MEMBERSHIP HAS ITS
REWARDS
The mission statement of our Association addresses
the issue of providing our members with educational
programs, services, and benefits that will enhance
their real estate practices. As the Board of Directors
and Officers make decisions, it is imperative that we
use this mission statement to guide us in meeting our
responsibilities to our members.

As you may know my theme for 2006 is Membership Has Its Rewards. The question I pose to
you is; “Are you aware of each of the rewards you are entitled to as a member of SEVRAR?”
During the coming months I will address various aspects of programs, services, and benefits in
order to clarify the rewards of belonging to SEVRAR.
SEVRAR’s website (www.SEVRAR.com) also covers the rewards of membership. Have
you had the opportunity to look at it lately? It’s been updated and improved in order to facilitate
accessing this information quickly. (Thank you, Samuel and Wyndi! What a great job!)
SEVRAR.com can help you in numerous ways. A complete overview of the offerings is
presented below to encourage you to use our website. One of the categories, Internet Membership Services (IMS), will allow you to pay your dues online, register for online continuing education courses (and special seminars), check your account activity, instant changes to your personal information, and make a contribution to RPAC. (see more on page 15 and 16.)
Click on Committees and you will get a list of all the various SEVRAR committees that
includes the name of each Chairperson. By clicking on Join a Committee a page (PDF) will give
you the opportunity to volunteer to participate on the committee of your choice. This form also
lists the dates and times of each meeting.
Remember, if you serve on a committee you may be entitled to up to a $100 education reimbursement. The SEVRAR Scholarship Program was designed to offer an additional incentive for your active participation with continuing education, designation courses, and sanctioned meetings! For more information and an application simply click on the Education Center
where you will find the link for the SEVRAR Scholarship Program.
Check out the Government Affairs page. There are several resourceful links such as;
Arizona State Legislature, Maricopa and Pinal Counties, and cities in the Southeast Valley. In
addition, contact information for the Government Affairs Committee can be found.
From the home page (and as well as every page on the website) you will find the
information for the Marketing Meetings and Tour Schedule. A link will provide you with the locations, dates and time, and meeting/tour contacts. Put your listing on tour for your fellow REALTORS® to preview. This is a great benefit for your sellers and you! Keep in mind, you don’t have
to have a listing on tour to attend!

I hope the overview of the material benefits of membership has helped to clarify how
far your dues can go, (if you take advantage of them). Realizing the full value of membership,
however, goes beyond the material benefits.
Perhaps the greatest benefit of membership is that of personal growth through full
participation as a member. Participation enhances both personal and professional growth. I
encourage you to find that aspect of our association that interests you, then join a committee
and get involved! Be a member who reaps all three rewards; material, personal, and professional.
I look forward to working with the Board of Directors on your behalf. Remember, we
are here to serve you. Help us to do that by communicating your thoughts and ideas.

STABILIZING MARKET IS DOUBLE EDGED SWORD
FOR REALOTRS ®
The rapid increase in inventory of homes for sale is the most newsworthy development regarding the
Phoenix Metropolitan Area housing market. That number today is 31,179 (11,521 In the Southeast Valley),
it has jumped thirty-six percent (36%) just in the
last three months.

And, an unprecedented jump of 107.54% in the past five months! The
last time the Southeast Valley had listings in the 10,000 range was late
2002 and early 2003, according to the Arizona Regional Multiple Listing
Service.
REALTORS® and housing analysts believe the number of listings
is high because investors have begun dumping houses, home sales are
usually slow in the beginning of the year and people who wanted to move
held off because it was so difficult to buy another home for about a year.
What does that mean for real estate in 2006? There’s no market crash looming. The market is rebalancing and will continue to slowly
stabilize with market times lengthening and prices leveling off rather than
dropping which is a normal response to the fast-break pace of last year’s
market. Interest rates appear to be holding so buyers will finally have a
chance to place a winning bid on an affordable home. Sellers can expect
appreciation to slow down to single digits, not unlike years past.
What does that mean for REALTORS® in 2006? All in all, 2006
should be a very "normal" year. But normal is not what many new REALTORS® signed up for. January of last year the average home sold in just
4 days. There was no need to be a salesman to sell a home. As a result of
the white hot real estate market the number of new REALTORS® and “For
Sale By Owner’s” (FSBOs) exploded. With real estate requiring more time,
work and salesmanship expect the FSBO market to slow

down as sellers seek out experienced REALTORS® to sell their homes.
You can also expect young inexperienced REALTORS® to seek out real
estate marketing courses and tools. And, they’ll try to align themselves
with the stars of the industry in hopes of being guided in the right direction.

Abe Lincoln said, “If I had a week to chop some wood,
I’d spend the first day sharpening the saw”. At the beginning of each year the CRS members gather from
around the country to sharpen their sales skills at the
national Sell-a-bration which was held this year in San
Antonio. Since I’ve been to all 18 events I’d like to share
some of the ideas I learned or re-discovered over the
years.

Hang out with who you want to be.
Get out of your market/town to learn new ideas.
Humble yourself & ask for advice.
To do more, you must become more.
Be confident, but don’t cross the line to arrogance.
If you pay peanuts, all you’ll get is monkeys.
Have a name for your team, such as philharmonic
(all working together).
8. Find, create, & keep happy, satisfied clients, that
furnish referrals, to give us the lifestyle we want to
lead.
9. Take money from each closing for a party/trip fund.

2006 CODE OF ETHIC CHANGES
In October, the National Association of REALTORS® (NAR) Board of Directors voted to
amend three of the Standards of Practice that clarify what is required of REALTORS® to
comply with the NAR Code of Ethics. Two of these changes involve the handling of offers
and the third deals with inquiries involving demographic information. All of the changes
became effective January 1, 2006.

The most significant change involves Standard of Practice 1-13. This standard sets forth a REALTORS® duty to make certain disclosures when a
REALTOR® enters into buyer/tenant agreements such as:

the existence, terms, or conditions of offers as confidential unless confidentiality is required by law, regulation, (which it isn’t in Arizona) or
by any confidentiality agreement between the parties.
The second amendment, effective January 1, involves the handling of multiple offers. The Standard of Practice 1-15 has been revised to
read:
REALTORS® in response to inquiries from buyers or cooperating brokers shall, with the sellers’ approval disclose the existence of offers on
the property. Where disclosure is authorized, REALTORS® shall also
disclose whether offers were obtained by the listing licensee, another
licensee in the listing firm, or by a cooperating broker.
NAR’S Code of Ethics and Arbitration Manual Section concerning
Multiple Offer Situations was also amended to include the following paragraph:
Explain to the buyer that sellers are not bound by the Code of Ethics.
Sellers, in multiple offer situations, are not prohibited from” shopping”
offers. Real estate brokers may, unless prohibited by law or regulation
“ shop” offers. Therefore, REALTORS® assisting purchasers in formulating purchase offers should advise those purchasers it is possible that
the existence, terms, and conditions of any offer they make may be
disclosed to other purchasers by sellers or by sellers’ representatives
except where such disclosure is prohibited by law or regulation.
The amendment made to Article 10, Standard of Practice 10-1, now
states:
REALTORS® shall not volunteer information regarding the racial, ethnic,
or religious composition of any neighborhood nor shall they engage in
any activity which may result in panic selling (and now added) however, REALTORS® may provide other demographic information.

SEVRAR is receiving numerous complaints concerning the advertising of
active and pending listings in “neighborhood newsletters”. Article 12,
Standard of Practice 12-4 of the Code of Ethics states that REALTORS®
shall not offer for sale/lease or advertise property without authority. Advertising active and pending listings is not permitted except with the authority of the listing agent. You may advertise “sold” properties in the
newsletters. But, there must be a disclaimer that stating that the data
was taken from MLS. Other agents’ active and pending listings on the
internet have had the prior authorization of the Brokers in the IDX agreement.

SEVRAR members
and their families
were invited to
attend the 8th
Annual Family
Picnic on Friday,
March 10th. The picnic was held at the Desert
Breeze Park in Chandler with the festivities beginning at 3:00pm.
The committee provided a variety of activities
and events for children that included, face painting, rock wall climbing, and a blow-up jumping
cage.
Affiliate volunteers served free hamburgers,
hotdogs, and drinks for several hundred members
well into the evening hours.

POLITICALLY SPEAKING:
A CANDIDATE FOR ALL TIMES
If I have heard it once I’ve heard it a thousand times— “what makes a great
candidate for public office?” Strangely enough, probably not what many people
might think. It would be an impossibility to attempt to highlight every side of
this topic so I will begin with what I believe is the most critical for you as voters
to grasp.

As REALTORS® and those who work in the real estate industry, my observation is that the majority of you are already involved on some level in the
political process. If the previous statement describes you, then consider
the following information a mere refresher and food for thought.
Let’s start with some basic principles regarding “public service”
and those desiring to fulfill the role of a “public servant”.
For starters, let’s define what a candidate is. In short, a candidate is someone who aspires to or is nominated or qualified for an office.
Make no mistake; all candidates aspire to hold an elected office—
otherwise, which one of them would desire to endure the public scrutiny
that soon follows their efforts. However, whether or not they are nominated or qualified for office is a different subject and perhaps a topic for a
follow-up article.
It is important to note that several key questions should be
asked when evaluating a group of candidates who are vying for your support and ultimately your vote. The basis for your questions at this stage
should be more along the lines of credibility, knowledge, vision, and principles. These four elements or attributes are key to moving through the
process and selecting the most “qualified” candidate or candidates.

A typical candidate campaign usually has a platform—or stated
principles or policies on which they stand and from which all views, opinions, and comments emanate. As members of the electorate, your knowledge of the issues is imperative and your core position must be carefully
compared to the various political platforms and positions of those seeking
office.
As an example, issues that are key to the continued success
and prosperity of the real estate market as we know it are:

Eminent Domain
•
Banks in real estate
•
Taxation on property, services, and transactions
•
Health Insurance availability/affordability
We may hold our own personal viewpoints and opinions about
each of these. However, collectively as an industry, our position on each
of these points should be singular and straightforward to ensure the
health and vibrancy of the industry and the people who work in it. Candidates who share these same views or who are at least willing to hear and
examine our collective views should be given every consideration.
By now, each of you who reside in a city or town where elections will be held in the coming days should have received a postcard from me listing the names of those candidates supported
by your association. I want to assure you that a very fair and detailed process was followed resulting in a decision on behalf of SEVRAR’s Board of Directors to endorse each candidate.
Each candidate has the best interest of this industry in mind and assured those of us
involved in the process that a fair and open forum for our collective concerns to be heard and addressed publicly would be given. As Government Affairs Director, I am pleased with the efforts of
the Government Affairs Committee, SEVRAR Board of Directors, and the many members who devoted a great deal of their time to strengthen our position as an industry politically.
I encourage each of you to exercise your right as a citizen and vote in the upcoming
elections. You owe it to yourself, your community, and your industry. Primary Election Date:

USING SOUND TO SELL REAL ESTATE

Today, the standard of practice for selling
real estate online is to use digital photos.
Of course, there remains a part of the
industry that still hasn't heard this message, judging by the persistent percentages of listings online without a photo;
but those agents will be out of business
this year anyway. For the rest of the
industry, always looking for a new marketing angle, how about this: try talking
to your prospects. Online.
I don't mean responding to
your emails or using instant messaging; I
mean actually talking to your prospects
by using voice narration and podcasts on
your listings. If a picture is worth a thousand words, then throwing in a few
dozen extra ones – spoken out loud – will
only raise the bar on your competition's

Adding voice narration can start small: Using a standard microphone and the Windows Sound Recorder program, agents can create a
short WAV file that's small enough to store online and quickly download
even by visitors using dial-up modems. Sound Recorder is amazingly easy
to use: there are only five buttons in the entire program. Creating your
message takes three steps: First, write out a script. Use short sentences.
Avoid technical words. Next, practice reading the script out loud a few
times; listen for words you aren't completely pronouncing or rushing.
Most novice narrators need to slow down their normal rate of speech.
When you're ready, find a quiet space with your computer and a microphone. Launch Sound Recorder (under Programs/Accessories) and click
the red "record" button. Read your script. Click the square "stop" button
at the end. Then click the arrow "play" button to review your recording. If
you want to try again, just click File/New and start over. If you like your
recording, click File/Save.
The "hard part" comes next: adding the sound to your listings
online. This will mostly depend upon your web site's programming for
handling listing data. However, almost every modern web database provider feature tools for uploading and storing "documents" or additional
files with the listing. A sound recording is just a different kind of document, so you should be able to upload it using the same process you'd
use to upload a scanned document or PDF file. You should also be able to
message" rather than the technical name of the file. A nice feature of this
approach is that almost every computer with a sound card will be able to
play the recording because the WAV format used by Sound Recorder does
not require any special software to play.
Moving up the sophistication ladder, creating a podcast for your
listings breaks the sound barrier for longer files and enhanced features. A
podcast is essentially a downloadable recording, just like the WAV file, but
it can be of longer durations. And since podcasting software like Audacity
(http://audacity.soundforge.net) is free, creating and editing complex
recordings doesn't cost extra money. Podcasting does not require the
listener to have an MP3 player, either. Podcasts are simply MP3 recordings that can be played on almost any computer or MP3 player. (The
term podcast is just a brand-ism, just like Xerox is used to mean making
any kind of photocopy.) Yet podcasting does expand the possibilities for
using sound to market listings online. As we've already noted, you could
create longer narrations, not only to describe the property in greater detail, but for other topics of interest. You could create a podcast to describe the town or school system; perhaps a short recording discussing
financial options for purchasing the home; or even use a podcast to tackle
common questions like renting versus buying.
When consumers encounter your podcasts on your listings, they
will have a few options for enjoying them. If they click the recording, it

After two full days of interviews with applicants for
the 2006 Leadership Program, final selections were
announced just in time for the seven week program
which began on March 1, 2006.
One of the reasons for establishing the program was to attract “fresh volunteer faces”
to the community-at-large and SEVRAR. The
goal is to build a strong foundation to secure
the future success and prosperity of the

the program ended with nine graduates and
followed with fourteen graduates in 2005.
