An In-Depth Interview with Rob Minton About
Your Opportunities In Making More and
Working Less In Real Estate
Q1: Let’s start with a brief
description of the opportunities
you introduce people to and
the education and support you
provide....
Minton: I teach real estate agents
how to niche their businesses to
work with real estate investors. In
fact, we clone my highly successful
real estate sale business in their
market place. I help them create
their own “turn-key” Income for
Life Membership in their area.
Agents launching ‘Income For
Life’ have use rights for my entire
business system including, lead
generation, sales letters, celebrity
endorsement, they can co-author
their own version of my Income for
Life book. Each month, I provide
them with a national Income for
Life Newsletter and audio CD.
They charge their Income for Life
Members fees and create new
continuity income streams for their
business too. I provide one-on-one
assistance to agents launching my
system. In addition, they can attend
free trainings in my office and we
have group mastermind calls and
mastermind meetings. I only work
with agents on an exclusive area
basis which means they won’t
have competition. This has had a
dramatic impact on the mastermind
effect. Each person is willing to
openly share what is working and
what isn’t working.

hundreds of prospects applying

Q2: What is it like for a person
wanting to break into the real
estate, in particular, working
with real estate investors? How
difficult? How costly? And, in
the spirit of The Phenomenon™,
how quickly can they experience
success? What can happen in just
12 months? Minton: When I began to niche my
business I had my work set out for
me:
• I had to test many lead
generation advertisements
• I had to write and test countless
sales letters
• Create the membership
including all of the special
benefits
• I had to figure out how to enroll
prospects into our Income for
Life Membership.
• Test different price points for
membership.
• Figure out how to sell our
members homes.
• I had to write, from scratch, each
monthly member newsletter.
• Get testimonials and build them
into our marketing materials.
• Print and mail all of the sales
letters.
And the list goes on and on.
Today, when an agent launches
my Income For Life System in
their area, all of this has been done
for them. All the headaches have
been removed and they have ready
to use blueprint with proven lead
generation marketing materials,
proven and tested sales letters, and
much more. New agents launching
my System are enrolling more
members faster than I did when I
was creating this on the fly. This
will save them countless hours,
frustration and wasted money on
marketing that doesn’t produce.
Plus allow them to achieve more in
a shorter amount of time.
Q3: Let’s go back to how you got
started.....
Minton: I went to college for
accounting. I graduated with an
accounting degree and started to
work for Deloitte and Touche, one
of the largest public accounting
firms in the world. I became a CPA
and was on the partner track. A few
of my clients at the accounting firm
were real estate companies. I was
able to see the numbers on some of
their investments. This led me to
start investing in real estate on the
side.
I decided to get my real estate
license so I could find my own
investments. A few of my coworkers at the accounting firm
heard about my investing. Next
thing I know, I’m helping them
find and buy properties using my
real estate license. I really enjoyed
real estate and was bored to death
with accounting. So I decided to
leave the accounting firm and sell
real estate full time.
As an agent, I began by trying
every business building system
available. I learned from some of
the top trainers. Unfortunately, all
of this time was doing ‘regular’
real estate. I was trying to compete
with every other agent for new
listings and new buyer clients.
What a struggle! I didn’t know a
thing about niche and I didn’t know
how to set myself apart from the
other agents. I struggled big time.
So what did I do…kept things
going by working 12 hours a day,
7 days a week.. I handled all of
the marketing, the majority of
the prospecting outbound calls
and sold homes to clients myself.
I invested tens of thousands of
dollars learning from the various
real estate sales trainers without
any measurable impact on my
business. I finally met Dan
Kennedy and meticulously reengineered by business. We created
an information marketing business
with monthly passive income and
tripled our home sales.
My business went from a net loss
with no real value to a massive
income with substantial value.
The best part is that Dan and I
were able to completely eliminate
prospecting. Most agents spend
hours cold calling prospects,
hosting open houses, going to
referral meeting and soliciting their
sphere of influence for clients. We
use lead generation advertisements
and high powered sales letters.
I can literally drive new clients
into my office through automated
marketing. In fact, prospects now

my clients. I now have hundreds of

my client.
Q4: Fast forward and describe
your business and your life as it is
today...
Minton: Today, I don’t even run
my business anymore. I have
hired a President to run the day to
day operation. I have a full-time
marketing director who handles
all of the marketing activities and
5 full time sales agents. I do not
sell any homes. I simply manage
the business from my home office
working just a few hours a week
because it runs on auto-pilot. I
realize this might sound impossible
for a real estate agent, but it is true.
You can call my office - I promise
I won’t be there. They joke in my
office that I’m like the “Wizard” in
the movie Wizard of Oz.
My time now is focused on
spending quality time with my
family. My two daughters seem to
be growing up very quickly and I
don’t want to miss a minute with
them. I also devote a great deal of
my time to helping agents launch
my Less Clients More Money™™
System in their marketplace. I’m
creating new Wizards all over the

Q5: What are the five or six
most significant turning points,
discoveries or breakthroughs that
occurred for you along the way?
Minton:
1) The power of selecting a niche
- pick one target marketing and
let all other opportunities go.

2) The value of a strong sales
letter - The sales letter I wrote for
my real estate sales business has
generated well over $2,000,000

3) Become the “EXPERT”. Being
an “expert” by writing a book
and gaining publicity makes a
significant impact on prospects
and clients.(ALLOWS YOU TO
CONTROL YOUR TIME AND

4) Impact and power of
participating in a mastermind
group. I have been in mastermind
groups with Dan Kennedy
and some top business owners
throughout the country for the last
3 years. These groups have had a
tremendous impact on the way I
see and go after opportunity. (ALLOWS YOU TO SEE
BIGGER OPPORTUNITIES)
Q6: Is it reasonable to say that it
is easier for someone beginning
in real estate today to achieve
significant success than it was for
you, when you started out? I’m
going to assume you’ll say ‘yes’,
so - why?
Minton: YES! Agents launching
my system receive tested and
proven marketing materials. I
had to spend months testing and
tweaking all of our marketing
pieces. I now guide agents in
running a few of my “magic”
advertisements. They then send my
“magic” sales letter to investors
who call into their office. We
prepare customized new club
materials for them which they give
to their new clients. They have
my entire Investor Attraction and
Retention System customized and
working for them in about 59 days.
In addition, they have access to
a mastermind group of agents
launching the exact same business
plan. The focus between agents
is to leverage success. They also
have access to free trainings in
my office. The trainings are for
them and any agents they hire for
their teams. I had to train all of my
agents on my own. Everything has
now been put into systems and can
be cloned from area to area.
Lastly, they have my guidance
and assistance with their questions
and challenges. I have been where
they are going and can save them
hours of time and frustration. This
is because I have already been
through all of the problems they
might be faced with. It’s not like
I’m teaching them something I
have never done myself. Oh- one
more thing. I had to spend months
writing and publishing my book
“Income for Life.” This book now
gives me instant expert positioning.
Agents launching my system can
become a co-author of my Income
for Life book in their marketing
place and be recognized as an
author/expert in about a day. It
doesn’t get any easier than that!
Q7: What are the biggest benefits
of your type of real estate
business?
Minton: We have combined an
information marketing business
with consistent passive income
and a service business with
very large commissions. Most
information marketing businesses
survive with a high volume of
transactions. This is not the case
with our real estate business model
because our business is designed to
extract maximum value from each
and every client. Most real estate
agents sell one home to a client.
We sell multiple homes to the
same clients. Fewer clients - more
money. We are also positioned
as experts allowing us to control
our schedules. Most agents work
24 hours a day/ 7 days a week.
Our positioning allows us to work
during normal business hours.
Also, our clients are not emotional
over purchases. Most home buyers
and sellers are extremely emotional
which makes selling homes a
bigger challenge. Our clients
make decisions to buy based upon
numbers. If the numbers work,
they buy. We know in advance if
the numbers are going to work.
This saves us hours upon hours
showing home after home. Here is

Q8: How much money are people
making with your strategies?
Minton: I have many success
stories I can share with you about
agents who have successfully
duplicated our business model.
These agents have transformed
their businesses to be just like mine
with amazing results. For example,
Preston Letts in Chicago wasn’t
even a licensed agent when he
decided to launch my System. He
obtained his real estate license and
used one of my marketing pieces
and signed up 32 new clients. He
quickly began selling multiple
homes to these clients. He also
does mortgages for his clients,
too. Each sale typically represents
a commission to him in excess of
$10,000. Now, if someone who
wasn’t even licensed can have this
immediate success, just imagine
what can happen to someone who
knows what they are doing. And
Preston isn’t the only one with
these results, I have many students

Q9: We both know - people are
skeptical. They’re going to doubt
that the real picture is as rosy as
you make it out to be. They’re
going to suspect there’s a part of
the story you’re not telling. Or
they’re going to accept your
accomplishments as fact, but still
doubt that they can experience the
same kind of success. What do you
have to say to people with these
kinds of doubts?
Minton: Skepticism is normal and
to be expected. It might be helpful
to step back and look at the big
picture. In the big picture, we have
stumbled into massive demand
for our services. The massive
demand for our services is created
by the big infomercial programs
on TV. These infomercials get
people excited about investing in
real estate. They sell books and
CD’s, but don’t provide any local
personalized help. We have been
able to grow so fast because we are
able to help investors locally in
one-on-one situations. We walk
through homes with investors. We
help them decide which homes
to buy, and which homes not to
buy. We help them negotiate the
best price. More importantly, we
help them with their investment
property until it is a profitable
investment operating on auto-pilot.
Many of our clients have purchased
the infomercial products but didn’t
invest because they were fearful
of making a mistake. We simply
eliminate the fear by providing
one-on-one assistance. In the big
picture, the infomercial companies
create excitement about real estate
investing and we capitalize on this
opportunity in a local, personalized
way. This demand for personalized
help with investing is everywhere,
not just in Cleveland, Ohio. Agents
launching my System tap into this
same demand and then copy our
format for helping these investors.
Another comment I have on this
topic would be that our business is
based upon systems, not people.

prospects.

In fact, I manage my sales business
from my home office. I don’t
take clients, show homes or sell
any houses. This is proof that my
business model is systems based.
My agents were all unlicensed
when I recruited them to join my
team. They learned my systems and
now sell an average of 6 homes a
month each. These agents didn’t
have any specific sales training
before getting licensed to sell real
estate. They are successful because
they are operating in a business
with great marketing that delivers
clients to them day after day. They
also don’t have to prospect. Our
sales letters deliver pre-sold clients
to our door.
Q10: All right, let’s get into some
detail. Let’s go through the nitty-
gritty of exactly how a person
makes money in real estate using
your strategies and methods. Let’s
start with Step One:
Minton:
1) Apply for and setup your
merchant account so that you can
collect income via credit card.
2) Run one of my magic
advertisements
3) Mail my magic sales letters to
prospects responding to my magic
advertisement
4) Receive prospects application to
become your client.
5) Have prospect come to your
office and enroll them into your
club. Charge their credit card so
the money automatically appears in
your bank account.
6) Sell new club members a home
7) Sell new club members another
home.
8) Rinse and repeat.

any and all distractions, negative
thinking and nay-sayers. People
will tell you that you’re crazy. You
must also be willing to do whatever
it takes. This means working like
crazy to spur the actual experience.
The first step is doing the exact
opposite of what everyone else in
your industry is doing. We decided
to stop working with sellers, taking
listings and helping regular buyers.
Everyone, including a few of my
team members thought I was crazy.
They didn’t think it would work.
By letting these unproductive
clients go, we instantly had more
time to focus on attracting better
clients. I studied our businesses
income and found that 80% of our
income was coming from just 20%
of our clients. These clients were
real estate investors. We simply decided to build
our niche around our top most
profitable clients. Most agents
build their businesses around
their bottom, least profitable
clients. You must utilize the
80/20 Rule to experience the

Q13: The theme of The
Phenomenon™ film that you
were a part of is - in the next
12 months.... getting more
accomplished in the next 12
months than in the previous 12
years. You have lived it, and seen
it, but for many people, this is
going to be a difficult concept,
possibility and goal to wrap
their heads around. Using your
strategies, capitalizing on the
opportunities we’ve been talking
about here, what could a person
do in just the next 12 months?
Minton: We created a club or
exclusive membership for our
investing clients. An agent
launching our business model
could very easily have 150 to
200 members in their own club.
Our investor membership has 3
levels. The signature level which
we charge the investor $29.95 a
month. The VIP level which we
charge the investor $99 a month
and a Platinum level which we
charge the investor $199 a month.
In fact, their club membership
should look something like this:
­• 150 total members in 12 months
(this is only averaging 12.5 new
members a month)
­•5 at the Platinum Level for
an annual passive income of
$11,940
­• 15 at the VIP Level for an annual
passive income of $5,940
­• 130 at the Signature level for
an annual passive income of
$46,722
­• The agent launching my business
model would also charge each
club member a $200 enrollment
fee. This would generate an
additional $30,000 of income.
This means that the real estate
agent would have created four new
passive income streams providing
$94,602.
However, the most lucrative part
of the club is the commissions
earned on home sales to club
members. 40% of our members
buy one home. This would lead to
60 additional home sales over the
course of the year. Depending on
home prices in their marketplace,
this could provide commissions
anywhere from $270,000 (avg.
commission of $4,500) to $525,000
(avg commission of $8,750). In
addition, roughly 24% of our club
members buy multiple homes. On
average, this 24% buys 4 homes.
This would lead to an additional
108 sales and bringing in anywhere
from $486,000 to $945,000 in
commissions.
Accounting for all income
opportunities above, the range
of income available to an agent
launching my Less Clients More
Mone™ Business is $850,602 to
$1,564,000 depending on their sale
price and average commissions.
Now these sales and income
numbers are not guaranteed. These
percentages are accurate for my
real estate sales business. Their
numbers may be higher or lower
depending on which Systems they
decide to implement.
Q14: I’m sure you have some final
‘words of wisdom’.....
Minton: The turnover in the real
estate sales business is rumored to
be around 80%. This means that
for every 100 new agents that get
their real estate license, 80 leave
the business. I believe this turnover
occurs because the majority of
real estate agents copy a failed
business model. When they get
started, they copy what they see
all the other agents doing. This
means that they are copying failure.
Copying failure will not lead to
success. The reason agents fail is
because they try to be everything
to everyone. Agents go after and
try to list every type of home, from
starter homes, to trade up homes,
to luxury homes. They solicit
condo owners, apartment owners,
waterfront homes, and even
listings outside of their geographic
market area. In addition, they do
the same thing with home buyers,
too. This does not give them any
advantage over their competition.
To be successful selling real estate,
one must draw a line in the sand
and build their business around
one particular niche. They must
turn away all other business and
become the specialist for their
niche. The absolute best niche is
working with real estate investors
because they buy multiple homes,
not just one home. Remember, one
of my clients bought 20 homes in
12 years. Others have bought 14
homes, 12 homes, 9 homes, etc.
My words of wisdom are to niche
and to pick a niche that provides
you with the greatest lifetime client
value. This is how you engineer the
Phenomenon™ in your life.
10 Steps to Success Using Rob Minton’s Proven

Here are the 10 Steps you need to follow in order to experience “The Phenomenon™” in your real estate sales

STEP 2: Become an expert
Purposefully create the perception that you are
the one and only expert to your selected niche.
If you are perceived as the true expert, prospects
will literally chase you down to be one of your
clients. Expert positioning also allows you to
completely control your schedule and increase
your commission rates. You can easily create
expert positioning by publishing articles, getting
free publicity, giving speeches and writing your
own book.
STEP 5: Send a monthly newsletter to lock your
clients to you for life
I send my club members a 12 page newsletter
each and every month. This newsletter is funny,
entertaining and educational. They actually look

STEP 3: Write a book
Write a book catered to prospects in your selected
niche. Promote yourself as an author to your
niche. This book will give you automatic “expert”
status. You can self-publish your own book and
eliminate the need for a real publisher. In fact,

STEP 6: Use long copy sales letters to compel
prospects to become your clients
I have several sales letters for my business.

sick. They don’t complain. They are little money

STEP 4: Create an exclusive program/club for your

Create a club or membership for your clients.
Your club would obviously be created around

STEP 7: Create new passive income streams in
your business
If your business is entirely dependent on
commissions, you’re in trouble. Build additional
income streams into your business to protect
yourself. I built several income streams into my
real estate business, including a very lucrative
passive income stream providing over $100,000 a
year.
STEP 8: Build your business around a future bank
of sales
Each home we sell today will bring two new future
additional sales in two to three years. This simply
means that we have designed our business to
automatically double every two years. To engineer
this into your business, you need to change your
focus from getting more clients to expanding each
client’s lifetime value.
STEP 9: Hire a celebrity to endorse you and your
business

Why Specializing With Real Estate
Investors Could Make You Wealthy
B
efore I summarize my niche, let me share
some thoughts with you about the real estate
business in general. As mentioned earlier, 80
percent of the new real estate professionals quit the
business within the first year. That doesn’t count the
agents who maintain their licenses but don’t sell any
homes. Why do so many quit the business? They
are tired, frustrated, burned-out and NOT MAKING
ANY MONEY. With the recent market bubble,
many more will, unfortunately, be forced out.
Many real estate professionals have to start from
scratch each month ... living commission check to
commission check … always worrying about where
the next sale is going to come from. You know that
feeling. Hoping that your listing sells or that your
buyer doesn’t find a nice “For sale by owner” home
and cut you out of the transaction.
In my area, approximately 48 percent of the homes
listed for sale do not sell the first time they are
listed. You and I know the reason why – overpriced
homes. If you play the listing game, you kill
yourself to get the listing. You spend your time
advertising and promoting the home and 50 percent
of the time, you don’t get paid. There were many
times when I would list a seller’s home and then
spend my weekends showing that seller homes
to move into, only to lose both sales because the
seller’s home never actually sold. Two potential
sales became NO sales. This was pretty painful for
me both in lost income and time. I hope this hasn’t
happened to you, too!
If you don’t have a steady stream of sales coming to
you, you do NOT have a business. You have a job
with no guarantee of a paycheck – the worst kind of
job! If you want to avoid, possibly even eliminate,
the frustration and burnout that send 80 percent of

new agents out of the business and the remaining
agents suffering in agony, there’s a very simple
requirement: You have to somehow steady the
“income ship.”
That means you must end roller-coaster income.
You must end anxiety. Replace anxiety with
certainty. And you must regain control of your time
and your life.
Everyone talks about this, but most real estate
professionals shrug it off as hopeless. A silly pipe
dream. They resign themselves to long, long hours
working seven days a week, fighting for every piece
of business, putting a lot of time into a listing then
losing the commission because the home doesn’t
sell. In fact, many agents are literally living in fear
– the fear of losing a client if they don’t leap up and
answer their cell phone anytime it rings, morning,
noon or night, dinner time, wherever, whenever. If
a buyer client wants to see homes on Saturday and
it’s your child’s birthday party, you are fearful that
they will find another agent if you say no. This, you
believe, is simply how it has to be. The nature of
business. Many spend as much time apologizing to
their spouse, son, daughter and friends for missing
or being late to ball games, school plays, birthday
parties, even wedding anniversaries as they do
selling homes! Every time they have to “take this
call,” they shake their head sadly and say “it’s just
the way my business works.”
