Comfort, security and energy
efficiency with intelligent home
automation
The Top Line 440 from Haas Fertigbau is a house that thinks independently. When it
rains, the skylights close. While the occupants are deep in slumber, the bathroom warms
up. If a window is opened, the heating turns itself down. When the owners get home
after a hard day’s work, they are welcomed by gentle music and individual lighting.
Behind it all is the house’s invisible butler: SYS.TEC building automation—a special
assistance system that offers comfort and energy efficiency. Security is provided
by an intelligent presence simulation: If it is switched on, blinds moving up and down
or variations in lighting simulate the presence of the house’s occupants, thus acting
as a deterrent to potential burglars.

Technology Concept
Intelligent interconnection and efficiency characterize the building technology of the
plus energy house LUXHAUS | fine. Lighting, shading, and individual room controls
are operated automatically by a BUS system. This enables an optimal utilization of
environ­
mental energies in winter and prevents a heating up of the building in
summer. Manual control is possible via an app as required; a central iPad has been
installed for this purpose in the show home. It also allows operating and monitoring
all other building functions such as light engineering, window monitoring, lighting,
ventilation and air humidification system, yield of the PV system, as well as the
multi-room audio system.

Just imagine: Outside it is a gloomy day, it’s raining and that whole November mood
can really get you down. In the “Generation X” house, just one touch on the central
control unit creates the right ambient light for feeling good, while at the same time
reducing the brightness in the children’s room to “fall asleep minimum.” The
wonderful intelligent light effects produced by economical LEDs fit around the
activities in your lifestyle—and contribute to the stylish character of your house.
This light—like everything else in the “Generation X”—can even be controlled when
you are away from home. Using the “intellihome” system, the owner controls the
house, for example via the Internet using a smartphone, just as if he was at home.

a Schwörer energy-plus house
The show house in Poing is fitted with the “HomeOne” system, integrating modern
home entertainment and automated home control on a common user interface. Enter­
tainment features (music, video, photo, TV) and the home control (e.g. temperature,
light, automatic shading, ventilation heating, Knut-energy storage) can be managed via
touch screen and also represented on different home TVs. Linking of room functions
is possible. Via iPad or iPhone, residents have access to the control center of their
home at any time, no matter where they happen to be. All devices are connected via

The heart of our Munich “Massivhaus” is the innovative home control technology
Busch-free@home by Busch-Jäger. This system controls the blinds, lighting, heating,
ventilation, and door communication via a central control unit. All functions can be
operated either via switch, panel or app.
And it gets even better: thanks to the networked systems, various scenarios can be
defined, enabling all functions in the house to work automatically as needed. For
example, the heating turns itself off when windows are open, the blinds are raised

insulation, energy-efficient heating
and ventilation technology
Haas pre-fab houses provide cozy warmth while going easy on the environment and
the homeowners’ budget. Thus, the Top Line 440 house requires only 55% of the
thermal energy of a comparable new build, making it a KfW Efficiency house 55.
The secret behind its energy efficiency: the highly-insulated wall construction made
of wood, the optimum roof insulation and the triple thermal insulation glazing. The
heat-insulating building envelope is complemented with heating technologies based
on renewable energies. Owners can choose from several technology alternatives.
Upon request, clients can also opt for controlled home ventilation. It supplies the
house with fresh air and ensures that little energy is lost through heat recovery.

Plus-energy, independent of
hot-water heating system
With a direct electric heating system, a technical room the size of a closet is
sufficient for heating the house. Also the installation is fairly easy. In contrast to a
water-based heating system, “heating mats” are integrated into the floor here. The
required annual heating power is supplied by a photovoltaic system. Yet the house
remains connected to the main power supply system to feed in excess energy. The
heating output is optimized via temperature monitoring (room, outdoor and screed
temperature). An additional storage device buffers energy, which can be used in
times of low yields. PV-direct electric water heating occurs via a tankless water heater.

Prefabricated houses have a highly heat-insulating building envelope which ensures
that the heat produced in the house is retained, resulting in a very low expenditure
of energy required for heating. With an efficiency house 40, whose standards the
FischerHaus clearly meets, homeowners achieve the requirements of the German

technology for the best possible energy efficiency. Due to the efficient thermal
insulation, no conventional heating is needed, yet ensuring maximum comfort. To

combines two factors in the construction: an architectural design adapted specially

The house produces more clean electricity than it needs. On the one hand, it
features an energy management system which can turn on or off household

From a Classic to the
PlusEnergy House
A well-insulated and sealed building shell, glass panels for passive solar gain and
modern domestic engineering—if the conditions are right, then it’s only a small step
to the Plus Energy house. DAVINCI HOUSE—client K. Grossmann gave his house an
energy upgrade! The easiest way: Fitting it with a photovoltaic (PV) system on the
roof. The energy was derived from the 75 m² PV module on the south-facing slope
of the roof, in this case in a monocrystalline version. These have a black finish and

needs electricity and heat, which suggests rising energy costs will feature more and
more prominently. So that you can reduce the energy consumption of your dream
house to a minimum, we recommend our Thermopor TV 7 clay block brick. It

in combination with a heat pump

It is not the spectacular architectural eye-catchers that are essential in the outer
façade and interior design of a home, but the consistent implementation of the criteria
which can be flexibly designed for potential residents. From the outside, the house
impresses with its spacious floor-to-ceiling windows. They equally structure and
break up the façade. The four bowfronts, which are topped on three sides by a
balcony, are designed not so much to be ornate, but with attention to detail. Upon

Comfortable and secure: bwtronic door drive by Bayerwald
The bw-tronic automatic front door drive is like a butler who silently and invisibly
operates the front door for convenience and security. The drive, developed by
Bayerwald, an affiliate of Haas Fertigbau GmbH, opens, closes and locks the
aluminum front door automatically—just the service you want as you arrive home
laden with shopping bags.
The door control system authorizes access to residents comfortably via Bluetooth,
a wireless remote control, the car keys, finger scan, a numerical code or the door
intercom. By coupling it with a mechanically self-locking lock, the front door drive
system rates highly in terms of intrusion security, because after closing, the door
locks automatically.

Simulation of the homeowners’ presence while they are actually away, the panic switch
and an alarm function provide security. Other options result from the integration of
a door terminal with intercom and camera. You can use a Web browser on your PC or
smartphone to check from any location whether everything is as it should be at home.
And even in an emergency, the system is on the ball. If one of the battery-operated
smoke sensors detects danger, in addition to the alarm, a radio signal is sent to
“myHomeControl.” That automatically switches the lights on and all shutters are
raised: for better orientation and to keep evacuation routes through windows and
patio doors unobstructed.

and certified to RC2 standard against burglary, provide our clients with protection

Safe in your own home
For enhanced burglary protection, Hanse Haus fits its windows, patio doors, front
and side doors as standard with anti-burglary devices in accordance with DIN EN
1627, which are of resistance class RC1N. According to police statistics, the window
frame is levered open in 90% of burglary cases. Burglars generally prefer to avoid
breaking the window glass, which makes noise. Hanse Haus RC1N windows are fitted
with mushroom locks which are difficult to crowbar, providing useful protection
against burglary. Hanse Haus is a producer of windows and patio doors that are
