Maas Bank Apartments Address Plein 1992 12 6221 JP Maastricht Netherlands . An impressive example of urban projects in the Netherlands is the successful development of the former Sphinx-Céramique factory site on the eastern bank of the river Maas. The site measures 22 hectares in total. In less than 5 years, numerous buildings have arisen here: the Bonnefanten Museum with its Wiebenga hall, Het Vervolg theatre, Plein 1992, offices, apartments and the Centre Céramique with the municipal library, the municipal archives and the European Journalism Centre. Conceptually the apartment complex forms part of the staggered defensive walls – see the natural stone plinth (unpolished shell limestone) that even forms a ‘mock façade’ at the water’s edge as an extension of a quayside wall. The finishing of the interoir is luxurious: natural stone and stained high-grade veneer. photo: Naomi Schiphorst . Project is public! . Completion 2001 Architect Client Jo Coenen 3W Vastgoed Contributed by MI_MOA . . . . Opening hours Only the Michelin star restaurant Beluga on the ground floor is open for the public. Transformation of Wiebenga Hal Address Avenue Ceramique 226 6221 KX Maastricht Netherlands . The Wiebengahal, the remains of the hall complex of the Sphinx factories designed by J.G. Wiebenga in 1912, stands in front of the Bonnefantenmuseum in Maastricht, The hall has a concrete skeleton with infill and it boasts the first concrete-shell roof in the Netherlands. During the construction of the Bonnefantenmuseum the hall was renovated by architect Aldo Rossi and given a new façade and stairwells. The large window panels with closed lower walls on the Avenue Ceramique side designed by Rossi were replaced by floor-to-ceiling, steel-framed panels reinforcing the relationship with the public space. This created a display window for the offices and public functions (former location of NAi – Maastricht). The preservation of the building's industrial character was an important point of departure in the design: the rough concrete construction had to remain visible. For this reason the partition walls are lit from above and the installations are designed to be well-ordered and visible. photo: Marc Dorleijn . Project is public! . . . . . . . . Kruisheren Cloister Address Kruisherengang 19 6211 NW Maastricht Netherlands http://www.kruisherenhotel.nl . Situated in the centre of Maastricht is the former 15th century Kruisheren (Crutched Friar) monastery. Together with the monumental Gothic church, this complex has been transformed into a very special designer hotel. It is a unique place, in which antiquity and modern design are interwoven; yet, at the same time, architectural contrasts between the past and the present are very clear. The designers often walk the tightrope between dignity and blasphemies. During the French Revolution, it served as a barracks and arsenal. Early last century, Victor de Stuers esquire and the architect Cuypers took pity on the complex of buildings, which had fallen into a state of disrepair. Following major renovations, the buildings were put into use as a National Agricultural Research Station. Late in 2000, Camille Oostwegel took the initiative to save this unique building from ruin. Large-scale renovations transformed it into a luxurious, contemporary designer hotel, retaining respect for the past. . Project is public! . Office building Il Fiori Address Avenue Ceramique 201-241 6221 KX Maastricht Netherlands http://www.kfn.nl . Opposite of Aldo Rossi’s Bonnefanten Museum the site, in effect a left-over corner, suggested no more than a building doing duty as an angular wall to screen off the residential area beyond from a quirky square at the front. Il Fiore means ‘blossoming’ or flowering, and this is what the building is supposed to be representing. Hertzberger says: “The transparent front buildings contrast fully with the all but blank wall they are attached to, like blossoms standing out from a branch.” At two points the building is elevated, to open up to the neighbourhood behind. The ceramic façade of these bridges refers to the history of this former industrial area. photo: Marieke Mannens . Project is public! . . . . . . STOA Address Bellefroidlunet 1-52 6221 KN Maastricht Netherlands . On the Charles Eyckpark lies a long housingblock of 300 m with luxurious apartments overlooking the River Maas. The Swiss architects Luigi Snozzi and Aurelop Galfetti designed this superstructure, after winning an international competition. By using a strict but carefully chosen repetition of vertical object, a chain or sequence is made that creates a very serene and calm composition on the river bank. The block is opened up at several different places, to connect the park and de street behind. The structure does not have a front or back side; that is why Snozzi decided to give both a different structure and texture in the façade. photo: Marieke Mannens . Project is public! . . . . . Book Shop Dominicanen Address Dominikanerkerkstraat 1 6211 CZ Maastricht Netherlands http://www.selexyz.nl/ . With only 750 m2 floor area to use and a program of 1200 m2 floor to realise, the architects had to use the height of the Old Dominican church. The solution is a multi-storey monumental black book storage, one big cabinet with an elevator and stairs, to take you up until you reach the roof of the church. The steel frame book-cabinet is placed a-symmetrical in the church, to keep the total interior space intact. At the back readers can enjoy a quality coffee. A great urban interior! . Bonnefanten Museum Address Avenue Ceramique 250 NL-6221 KX Maastricht Netherlands http://www.bonnefanten.nl/ . This is the foremost museum for old masters and contemporary fine art in the province of Limburg. It has a mixture of the old paintings (including Pieter Breughel the Younger and Giovanni del Biondo) as well as a modern art collection. The museum is housed in a building designed by Italian architect Aldo Rossi. With a central street, covered in daylight, all 4 storeys in the wings of this E-shaped building are reached. At the water edge is the strange looking tower, which houses a bar and restaurant on the ground floor. Together with the Cupola on the River Maas, it is one of Maastricht's most prominent landmarks. The late Aldo Rossi has achieved international distinction as a theorist, an author, an artist, a teacher and as an architect. He has been compared to LeCorbusier as a painter-architect and described as "a poet who happens to be an architect." He met with a fatal accident on 4 September 1997. photo: Naomi Schiphorst . Centre Ceramique Address Avenue Céramique 50 6221 KV Maastricht Netherlands http://www.centreceramique.nl/ . The Centre Céramique is located in the northern part of the new city district of Maastricht, Céramique. This complex was situated on Plein 1992 to become a new city meeting place. It accommodates a range of functions: a library, townhall, exhibition rooms, City Archives and the European Journalists Centre. The next-door Biscuit Hal is converted into a theatre, with café. A large vide and glass façades, give the building a transparent and light interior. The choice of materials – concrete, glass, wood and aluminium – creates a special atmosphere which is further accentuated by the interior decoration and the lighting. photo: Atelier Kim Zwarts . Residential tower in Maastricht, near Plein 1992 (urban plan by Jo Coenen), the Ceramique district. The tower's facade is partly clad with white marble, partly with zinc. The 16 storeys make it a 54 meter high building. At the end of the central avenue this is a central landmark, forming the link between the old town and the new Céramique-project. Because of this relation Alvaro Siza has project the three building volumes apart from each other, but still they are situated on the same spot. The volumes are turned towards the different angles of the streets and this way the building works as a hinge in the urban fabric. . Project is not public! . . . . . . . Piazza Céramique Address Mosalunet 6221 JM Maastricht Netherlands http://www.piazzaceramique.nl . As one of the last urban blocks to be realized in the 'Ceramique Area' of Maastricht the scheme does not opt for the here common solution of the closed perimeter block, but employs a spatial strategy in which urban space is opened up. Through strategically placing 3 volumes it not only makes that the public space flows though the site, but it also involves the triangular green area to its east into this interlinking of urban spaces. The program within the block was that of an integrated form of dwellings and working space. In terms of typology the project tries to revive the 19th century type of mansion annex practice usually inhabited by lawyers, doctors, architects etc. Characteristic for this type of integrated house and practice was the separation of entrances, leading to the public practice and the private house. Via an a glassed atrium that acts as a sort of public lobby for both the apartments and the workspaces one enters one of these spaces. photo: Atelier Kim Zwarts . Project is not public! . Limburg waterworks HQ Address Limburglaan 29 6229 GA Maastricht Netherlands http://www.wml.nl . In the south-east of Maastricht near the hill of St. Pietersberg, the dominant course of the Maas is translated into a slender structure parallel to the river; visible from afar, it mediates between the two quarters on either side of the ring road, 'Céramique' and 'Randwyck'. A long volume follows the ring road in its ascent to the Maas bridge , and simultaneously leads to the tall building. With its four floors, it has been kept as low as possible to be able to lie low beside the rising embankment. A further vertical body brings the two volumes together, a 'spine' with its vertical development and a 'social condenser' with its meeting rooms and coffee and tea kitchens on each floor. The entrance hall takes up two floors, from where the restaurant and aula are reached via steps and galleries. At the very top, at the end of the course, the conference room and roof terrace look out over the entire city. photo: Atelier Kim Zwarts . Project is not public! . La Fortezza Offices and Housing Address Avenue Ceramique 1 6221 KV Maastricht Netherlands . The site of La Fortezza Offices and Housing is located at a turning point on the central axis of a newly built area. The lot is triangular, one side of which is formed by a street in a residential area and the other by a motorway. The issue of the corner is dealt with by use of a cylinder which, placed in the middle, articulates two linear volumes. The determination of uses is expressed by the volumetric composition. Hence the apartments are located in the cylindrical volume, while the offices are located in the two linear ones. In its tripartite articulation of surface, the design features deep cuts that reveal loggias and an ordered repetition of windows. The cylinder, being almost double the height of the linear volumes, becomes the focal point. A square courtyard is delineated within the cylinder and two large portals in front and a generous cut at the rear reveal the courtyard to the exterior. photo: Sahil Latheef . Academy of Art and Architecture Address Herdenkingsplein 12 6211 PW Maastricht Netherlands . Conceived as an extension to the existing Rijkshogeschool, The Maastricht Academy for the Arts has provided new spaces for the academy of visual arts and architectural design. The building makes an incision into the city's body, an entirely new and foreign organism invading its urban context; a process akin to the operation of a virus. Yet it is set in a discrete, almost camouflaged relation to the city, providing an enclosed public space that achieves an intimate and secluded condition from the main area's of urban activity. The project includes the renewal of the existing Academy for the Arts, together with the extension affected by two buildings. Adjacent to the old building is the new structure that contains an auditorium, a library, an exhibition room, a bar and a roof garden. The connecting footbridge with translucent glass brick floor and ceiling leads one through the treetops into the workshop building, accommodating wood and steel workshops. photo: Sahil Latheef . Arets-Sijstermans House + Studio Address D' Artagnanlaan 29/31 6213 CH Maastricht Netherlands . Set in an area of Maastricht that is dominated by villa's and suburban houses, the Arets-Sijstermans House + Studio appears, when seen from a distance, as a rectangular wooden box implanted into the ground. Only the immediate surroundings and interior unveil it's complexity. The complex nature of the building is due to the architectural manipulation but within a host of restrictive laws imposed on constructional projects at the site. It's richness is brought to light by the complex arrangement of the terrain and the interior spaces. The term 'ground floor' is abstract in this design since half of the three-storey volume is below ground. For the actual ground level, the term 'garden level' is more appropiate. The levels thus include the top level, the garden level and the lower level. Not only is the building vertically divided into technical spaces for living and working, but horizontally as well, as it is divided into two equal halves at street level. photo: Sahil Latheef . Bloc 2 Lenculenhof health centre with dwellings Address Abtstraat 5 - 11 6211 LS Maastricht Netherlands photo: Philip Driessen . Teeken Beckers Architects produces both the urban development plan and surrounding private and public infrastructure as the architectural designs for the interior. The urban improvement area extends from Patersbaan along the Abtstraat to the Calvariestraat. The plan provides for expansion and renovation of a nursing home with sheltered accommodation units as well as private town houses, an underground car park and two squares. This city district has been transformed from a sombre, partially inaccessible area into a pleasant oasis of peace and quiet. The confrontation between the historic and new modern buildings brightens the area into a contemporary old city district. The project was awarded the Victor de Stuers Prize, the architecture prize for the city of Maastricht, in 2006. . Project is not public! . Lenculenhof car park Address Abtstraat 5-11 6211 LS Maastricht Netherlands . This two-storey underground car park adopts an idiosyncratic way of blending in with the existing monumental buildings in the old city centre of Maastricht. The main entrance is incorporated in a residential block in the plan for the Lenculenhof. The grey concrete walls, floors and ceilings give the space a drab and somewhat misty feel. The necessary brightness was created by means of an applied art work (Han Rameckers). In cooperation with the artist, a white band with text stretching over roughly a kilometre was affixed to all the walls. The text is not a text but a series of words of car parts, which with the use of specific colours form actual terms in various places. The meaning disappears and an alienating effect occurs. photo: Philip Driessen . Project is not public! . Regiocentrale Zuid Address Kanaalweg 3 6037 Maasbracht Netherlands . Regiocentrale Zuid is a levee control headquarters for a large section of the river Meuse that will bring formerly scattered water management locations together under one roof. This water management headquarters, from which barges, bridges and sluices between Maastricht and Venlo are to be directed, will form the base of a long-term water management strategy plan within the Netherlands. The building’s prominent position corresponds to its multiple functions. Besides mechanical instrumentation, a lobby, nautical training centre and public educational facilities are also incorporated in the design. The polygonal volume, with its rounded corners hovering over the water, is derived from a centrally located operational and working space. An inner void that fills with water will define the core of the building. Within this void, the water level will climb and fall according to the height of the water level in the sluices. photo: Dirk Verwoerd . Project is not public! . Hotel Zenden Address Sint Bernardusstraat 5 6211 HK Maastricht Netherlands http://www.zenden.nl . Hotel Zenden is located within three monumental town houses near the river Maas in Maastricht, the Netherlands. The hotel's history begins in the late sixties, and originally contained only a pool for swimming lessons. Over the years other functions such as hotel rooms and a Judo school were implemented into the program. Upon the facilities reaching spatial limits, a renovation and reorganisation of the program was needed. During the renovation, the scattered program was re-crystallized into an iconographic and integrated whole. Newly created openings in the hotel's walls allow for views between all areas of the new program, as well to as the exterior. The renovation led to an abstraction of the structure in both plan and section, not least because all ceilings heights were kept to a maximum. The resulting interior sculpture is completely clad in white, while the exterior inversions are painted anthracite. New program elements were placed if and where necessary. . Project is public! . An accountancy firm and an Internet company wanted an outstanding, 2000m2, modern office building on a site close to the highway, separated from the runway of Maastricht Aachen airport only by a three meter high chain link fence. To improve identity and visibility, Maxwan decided to lift the building 3 meters above ground level. The building oversees the runway panoramically without any obstruction. A big patio in the centre of the building allows every desk to be positioned next to a window, creating pleasant working conditions with ample daylight and view. Cars cross underneath the building and park facing the runway, invisible from the street. The two firms occupying the building have each their own "wing" and are connected by a "bridge" that contains the entrance and a shared canteen that can be converted into a large meeting room with the latest presentation facilities. This office building was selected as on of the best Dutch designs in the 2003 Yearbook for Dutch Architecture. photo: Bas Princen . Project is not public! . . . . . .
