Tombolino stands elegantly in the dappled sunlight under a

Add to this the undeniable appeal of the fresh, local cuisine
with its emphasis on seafood and the world-famous Super
Tuscan wines from nearby Bolgheri that have forever put Alta
Maremma on many a bucket list. And of course being
Tuscany, there is plenty of culture, history and art to ensure

One of the great appeals of Tombolino is its simple
accessibility. The beach is sandy and reached by a
meandering and absolutely delightful walkway through the
airy woods and across low dunes to a private changing area
beyond which lies an unbroken expanse of sandy beach
reaching from Migliarino to San Lorenzo. These are private
beaches meaning they are not developed by beach clubs but
are open to beach walkers. You can enjoy a casual picnic on
the beach and arrange for kayak and standup paddle board
rentals to facilitate your enjoyment of the waterfront.
Another exceptional feature is Tombolino's direct access to
village life. Leaving the private, gracious enclosure of the
estate itself, you walk or bike the flat terrain to the local
village in five minutes. There you will find all manner of
distraction and entertainment; a big playground, tennis
courts, live music and bars. You can dine out, do a little
marketing or simply wander around happily enjoying your
gelato.

Tombolino has an exceptionally gracious design and layout,
outside and in. The grounds are extensive and diverse
comprising a fruit orchard, vegetable garden, formal gardens
with hedgerows, open lawn with planting beds plus the
natural woods and dune environments. All together it makes
for a beautifully kept private park allowing plenty of room to
play and explore and enjoy the various settings.
Immediately surrounding the house are thoughtfully
furnished terraces; A front terrace for breakfast in the soft
light of morning and a primary teak-floored seaside terrace
built around a mature umbrella pine for shade with both a
sitting room and covered dining area. There are glinting views
of the sea beyond the wooded dunes ahead.
The house itself is luminous and furnished with a light and
bright colors as is suitable to a summer home. The
decoration is the owner’s eclectic style; they enjoy vacationing
here with their family and therefore ensure a very high
standard of finish. A complete refurbishment within the last
five years ensures the appointments are fresh and the
infrastructure up-to-date with radiant floor cooling. The
layout is ideal with principal bedrooms sharing a terrace
towards the sea and all bedrooms are ensuite.
Days at home at Tombolino can easily be balanced by an
interesting Tuscan itinerary appealing to those interested in
art and history as well as local food and wine. Sport
enthusiasts can enjoy the range of hiking, biking and
comprising both antique hill-towns and large cities.

ITINERARY RECOMMENDATIONS
• The Alta Maremma is situated along the Tuscan Coast
south of Pisa and Lucca, two centers of history, art and
culture. We offer both guided visits to these historic centers
as well as excursions that can be done by mixed-age groups
on bicycle.
• For those already familiar with the Super Tuscans, La
Civetta makes an ideal base for deepening your knowledge of
these exceptional wines. We highly recommend enjoying the
company of a trained sommelier for an evening at home or a
private guided winery tour.
• The Etruscan Coast offers some 90 kms of sand beach and
a range of options for outdoor fun. Windsurfing, kite-surfing
and SUP rentals are available.
• The Maremma is rich with local culinary traditions being
restored and enhanced through the influence of the Slow
Food movement, which was founded in Italy. Seafood is the
basis of the local cuisine and there are weekly markets to
explore with a cook who can then work with you to a tasting
menu at Tombolino.
• The Puccini Festival in Torre del Lago is one of Italy's great
opera festivals, running in July & August. Closer to home,
head out for an evening of summer fun Italian style at the
local clubs of Marina di Bibbona.
• Tombolino is very well suited to families who want a
vacation that includes plenty of relaxing fun outside for
children of all ages. The local village of Marina di Bibbona is
host to the well-known La Pineta seafood restaurant as well
as a full complement of shops and casual dining options.
• The Costa degli Etruschi extends from Livorno to Pisa and
is known for its wealth of Etruscan ruins. Many are humble
grass-covered knolls. Some are more evident. A guided tour
of Etruscan settlements is highly recommended and works
for all ages.

WHAT TO KNOW
• Radiant floor cooling and heating throughout the house.
This system will maintain a comfortably cool indoor
temperature if the windows, doors, shutters and curtains are
kept closed during the heat of the day. Generally there is
always a breeze although there can be brief periods in the
summer that are quite hot. The system cannot blast cold air
into a room. Please discuss your needs for AC before
booking.
• Complimentary WiFi provided with good coverage on the
ground floor and main terrace. Please note there may not be
consistent coverage throughout the property. Please discuss
your particular connectivity needs before booking.
• House is approximately 200 meters to the sea; access the
beach via a lovely path through the woods that is completely
accessible to people of most any age. During July and August
the nearby camping grounds have music every evening from
9 pm to midnight.
• There are no window screens. Baygon is provided for the
outlets and works quite well. The presence of mosquitoes and
other insects is variable based on the weather and season.

• There are two additional apartments on the property, which
may have guests during your stay, one of which comprises a
separate lower level of the Villa. The spaces described in the
Property Description are private to you with the exception of
the entrance gate and drive, and beach paths. There are
separate and private parking areas for the Villa and the two
apartments. One apartment shares part of the path to the
beach and passes fairly close to the pool (which is private to
guests of the Villa). The grounds are very spacious with trees
and shrubs to enhance privacy.
• No more than 12 adults and up to 2 children are permitted
on-site at any one time. Please note there are low clearances
in the Mansarda for children, and there is a gate over the
stairs. The other single is up a spiral staircase. Please discuss
your specific group configuration with our office directly
before booking. The owners retain access to a lower level
apartment, please inquire before booking.
• Saturday - Saturday rentals. Arrival time is 4 pm- 5 pm;
departure time is 10 am.
Upon arrival, you will be met by a Homebase Abroad
Concierge who is available to you throughout your villa stay,
and will be your first point of contact for any questions and
additional requests regarding both your villa and itinerary. We
