. Les prix des locations sont libres et nous
sont communiqués par les propriétaires.
. Lors de votre demande, précisez
la composition de la famille.
. Exigez un contrat de location.
. Lors de l’entrée en possession de la location
et de la sortie, un état des lieux doit être
établi, par écrit, sur place et en présence
du propriétaire ou de son mandataire.
. Vérifiez auprès du propriétaire que
les charges (eau, électricité, gaz…) soient
comprises ou non dans le prix de la location
(ceci doit aussi figurer dans le contrat
de location).
. Un dépôt de garantie (ou caution) peut
être demandé à l’arrivée. Cette somme
est restituée, déduction faite de la casse
ou des détériorations causées (selon l’état
des lieux et l’inventaire signés par les parties
lors de l’entrée du locataire) et constatées
en accord avec le propriétaire.
ARRHES OU ACOMPTE
Si la somme versée pour la réservation est qualifiée «d’arrhes » dans le contrat de location, le
locataire qui annule sa réservation ne pourra
pas récupérer la somme déjà versée, celle-ci
reste acquise au propriétaire.
Si c’est le propriétaire qui annule la réservation, ce dernier devra verser au locataire évincé
le double de la somme qu’il a perçu en tant
« qu’arrhes ».
Si la somme versée pour la réservation est
qualifiée « d’acompte » dans le contrat de
location, il y a un contrat effectif de location.
Si l’annulation provient du locataire, le

passible de la taxe d’habitation est redevable
de la taxe de séjour.
Elle doit être réglée directement à l’hébergeur,
qui lui-même la versera au collecteur en fin de
saison touristique.
La taxe de séjour est établie en fonction du
nombre réel de nuitées.
Elle est applicable du 1er avril au 30 septembre.

ensure that holiday-makers are offered the best
facilities during their stay as demonstrated by

Rankings for bed & breakfasts establishments
and rented flats. These lodgings must meet very
strict quality standards. Each establishment is
visited and checked regularly in order to ensure
that they offer the best possible services.

Prior to being awarded these stars, each establishment is visited and checked against current governmental standards for tourist accommodation.
HERAULT QUALITY
Label awarded by the Department of Hérault to
tourism operators who meet fixed standards for
hospitality and also promote the Hérault and
its traditional products and activities.
CAMPING QUALITY

Label awarded to campground
operators who have signed a strict and detailed
charter relating to the services they offer
holiday-makers.
PRACTICAL INFORMATION
. Owners are free to set room prices
themselves but must send their price lists
to the Tourist Office.
. When making a reservation, state clearly
how individual persons will stay in
the accommodation requested.
. Make sure that the owner sends you a rental
contract.
. An inspection of the accommodation will
take place before your stay, during which
a statement of the conditions will be drawn
up in writing and signed in the presence
of the owner or his/her agent. This statement
will be checked again prior to your
departure.
. Ask the owner whether the utilities (water,
electricity, gas, etc.) are included
in the rental fee (this should also be stated
in the rental contract).
. Owners can request a deposit to be paid
on arrival. This deposit will be reimbursed,
after deduction of sums necessary to replace
broken furnishings or to repair damage (as
specified on the statement on the state
of the accommodation signed by both parties
on arrival) to be agreed by both guests
and owners.
RESERVATION DEPOSIT
If the rental contract requires that a reservation
deposit (arrhes) must be paid in advance, this
sum cannot be, under French law, be repaid to
the client as the deposit is legally attributed to
the owner. However, if the owner cancels the
reservation, he or she is required to pay the
client twice the amount of the deposit.
If the rental contract requires that a down
payment (acompte) is paid in advance for the
Frontignan in the foreground, seen from the Gardiole hills /
reservation, the contract is considered to be a
rental agreement. In the event that the reservation is cancelled by the tenant, the owner
can demand payment of the total rental fee. If
the owner cancels the reservation, the tenant
is entitled to ask for the reimbursement of the
down payment.

INSURANCE
Tenants are advised to take out an ‘insurance policy for tenants of rental property’
(contrat d’assurance de risques locatifs),
unless you have an insurance policy for your
principal residence that covers your holiday
accommodation.
The number refers to location on the map on page 18
All persons taking a holiday in Frontignan in
accommodation other than in a house they own
are required to pay holiday tax.
This tax must be paid directly to the owner of
the hotel, campground or other establishment
who pays these taxes to the Treasury at the end
of the tourist season.
The holiday tax is based on the number of nights
spent in the establishment during the period 1
April to 30 September.

. Fordern Sie bei der Buchung einen
Mietvertrag.
. Am Anfang Ihres Aufenthaltes und an
dessen Ende wird eine Wohnungsabnahme
durchgeführt. Dies geschieht schriftlich
und im Beisein des Vermieters.
. Klären Sie mit dem Vermieter, ob die
Nebenkosten (Wasser, Strom, Gas) in der
Miete enthalten sind oder nicht (dies ist
auch dem Mietvertrag zu entnehmen).
. Zu Beginn Ihres Aufenthaltes kann eine
Kautionszahlung fällig werden. Die Kaution
wird, abzüglich der Kosten für eventuelle
Beschädigungen, wieder zurückerstattet
(gemäß der Wohnungsabnahme durch den
Mieter und Vermieter zu Beginn des
Aufenthaltes).
ANZAHLUNG ALS « ARRHES »
ODER « ACOMPTE »
Wenn die Anzahlung im Mietvertrag mit «
d’arrhes » gekennzeichnet ist, so wird diese,
im Falle einer Stornierung der Buchung ihrerseits, nicht zurückgezahlt. Wenn jedoch der
Eigentümer die Buchung storniert, so wird das
Doppelte der Anzahlung an Sie zurückgezahlt.
Wenn die Anzahlung im Mietvertrag mit
« d’acompte » gekennzeichnet ist, so ist der
Mietvertrag geschlossen.
Sollte die Buchung ihrerseits storniert werden, so kann der Eigentümer den vollen Betrag für die Miete einfordern.

VERSICHERUNG

Jede Person, die sich während des Urlaubs in
Frontignan aufhält und eine Unterkunft bewohnt
muss eine Kurtaxe entrichten. Es sei denn die
Person ist im Besitz einer Unterkunft und entrichtet für diese bereits eine Wohnungssteuer.
Die Kurtaxe muss direkt mit dem Eigentümer
vereinbart werden. Dieser leitet sie am Ende der
Saison an das Tourismusbüro weiter.
Die Kurtaxe richtet sich nach der Anzahl der
Übernachtungen.
Sie ist fällig für den Zeitraum 1. April bis 30.
September.
