or aluminum roofing is allowed in Plantation Check the paint color book in the Plantation Office for the approved paint combinations for your house, The Plantation follows the Florida Friendly Landscaping requirements allowing a minimum amount of rock ground cover, and encouraging plants that require little water Sheds must be fenced from street view and kept in good condition Pavers can be installed in the walkways in front your house with ACC approval Vehicles can only be parked on paved driveways. Cars are not allowed to be parked or stored in backyards Mailboxes must be kept in good repair with the house address visible Inoperable or unlicensed vehicles may not be stored in driveways, or on blocks If you paint your driveway, you must keep it in good condition or completely remove the paint. Remove any dead trees from your property Some of the DO NOT’S ARE: Do not put artificial vegetation in your yard Do not drain pool water into the lakes, or pump water from the lakes Homes are for single-family residential purposes only, do not rent rooms out. Do not let your pet run loose. Pets must be registered with the County, and you must clean up after them. Do not leave your trash cans in front of your garage or in the open if you can put them behind a fence Do not discharge weapons or fireworks on any lot or Common area. These are just a few of the do’s and don’t enforced in this subdivision. The purpose of Deed Restrictions is to maintain well kept, nice looking neighborhoods we can all enjoy. A house is a big investment for everyone. We currently have around 900 emails that Newsletters are sent to. 3 4 PLANTATION COMMUNITY CENTER ARCHITECT’S SUGGESTED RENDERING FOR NEW CLUBHOUSE FAILED TO PASS REMODEL OF CURRENT CLUBHOUSE IS BEING RESEARCHED New updates will be posted regularly regarding progress on the renovated Office and Community Center. Hopefully by our next edition we will be able to give our owners a plan for the work that will be done. UNITED STATES POSTAL SERVICE Because of varying road and curb conditions, the Postal Service™ recommends that you contact your local postmaster for approval of the location of your mailbox before you put it up. Put a roadside mailbox where a carrier can safely reach inside without leaving the truck. That means positioning it about 41” to 45” off the ground and back about 6” to 8” from the curb. In the absence of a raised curb, contact your local postmaster for guidance. The house number should be clearly displayed on your mailbox. 4 4 5 6 Mortgage Relief for Distressed Homeowners To help the millions of homeowners whose Federal Housing Administration (FHA) mortgages are threatened by foreclosure, the FHA established the Home Affordable Modification Option, or FHA-HAMP. Homeowners approved for this program could have their monthly mortgage payments reduced significantly. Homeowners may only apply for FHA-HAMP once. And although they are not required to have equity in their homes, to be eligible for the FHA-HAMP mortgage payment reduction, homeowners must: Reside in the properties they own. Have a mortgage that is at least one year old. Have made at least four mortgage payments. Have mortgage payments (including taxes, insurance and homeowners/condo fees) that exceed 31 percent of their gross income before deductions. Be delinquent on their mortgage payments by at least one month. Have an unpaid principal on their home that is less than $729,500 ($934,200 for two units; $1,129,250 for three units and $1,403,400 for four units—The Department of Housing and Urban Development, which works with the FHA, defines a unit as “a habitable living unit added to, created within, or detached from a single-family dwelling that provides the basic requirements for living, sleeping, eating, cooking, and sanitation,” such as a mother-in-law suite). Other requirements and considerations—such as the amount of the monthly mortgage payment in relation to the applicant’s debt ratio—may need to be satisfied before a mortgage reduction can be approved. For instance, a homeowner applying for FHA-HAMP must have a cumulative debt, including second mortgages, credit cards, car loans and leases and any other installment or revolving accounts, that is no more than 55 percent of his or her household’s monthly gross income. To determine eligibility or to apply for the FHA-HAMP, homeowners should contact their existing lenders or the U.S. Department of Housing and Urban Development’s National Servicing Center at (888) 2978685. Applicants will be asked to provide proof of income, a hardship letter explaining the circumstances of their financial difficulties and a list of monthly expenses with supporting documentation. To avoid scams, homeowners are reminded that HUD’s counseling services are free and are cautioned not to pay anyone to prepare their intake packages or applications. FLORIDA HOME PARTHERSHIP Florida Home Partnership is a not or profit corporation providing affordable housing in Hillsborough County for over twenty years. The program provides financial assistance to eligible homeowners in Hillsborough County for making needed repairs. The assistance is provided in the form of a low interest loan or grant depending on the cost of the rehabilitation. If the rehabilitation cost is less than $15,000, the funds are a grant. This is not a home remodeling program, but is intended to help homeowners correct items that do not meet the Minimum Housing Standards of Hillsborough County. Florida Home Partnership will work with the homeowner to create construction specifications for contractors to bid on and monitor the contractor’s work on the home with the owner, as needed.
