We conceptualize, create, market and manage unique properties that bring new life and new possibilities to places. Our company, founded over 25 years ago, is the successor to Terranomics Development, upon whose 30 years of success we build. We take a fresh approach to every project to complement and add value to the specific environment. The company and its principals have developed or redeveloped over 3,500,000 square feet of buildings and currently hold approximately 2,250,000 square feet of retail, office, hotel and residential properties. Metrovation has transformed previously underutilized areas into thriving communities infused with economic vitality. From Downtown Red Bank and The Grove at Shrewsbury in Central New Jersey, to the Ironworks District in Oakland, California and Crossroads in Bellevue, Washington, our properties have revitalized their neighborhoods, communities and regions. Metrovation combines a market-driven approach with intense hands-on management and leasing. We build success by developing the right mix of tenants to achieve long-term stability, value and adaptability to market conditions. We do this in every project we undertake, whether it’s a retail, office or mixed-use development. Our driving force is to make places vital. Slightly unorthodox, always original, Metrovation has created compelling, energetic properties that stimulate growth while remaining true to the character of the communities in which they are located. Anderson Building · 11 Metrovation CO R E I N V E ST M E N TS Downtown Red Bank Red Bank is a prime example of Metrovation’s commitment to enhancing downtown environments. During the development of The Grove at Shrewsbury, we got to know Red Bank—just one mile away. At that time, Red Bank was struggling with many vacancies, but we saw great potential Metrovation continues to be a prime factor in the transformation. Our East Coast partner and company President, Chris Cole, has served as president of RiverCenter, the business improvement district formed by Red Bank merchants. Red Bank and Metrovation’s lifestyle center, the Grove at Shrewsbury, have developed a close relationship which includes cross marketing. for transformation. We began acquiring properties on Red Bank’s main thoroughfare, Broad Street. Since our first acquisition, we have purchased and renovated four Navesink River cornerstone properties. Three Metrovation properties have 35 RI won Downtown New Jersey Excellence Awards. 25 BRIDGE AVE E ST Current Projects BR AN BR OA D ST MAPL AR DEN S TAT E EXIT 109 RD 55 BROAD ST Red Bank AV E G BR ID GE 13 R 21 EAST FRONT T TS 7 BROAD ST ON R F 20 BROAD ST 40-42 BROAD ST WEST SIDE LOFTS ANDERSON BLDG VE CH AV E Past Projects Red Bank is riding the crest of a stunning rebirth, drawing attention from national publications for its friendly, fun and eclectic community. Smithsonian magazine describes Red Bank as a New Jersey river town that has “transformed itself into one of the hippest enclaves on the East Coast.” Metrovation’s current Red Bank projects include 21 East Front Street, a seven-story office building built in the early BROAD 1960s. While completely renovating this office tower, we restored the 1893 building located on the street in front and incorporated it into the project, along with a new three- Shrewsbury story building which complements the scale of downtown Red Bank’s streetscape. From the first year of operation, the average sales for fashion retailers have increased each year. The Grove at Shrewsbury is Metrovation’s premier property in Central New Jersey. It is the dominant center in the region, serving the high income households in the Monmouth County region and beyond. The 150,000 square foot lifestyle center is a magnet for upscale shoppers who enjoy its gardenfilled streetscape environment. The Grove’s development and success led to Metrovation’s involvement in nearby Red Bank. Here we have been a major factor in revitalization of the downtown with the development of several key properties on Broad Street and beyond. Metrovation developed another successful lifestyle center south of Red Bank in Sea Girt, New Jersey on Highway 35. Brook 35 Plaza has helped define a newly emerging region.
