Sehr geehrte Damen und
Herren,
die deutsche Tourismuswirtschaft ist eine Erfolgsgeschichte auch in der
Nibelungenstadt Worms.
Das hat in diesem Jahr
eine neue Studie der
dwif-Consulting GmbH
eindrucksvoll unter
Beweis gestellt. Rund 2,7
Millionen Tagesreisen
fanden 2014 nach Worms
und 150.000 Übernachtungen in den Beherbergungsbetrieben statt.
Dies sind die höchsten
Werte in der Stadtgeschichte, die damit gleichzeitig Bestätigung eines
langjährigen Aufwärtstrends sind. Der Tourismus in Worms trägt mit
einem Bruttoumsatz von
über 80 Millionen Euro
signifikant zur Bruttowertschöpfung in unserer Stadt bei.
Direkte Profiteure sind dabei insbesondere der Einzelhandel,
Dienstleistungsunternehmen und natürlich das Gastgewerbe.
Alleine hier wird ein Bruttoumsatz von über 30 Millionen Euro
erzielt.
Worms ist ein attraktives Ziel für Besuchende aus aller Welt,
ob nun Urlaubs- oder Geschäftsreisende. In den letzten 20
Jahren haben sich die Übernachtungszahlen mehr als
verdoppelt. Alleine in den letzten 6 Jahren gab es eine Steigerung von etwa 25 Prozent. Dies ist nicht zuletzt der
Wirkung der attraktiven Angebote am Tourismus- und
Freizeitstandort Worms geschuldet. Neben geschichtsträchtigen Sehenswürdigkeiten, Landschaft und Wein, den
zahlreichen Stadtführungen und Arrangements, die für jeden
Kunden das passende Urlaubs-Paket bieten, locken auch
unsere kulturellen Highlights wie beispielweise die
Nibelungenfestspiele Gäste aus nah und auch fern an. Damit
bringen sie allen voran der Hotellerie, der Gastronomie und
dem Einzelhandel zusätzliche Kunden.
Ein spannender Baustein dieser starken und erfolgreichen
Tourismusbranche, der gleichzeitig eine ganz individuelle
Erfolgsgeschichte werden kann, ist ein Hotel am Hotelstandort
am WORMSER. Bereits heute ist DAS WORMSER KULTURUND TAGUNGSZENTRUM mit jährlich über 250 kulturellen
Veranstaltungen und Kongressen ein Leuchtturm für die Stadt
und die Region. Bereits zum zweiten Mal nach 2011 wurde
DAS WORMSER mit dem 1. Platz im Wettbewerb „Top
Tagungs- und Eventlocation“ in 2014 prämiert. Partizipieren

Ladies and gentlemen,
The German tourist industry is a success story. This also
applies to the Nibelungen city of Worms, as impressively
demonstrated this year in a new survey conducted by the dwifConsulting GmbH. In 2014 Worms had a good 2.7 million day
visitors and there were 150,000 overnight stays in the city's
accommodation facilities. These figures are the highest in the
city's history and represent confirmation of an upward trend
that began many years ago. Tourism in Worms with a gross
turnover of over 80 million euros now contributes significantly
to the gross value added in our city. It is especially the retail
trade, service providers and of course the hotel and restaurant
industry that profit directly from this. These sectors alone have
a gross turnover of over 30 million euros.
Worms is an attractive destination for visitors from all over the
world, both holidaymakers and those who come on business.
In the last 20 years the number of overnight stays has more
than doubled. The past six years alone has seen a rise of
around 25 percent. This is due not least to the attractions that
Worms offers as a tourist and leisure destination. As well as
sights rich in history, countryside and wine, the many guided
tours and special arrangements that offer an ideal holiday
package for everyone, cultural highlights such as the
Nibelungen Festival attract visitors from nearby and also from
afar, bringing additional guests and customers above all for
the hotel sector, the catering industry and the retail trade.
One exciting element in this strong and successful field of
tourism, and one which can at the same time experience its
own individual success story, is a hotel located at the
WORMSER. This arts and conference centre, with more than
250 cultural events and congresses annually, is a beacon for
the city and the region. In 2011 and again in 2014 the
WORMSER was awarded first prize in the competition for the
“Top Conference and Event Location“. Participate in this

WHAT YOU SHOULD KNOW ABOUT WORMS
Worms ist eine kreisfreie Stadt mit mehr als 80.000
Einwohnern und liegt im südöstlichen Rheinland-Pfalz in
der Oberrheinischen Tiefebene, genauer im Südostteil der
Region Rheinhessen zwischen Mainz im Norden und
Ludwigshafen im Süden, direkt am westlichen Rheinufer.
Das Mittelzentrum mit Teilfunktion eines Oberzentrums
befindet sich im Norden der Metropolregion Rhein-Neckar
beziehungsweise im Südwesten des Rhein-Main-Gebiets
und gilt aufgrund seiner Lage gleichzeitig als Bindeglied
zwischen diesen Verdichtungsräumen. Deshalb gehört die
Stadt raumplanerisch sowohl zur Planungsregion
Rheinhessen-Nahe als auch zur Planungsregion
Rheinpfalz, die vom Verband Region Rhein-Neckar
planerisch betreut wird.
Im Südwesten, 15 km entfernt, liegen die Ausläufer des
Pfälzerwalds, im Westen die Hügellandschaft des Wonnegaus,
jenseits des Rheins schließt sich an die Ebene der hessische
Teil des Odenwalds an.
Zum näheren Einzugsgebiet der Stadt gehören ferner Teile
des hessischen Rieds sowie der nördlichen Vorderpfalz.
Worms liegt an der linksrheinischen Autobahn 61 und der in
Richtung Süden vierspurig ausgebauten Bundesstraße 9, über
die auch eine Verbindung zur Autobahn 6 besteht, sowie an
der durch die Stadt führenden Bundesstraße 47. Durch den
Bau der zweiten Nibelungenbrücke hat Worms eine
vierspurige Anbindung nach Südhessen und an die
rechtsrheinischen Autobahnen 5 und 67 erhalten.
Worms liegt an der linksrheinischen Hauptstrecke MainzWorms-Ludwigshafen/Mannheim. Neben dem
Regionalverkehr halten am Wormser Hauptbahnhof auch
diverse Fernverkehrszüge. Worms ist außerdem ein Endpunkt
der Rheinhessenbahn nach Bingen und der Nibelungenbahn
nach Bensheim. Über die Wormser Rheinbrücken und die
Riedbahn ist die Stadt mit Frankfurt verbunden. Für die nahe
Zukunft ist eine Anbindung von Worms an das Netz der SBahn Rhein-Neckar geplant.
Worms is an autonomous urban district with a population
of over 80,000 and is situated in the south-eastern part of
Rhineland-Palatinate and in the lowlands of the Upper
Rhine, more precisely in the south-eastern part of the
region Rhinehessen between Mainz to the north and
Ludwigshafen to the south and directly on the west bank
of the Rhine. It is of medium size in terms of its
infrastructure but has some of the functions of an
important centre for its immediate neighbourhood and
lies in the northern part of the metropolitan region RhineNeckar and the south-western part of the Rhine-Main
region. This location makes it a connecting link between
these last two urban agglomerations. For this reason
Worms belongs, in terms of planning, to both the region
Rhinehessen-Nahe and to the region Rhine-Palatinate,
which for planning purposes is administered by the
association called the Region Rhine-Neckar.
15 kilometres away to the south-west are the foothills of the
Pfälzerwald, to the west is the hilly area of the Wonnegau, and
across the Rhine the lowlands give way to the Hessian section
of the Odenwald.
The catchment area of the city also includes parts of the
Hessian Ried (marsh) and of the northern Vorderpfalz.
Worms is situated very close to the autobahn A 61, which runs
parallel to and to the west of the Rhine, and to the four-lane
fast road leading south (Bundesstraße 9), which provides a
link to the autobahn A 6. The main road through the city is the
Bundesstraße 47. Construction of the second Nibelungen
bridge has given Worms a four-lane road link to south Hesse
and to the autobahns A 5 and A 67, which run north-south to
the east of the Rhine.
Worms is on the main railway line that runs to the west of the
Rhine from Mainz via Worms to Ludwigshafen/Mannheim. The
main station is served by regional and various long-distance
trains. Worms is also the terminus of the Rhinehessen line
(Rheinhessenbahn) to Bingen and the Nibelungen line
(Nibelungenbahn) to Bensheim. The city has a rail link to
Frankfurt via its Rhine bridges and the Ried Railway. A
connection to the suburban railway network Rhein-Neckar is
planned for the near future.

Mannheim/Ludwigshafen nach Mainz über Worms verlaufen.

Das gesamte Stadtgebiet wird auf mehreren Buslinien von
verschiedenen Gesellschaften bedient. Die Stadt ist in den
Verkehrsverbund Rhein-Neckar integriert.
Übergangsregelungen ermöglichen zudem die Nutzung von
Fahrscheinen des Rhein-Main-Verkehrsverbundes und des
Rhein-Nahe-Nahverkehrsverbundes.
The whole of Worms is served by several bus routes operated
by various companies. The city is integrated into the public
transport system Rhine-Neckar. Agreements with the public
transport systems Rhine-Main and Rhine-Nahe mean that
tickets can be used to travel on their networks too.
Die Stadt Worms besitzt den Hafen Worms mit mehreren für
Güterumschlag oder Freizeit genutzten Hafenbecken sowie
einem sich bis Rheindürkheim erstreckenden Stromhafen am
linksrheinischen Ufer. Südlich der Stadt liegt der überwiegend
für Sportfliegerei und durch Geschäftsreisende genutzte
Flugplatz Worms.
Aufgrund seiner Lage in der Oberrheinischen Tiefebene
zwischen Pfälzerwald und Donnersberg im Westen und dem
Odenwald im Osten ist Worms einer der wärmsten und
trockensten Orte Deutschlands. Das Mittel der Lufttemperatur
des Zeitraums 2007 bis 2012 beträgt 11,0 °C. Die gemittelte
Niederschlagsmenge dieses Zeitraums beträgt 592 mm. Der
Niederschlag fällt vor allem in den Monaten Juni, Juli und
August. Das Mittel der Sonnenscheindauer beträgt 2123
Stunden.

Worms has its own port with a number of docks for cargo
handling and leisure craft, and it also has port facilities along
the Rhine that extend as far as Rheindürkheim on the river's
left bank. Worms airfield, to the south of the city, is mainly
used for leisure and business flights.
Because of its location in the lowlands of the Upper Rhine
between the Pfälzerwald and Donnersberg to the west and the
Odenwald to the east, Worms is one of the warmest and driest
places in Germany. The average air temperature between
2007 and 2012 was 11.0°C. The average precipitation during
this period was 592 mm. Rainfall occurs mainly in the months
of June, July and August. The average annual amount of
sunshine is 2123 hours.

In Worms gibt es über 2.000 Betriebe mit mehr als 31.000
sozialversicherungspflichtig Beschäftigten (Stand Juni 2014).
Im produzierenden Gewerbe gibt es in Worms chemische
Industrie und Kunststoffherstellung, Metallerzeugung und
Maschinenbau, Herstellung von EDV-Geräten und Optik sowie
Holz verarbeitende Industrie. Dienstleistung und Handel
verzeichnen in den vergangenen Jahren ein starkes
Wachstum. Insbesondere in der Logistikbranche haben sich
aufgrund der guten Verkehrsinfrastruktur zahlreiche Betriebe
neu angesiedelt.
Der traditionelle Weinbau in und um Worms ist durch die
Wormser Liebfrauenmilch international bekannt. Worms ist mit
1.490 ha bestockter Rebfläche die drittgrößte
Weinbaugemeinde in Deutschland und größte
Weinbaugemeinde im Weinbaugebiet Rheinhessen.
Direkt gewählter Oberbürgermeister der Stadt Worms ist seit
2003 Michael Kissel (SPD). In der Leitung der städtischen
Geschäfte wird er von einem Bürgermeister und drei
Beigeordneten unterstützt.
In Worms lassen sich historisch bedeutende wie moderne
Bauwerke und Sehenswürdigkeiten finden.
Auszugsweise sind zu nennen der Dom St. Peter, Alter
jüdischer Friedhof Heiliger Sand (ältester erhaltener jüdischer
Friedhof in Europa, seit 1058/59), die Synagoge Worms, das
Lutherdenkmal, Liebfrauenkirche, DAS WORMSER
THEATER, KULTUR UND TAGUNGSZENTRUM. Für
Besucherinnen und Besucher wird Geschichte in den Museen
Kunsthaus Heylshof, Nibelungenliedmuseum, Museum
Andreasstift und dem jüdisches Museum Raschi-Haus
erlebbar.
Zahlreiche Parklandschaften wie der Albert-Schulte-Park
(nördlich des Stadtzentrums), der Stadtpark und die
Bürgerweide (Naherholungsgebiet südlich der Kernstadt), der
Herrnsheimer Schlosspark oder Karl-Bittel-Park (Pfrimmpark)
zwischen den Stadtteilen Pfiffligheim und Hochheim laden
zum Verweilen ein. Der Tiergarten Worms ist für Jung und Alt
beliebtes Ausflugsziel.
In Worms wird veranstaltet und gefeiert!
Traditionsveranstaltungen wie das Wormser Backfischfest,
das größte Volksfest am Rhein mit alljährlichem Festumzug
und abendlichem Feuerwerk, die Wormser Fastnacht, die
älteste Verbrauchermesse der Region, der Wormser
Pfingstmarkt, oder das jährliche dreitägige Musik-Festival mit
fünf Bühnen rund um den Dom „Worms: Jazz & Joy“ bis hin zu
den bundesweit renommierten Wormser NibelungenFestspielen stellen dabei einige der vielen Highlights dar.
In Worms there are over 2,000 businesses and more than
31,000 employees subject to social insurance contributions
(as of June 2014).
In the manufacturing sector the following industries are
represented in Worms: the chemical industry and the
productions of plastics, metal production and engineering, the
manufacture of data-processing equipment and optics, wood
processing. The service sector and trade have grown
considerably in recent years, and numerous new logistics
businesses in particular have established themselves in
Worms due to the good transport infrastructure.
The wine known as Worms Liebfraumilch has given the
tradition of wine growing in and around Worms an international
reputation. Worms has vineyards covering 1,490 hectares and
is the third largest wine-growing municipality in Germany and
the largest wine-growing municipality in the wine-producing
area known as Rheinhessen.
The mayor of Worms is elected directly by the people, and
Michael Kissel (Social Democratic Party) has been mayor
since 2003. He manages the affairs of the city with the help of
a deputy mayor and three councillors.
Worms has buildings of historical importance and examples of
modern architecture as well as other sights worth seeing.
These include St. Peter's Cathedral, the old Jewish cemetery
“Heiliger Sand“ (the oldest surviving Jewish cemetery in
Europe, in use since 1058/59), the Worms synagogue, the
Luther Memorial, the Church of Our Lady, the WORMSER
(theatre, arts and conference centre). Visitors can experience
history in the museums Kunsthaus Heylshof,
Nibelungenliedmuseum, Museum Andreasstift and the Jewish
museum Raschi House.
Numerous and extensive parks such as the Albert-SchultePark (to the north of the city centre), the Stadtpark and the
Bürgerweide (a recreation area to the south of the city centre),
the Herrnsheimer Schlosspark and the Karl-Bittel-Park
(Pfrimmpark) between the districts of Pfiffligheim and
Hochheim offer opportunities to relax. The zoo in Worms is,
among young and old alike, a popular place to visit.
Worms is a place of events and celebrations. Traditional
events such as the Worms Backfischfest, the largest funfair in
towns on the Rhine with its annual procession and evening
fireworks display, the Worms Shrove Tuesday Carnival
(Fastnacht), the oldest consumer fair in the area, the Worms
Whitsun Festival, and the annual three-day music festival with
five stages round the cathedral called “Worms: Jazz & Joy”,
and of course the Nibelungen Festival, well-known throughout
Germany. These are a few of the many highlights.

sich bis heute die Anzahl der Gäste und die
Übernachtungszahlen somit verdoppelt. Tendenz steigend!
Denn durchschnittlich kommen jährlich ca. 1.700 zusätzliche
Gäste und rund 3.800 Übernachtungen hinzu.
In 2014 there were more than 144,000 overnight stays in
Worms. At the moment this the highest and therefore a record
figure. Almost 70,000 guests visited Worms in 2014. This
means that between 1994 and the present, the number of
guests and overnight stays has doubled. The trend is a
continuing rise. On average there is an annual increase of
approximately 1,700 visitors and about 3,800 overnight stays.
In 2014 the accommodation scene in Worms consists of four
large businesses - two in the four-star category, one in the
three-star category, and a youth hostel - with a total of 508
beds. The other 29 facilities that are subject to reporting
requirements have a further 622 beds (on average 21 beds
each). Thus the city of Worms has a total of 1,130 beds. The
number of beds has risen by more than 35% since 1994, with
on average about 15 additional beds every year.

zusammen 508 Betten. Auf die restlichen 29 meldepflichtigen
Betriebe entfallen weitere 622 Betten (durchschnittlich 21
Betten pro Betrieb). Insgesamt werden in der Stadt Worms
somit 1.130 Betten angeboten. Seit 1994 hat sich die Anzahl
der Betten um über 35% gesteigert. Durchschnittlich kamen
jährlich etwa 15 Betten hinzu.
Knapp 19% aller Übernachtungsgäste kommen aus dem
Ausland. Dabei hat sich die Anzahl ausländischer Gäste
innerhalb der letzten fünf Jahre jährlich um 560 auf nunmehr
über 12.000 Gäste erhöht.

erhoben wurde.

Auslastungsquote
In 2013 beträgt die durchschnittliche Auslastung aller

bis April pendelt die durchschnittliche Auslastung zwischen 20
und 30%, während in der Zeit von Mai bis Oktober eine

Auch das dritte Betriebsjahr des WORMSER THEATERS,
KULTUR UND TAGUNGSZENTRUMS wies erneut positive
Zahlen auf: Insgesamt fanden 2013 im gesamten Haus 254
Veranstaltungen statt, bei denen circa 72.000 Besucher
gezählt wurden. Neben den Eigenveranstaltungen buchten vor
allem lokale und regionale Firmen und Veranstalter, aber auch
nationale Unternehmen und Verbände das Tagungszentrum.
Insgesamt gab es 164 solche Vermietungen. Der Mix aus
wirtschaftlicher und kultureller Nutzung stimmt und das
WORMSER ist aus dem Leben der Stadt nicht mehr
wegzudenken.
Ein Hotel vor Ort könnte das Portfolio abrunden, weitere
Veranstalter für den Standort begeistern und gemeinsam mit
der Kultur und Veranstaltungs GmbH als Betreiber neue
Veranstaltungsformate und Arrangements entwickeln.
Und nicht zu vergessen: Da alle großen kulturellen
Veranstaltungen der Stadt, wie zum Beispiel die NibelungenFestspiele sowie das Musikfestival „Worms: Jazz & Joy“, in
weniger als fünf Minuten zu Fuß zu erreichen sind, könnte ein
Hotel auch für diese kulturtouristischen Zielgruppen eine
interessante Alternative sein.
In its third year the WORMSER (theatre, arts and conference
centre) has continued the trend of positive figures: in 2013 a
total of 254 events took place in the various parts of the
building with approximately 72,000 visitors. Besides the
centre's own events, it was above all local and regional firms
and organizers and also national companies and associations
that booked the conference centre. Altogether there were 164
bookings of this kind. There was a good mixture of business
and cultural events, and the WORMSER is now an integral
feature in the day-to-day life of the city.
A hotel at this location could complete the picture, inspire other
organizers to use this venue and, together with the Kultur und
Veranstaltungs GmbH (the arts and events company), develop
new kinds of events and arrangements.
And it must not be forgotten that since all of the city's largescale cultural events, such as the Nibelungen Festival and the
music festival “Worms: Jazz & Joy”, are less than a five-minute
walk away, a hotel could be an attractive alternative for those
visiting these cultural events too.

them compares with the WORMSER. We could explain this to
you in many words, but we want to keep it short and present
you briefly with a dozen good reasons in favour of the
WORMSER TAGUNGSZENTRUM before you take a look at
the building from the outside and the inside:

Warum wollen Sie mit Ihrer Veranstaltung erst beginnen,
nachdem Ihre Gäste und Besucher das Gebäude betreten
haben? Unser Vorplatz heißt Sie schon von weitem
willkommen.
Für Ihre Außenpräsentation, Ihren Empfang oder Ihre
Ausstellung können wir Ihnen eine Fläche von etwa 690 qm
bieten, die Sie sehr vielfältig bespielen können. Hierfür stehen
Elektranten sowie ein Wasseranschluss zur Verfügung,
beispielsweise für einen mobilen Servicetresen.
Wir möchten, dass Ihre Veranstaltung mindestens soviel
Schwung hat wie unsere Dachterrasse. Hier können Sie
nicht nur sich und Ihr Angebot präsentieren, sondern
auch dafür sorgen - sei es bei einem Buffet oder einer
Party - dass Ihre Gäste ins Gespräch kommen – und Sie
im Gespräch bleiben.
Insgesamt hat die Dachterrasse eine Fläche von 600 qm,
davon sind 120 qm überdacht. Aber sie dürfte Ihnen weitaus
größer vorkommen, denn wer hier oben steht und
beispielsweise hinunterschaut auf den Vorplatz oder hinüber
zum Dom, der scheint über den Dingen förmlich zu schweben.
Dieser Bereich lässt sich nicht nur zur Erholung in den Pausen
nutzen, sondern kann natürlich auch als fester Bestandteil in
Ihre Veranstaltung integriert werden, z. B. für das Buffet oder
einen Vortrag im Freien.

The rooftop terrace has a total area of 600 sq m, 20 sq m of
which has its own roof. However, it will probably seem much
larger to you, because standing up here and, for example,
looking down on the forecourt or across to the cathedral gives
the feeling of literally floating above it all. This area can be
used not only for relaxation during the breaks but can, of
course, be a fixed part of your event and be integrated into it,
for example for a buffet or an open-air lecture.

WORMSERS wie Dachformen und Fassadengestaltung sind
nach § 34 BauGB nicht geregelt und somit grundsätzlich frei
planbar.
Das Maß der baulichen Nutzung beschränkt sich formal nur
auf die Gebäudehöhe. Diese orientiert sich am höchsten
Punkt des Bühnenturms des Theaters (25 m). Die Kubatur

unmittelbarer Nähe des Hauptbahnhofs und der
Einkaufsinnenstadt unweit des Doms St. Peter.

und Rathenaustraße zugänglich. Die künftige Zufahrt auf das
Hotelgrundstück sollte über die Rathenaustraße erfolgen.
