Project Introduction and Goals
PASEO del ORO is a proposed mixed use development located in
the Town Center District. The Project is a mix of small lot single
family residential homes and commercial buildings designed to
be a landmark place that serves as a model for future design
quality and development expectations in the Town Center. The
Project considered the scale and mix of uses that would best
complement the adjacent single family homes and the guide lines
of the Town Center. The PASEO was chosen to accentuate the
pedestrian and vehicular connectivity. The craftsman style of
architecture will provide flexibility and a sense of place and
positive identity between the residential and commercial.

Residential Component
The Project is proposing a small lot subdivision. The primary advantage for the
homeowner of a small lot versus a condominium is the ability to own the fee simple
interest in the land. The Project has a high quality of design, well-articulated entities
and facades, proportionate windows for privacy, built with quality building materials
and well landscaped. The Project will be secure yet accessible through instigating

pedestrian elements into the design such as paths, seating, open space, and enhanced landscaping. The
primary vehicular access located on Church Avenue is aligned with the Northern property line of the Buster
property to the West and secondary access was aligned with Foster Avenue. The front door of the units that
face Church and Buckeye have the street complementing the adjacent residential uses. The units that are
located on the Paseo have a front door overlooking the well landscaped public Paseo.

Commercial Component
Commercial component is designed to compliment the overall theme of the Town Center. Although we do not have a
tenant at this time this project will set the architectural theme and provide for the future design qualities, building
materials and landscaping to compliment the residential component. Craftsmen architecture will be flexible enough that
it will allow a variety of features, all able to be modified to accentuate either residential or commercial. Individualism
and non repetitive styles will be complimentary
but different. Sidewalks and paths will extend to
Sensitive integration of entries, parking lot layout,
pedestrian circulation and buildings
the adjoining neighborhoods and allow residents to
walk or bicycle between living area and retail
services.
Our goal is to ensure that the Project
maintains a mix of attractive services to Highland’s
population boosting activity during the day and
evening hours.
Effective use of open space
Placement of structures to facilitate pedestrian activity and convey a visual link
to adjacent residential development
