Additionally, she had in mind to gather information for an upcoming home flooring project. “We needed carpet in the family room, and I just wanted to see what the store had available,” Mrs. Woods explains. M ost collectors of wine don’t start out with a wine cellar and try to fill it up. They purchase a few bottles, when they find a vintage they like they might purchase a case. They may visit a winery and purchase some wine. They may have friends that share some of their “favorites”. Eventually the owner begins to consider how he can store his growing collection and maintain it properly. This is where APEX Wine Cellars can become your wine cellar expert. There are various ways such as through the wall (similar to a window air conditioner), split systems (similar to a home air conditioner), and other unique equipment designed to over come a specific problem. You want to keep the room at about 55-60 degrees and about 70% humidity. Second, you need to properly vapor barrier and insulate the room. A 6ml plastic vapor barrier needs to cover all the walls & ceiling. Then you need to apply R13 insulation to the walls and R19 insulation to the ceiling. You can then apply either dry wall, T&G wood paneling, or stone 4 RE/MAX Renowned Properties for a finish surface depending on the look you are trying to achieve. Third, you will need to install an exterior grade door. Remember you are trying to build a room size refrigerator so you do not want any cold air escaping around the door. If you have a viewing window it must be thermal pane. Fourth, you can select anything except carpeting for your floor covering. Even if you choose not to cool the room, build it like you were going to cool it. Later you may change your mind. It is relatively cheep, in the beginning, to add insulation and vapor barrier and very expensive to add it later. If you are wondering how big to build, we suggest that you count the number of bottles you currently have and multiply it by three. The racking material is unfinished (like the furniture you would get at the finish it your self stores). The theory is if you paint, stain, or varnish the racking the odor, over time, will penetrate the cork and spoil the wine. It makes no difference if you are looking for a plain storage room or a show place where you can bring friends. The construction specifications are the same. If the time has come to get organized, give us a call and we would be happy to assist you through the process. T HE THREE CRITERIA OF INTERIOR DESIGN Congratulations on your new home! Getting a new home is one of the most exciting events we ever experience in life. But, now that you have your new place, how are you going to decorate it? Interior design has three basic criteria: all interiors are financial, functional and aesthetic. These three concerns should be addressed in that order. No matter how large or small your home is, establishing a proper budget is always your first topic of business. But, how do you go about determining a budget? Follow these simple guidelines and you will have a handle on how to properly budget for your interior design. FINANCE Step One The cost of the home is the first number is our starting point. Take the retail price of the home and multiply it by 15%. That will give you the total amount of money to allocate for your entire interior design. This includes everything, from soup to nuts, or from furniture to silverware. Over the years I have seen this formula work time and again. If you budget only 10% of the price of the home, the home looks partially empty and under-decorated. If you budget 20%, the home looks ostentatious and over-decorated. Also, subtract the price of the items you are bringing with you from the 15% figure. If you are bringing leather sofas, a bedroom set, dining set, mattresses and box springs, etc., these need to be subtracted from the 15% to arrive at a correct budget. If you are entirely redecorating, which, of course, is rare, 15% invested over the years will complete your design. 6 RE/MAX Renowned Properties Step Two Take the figure arrived at in Step One, and divide it by the number of rooms in the home. Be sure to include bathrooms in this figure. For example, say the home cost $100,000.00 and has seven rooms. $100,000.00 x 15% is $15,000.00, equaling your total budget. This figure divided by 7 (the number of rooms) equals $2143.00 per room. Voila! You now have a budget for each room. You next take this figure and “fudge” it a bit. Take budget money from the smaller, less important rooms and allocate more funds for the important rooms in the home. You now have financial guidelines as you decorate your home. You will know the figure you are working with as a budget and, as you decorate (for rarely do people decorate an entire home all at once) you have a starting point for answering your financial concerns. FUNCTION The second criteria listed above is functionality. As LeCorbusier said, “A home is a machine for living.” Buckminster Fuller likened the home to a “capsule for living.” When thought of in these terms, the home is a machine. A machine must function properly or it is of no use to the owner. Your home needs to function on many levels. Determine how many people will be occupying the home. You also will want to know what specific needs these people have and how you accommodate them. This may sound like an easy, rote question; of course, you know how many people will be living there! However, a couple with small children will have cerRE/MAX Renowned Properties 7 tain functional requirements that differ versus two empty nesters whose children are grown. There are also your guests and visitors to consider. Do family members live out of town and need a place to stay when visiting? If so, you need a spare bedroom or a sofa sleeper. Are holiday get-togethers held in your home? Do you serve sit down dinners, or do you serve buffet style? Do you entertain often and, if so, how many people need to be seated? As you ponder the functional aspects of your home, you begin to learn your financial priorities. What items are most important to get your new home up and running the quickest? Think about people, places or things that bring you joy and happiness. For example, what direction does the home face? If it has a southwest exposure, window treatments will be important to protect your furniture and carpeting from sun damage. If it faces north, perhaps you should choose brighter wall colors to provide balance for the lack of natural sunlight. Each room in your home should have its functionality determined before you decorate. Often, and one of the best ways to approach a space, a room will have multiple functions. Say you have younger children in school and would like a place for them to do homework in an area that you can monitor and help them. Perhaps a space carved out in the Family Room for computer or desk would solve your challenge. AESTHETICS Even though the “look” of the home is our final concern, in overall emotional and functional effect, this has great impact. The first thing to do when considering the “design” of your interiors is to choose a motif. A motif can be anything. It can reflect the area in which you live (New England Cottage Style, the Southwest Look), it can be historically relevant (18th Century, Victorian or Arts and Crafts) or it can be a “fantasy,” a way in which you would like to live (Tuscan Style is popular now). Another way to determine motif is to think about people, places or things that bring you joy and happiness. Perhaps you were close to your grandmother and she always wore lilac. Whenever you see lilac, you think of her. You can incorporate this color into your color scheme and bring a little of that childhood joy back into your life. The family is centered on the home. Surround yourself with pictures of loved ones and you never feel alone. Find a private space (everyone needs a room of their own!) for rest and recovery in a spare bedroom or study where many of the objects with great meaning for you (Awards, your children’s early drawings, etc.) are there to remind you of the importance of the house as home. C O LO R T H E R A P Y 1 0 1 Color is the next hurdle most homeowners face. There are some basic rules of Color Theory that will help. T H E L AW 6 0 - 3 0 - 1 0 Think of a man’s suit when dressed formally. 60% of the outfit’s color is the suit itself, jackets and slacks. The 30% color is represented by the shirt and the 10% coloration of the outfit is the tie. 8 RE/MAX Renowned Properties Use this formula when choosing colors for a room. Pick a color for the 60% (walls, floors), a 30% color (say, the upholstery or drapes) and a 10% color (perhaps a spray of flowers or decorative throw pillows). If you try this handy formula, your rooms will be perfectly colored every time! Why this works is anybody’s guess, perhaps it is human nature to want to see a unifying color (the 60%), a color providing visual interest (30%) and a dash of accent color (the 10%). Think of the ten percent as jewelry on a woman’s outfit and notice how jewelry makes the outfit “come to life.” C O LO R S C H E M E S There are two basic color schemes the homeowner can select from when decorating. There are others, but sticking with the basics makes for a beautiful interior. Think back to your high school physics class. There you were introduced to the Color Wheel. Wheel on down to the paint store and pick one up for yourself. Colors that appear on the Color Wheel opposite one another are called complementary colors; such as Red opposite Green, Yellow opposite Blue. Complementary color schemes tend to be more formal and create visually active spaces. Complementary schemes, due to their inherent formality, are often seen in Living Rooms and Dining Rooms. Colors that are next to each other on the Color Wheel are called analogous color schemes, i.e.; Yellow is next to Green, Blue is next to Green, Red is next to Orange. Analogous color schemes are more sedate in feel and tend to be less challenging to the viewer. These are best used in areas designated for rest and recovery such as Family Rooms or Master Bedrooms. C R E AT I N G C O LO R F LOW The question most often asked by homeowners is, “How do I create color flow in my new home?” It’s as easy as 60-30-10! Say you have decorated your living room in the 60-30-10 formula described above. The way to create color flow is to take one of those colors, say the 60%, and translate it into another room in a different “medium.” For example, the living room walls are painted yellow. Take that yellow color from the living room walls and “restate” it in other ways, say, as dining chair seat covers. Now, the 10% color in the dining room is yellow. You then “pull” the other colors in the living room space and plug them into the two percentages left, the 60% and the 30%. The nineteenth century pundit Edgar Guest said, “It takes a heap o’ livin’ to make a house a home.” When moving into a new home, we often bring a heap o’ living with us. Making your new house a home takes a little bit of budgeting, a look at the homes many uses, a smattering of design savvy and a lot o’ love. Enjoy.
