The City of Austin is developing a new world class public library
in the heart of the urban core. The new Central Library was designed by
a joint venture of Lake|Flato Architects and Shepley Bulfinch and will be
a “Next Generation” library facility. An integral part of the library design
are various community, event and restaurant spaces. The City is looking
for an experienced restaurant operator to lease the café space, with an
adjoining covered patio for outdoor dining, and provide event catering
within the facility. The Central Library is projecting a robust event calendar
with event spaces ranging from intimate discussions hosted by a custom
“book mobile” coffee cart to a 350 seat auditorium overlooking Lady Bird
Lake – and various options in between.
The Café fronts West Second Street in the Second Street
Retail District. The café will have an independent storefront entrance for
greater identity and flexible operating hours. The Second Street Retail
District hosts a number of the city’s most successful restaurants and
entertainment venues. The District draws activity from the surrounding
office and multi-family tenants, a strong visitor and convention trade, and
the greater Austin community.
The Central Library is looking for an approachable restaurant
concept serving breakfast, lunch and dinner daily with a full bar.
Prospective operators need to be able to clearly demonstrate restaurant
and catering experience and financial stability. Projected opening is
November 1, 2016. The Central Library staff anticipates selecting the
café and catering operator by fall of 2015.

Central Public Library: Located at 710 West Cesar Chavez, the new Central Library is a 200,000 square foot, six story building complete with
two levels of under ground parking. The project is designed by Lake|Flato Architects in a joint venture with Shepley Bulfinch Richardson and Abbot Architects.
Café Square Footage:3,786 square feet plus a 2,065 square foot covered patio area overlooking Shoal Creek and Second Street.
Catering Opportunities:The Central Library hosts a large Special Event Forum seating approximately 350 people auditorium style and can be
configured for banquets and other large events. The catering kitchen is located near the Special Event Forum space. The building will also have various meeting spaces, a rooftop garden for a coffee/snack cart, plaza amphitheater for outdoor events, and an opportunity for an atrium area coffee/snack bar.
Catering Kitchen:
786 square foot catering prep kitchen on the Event Forum level.
Delivery Date: The Café space will be ready for Tenant finish work to begin in May 2016.
Project Opening: November 1, 2016.
Delivery Condition:
The café and catering kitchen will be delivered with significant improvements and inventory provided.
General finish out as follows:
• HVAC systems with distributioins and separate metering provided.
• Kitchen exhaust, chase, and exhaust fan installed.
• Fire sprinkler system installed as a part of the overall fire suppression system.
• Separately metered electric delivered to the Premises.
• Separately metered gas delivered to the Premises.
• Grease trap.

Parking: On-site market rate parking available for Café and Library patrons.
Term: Ten year primary term with options available.
Rate:
$50.00 Gross per square foot for the café space plus utilities and janitorial. NNN included in the gross rate.
Percentage Rent:
Six percent (6%) over the natural breakpoint for the café. The Catering operation will pay six percent (6%) for all food
and alcohol sales.

Process: CBRE has posted a submission form for all respondents interested in pursuing this opportunity. Submissions must be made on or before 5:00 PM on October 15, 2015. This information is posted at http://cbre.com/libraryrestaurant.
Proposal Format: A proposed submission format will be posted at
www.cbre.com/libraryrestaurant. Respondents are required to follow this format with
a submission.
Communication Restrictions: All communication regarding this request for proposals needs
be conducted through either Eric DeJernett or Peter Jansen with CBRE. Respondents
are prohibited from contacting, engaging, or speaking directly to employees, officials,
agents or representatives of the City of Austin regarding this Project. This
communication restriction is effective until the City of Austin announces its decision.
Any inappropriate or unauthorized communications may result in the disqualification of
a Respondent.
Right to Change or Rescind: The City of Austin is under no obligation to accept any
proposal, can change the requirements for the submission, or could remove the
request for submissions from the market. The City of Austin, at its sole and complete
discretion, will determine the best course of action for the use and occupancy of the
proposed space so that it is in the best interest of the City.
