Rental Agreement !
This Short Term Rental Agreement (the “Agreement”) is made by and between Robert Scata (“Homeowner”) and XXXXXX
XXXXXX (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable
consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property: The property is located at: 4027 Graywood South, Geneseo, NY 14454
2. Rental Party: The rental party shall consist of Guest and the following persons (10 Max) listed on page two (2) of this
Rental Agreement.!

3. Maximum Occupancy: The maximum number of Guests is limited to 10 persons. !
4. Term of the Lease: The lease begins at 4:00 p.m. on Saturday XXXX XX, 201X and ends at 10:00 a.m. on !
Saturday XXXX XX, 201X. This property requires a 7 night minimum stay. If occupancy of the rental property is less
than 7 days, the Guest will be charged the 7-night rate. PL

5. Rental Rules: Guests agree to abide by the Rental Rules and Regulations attached as Exhibit A at all times while at
the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by
the following rules at all times while at the property.

6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall
exercise this right of access in a reasonable manner.!
7. Payment: Acceptable payment methods are personal check (if received no less than 60 days in advance), bank
check, money order or Postal money order. Payment is required as follows to confirm the reservation:!

a) If your reservation request is received more than 61 days prior to your arrival date, a partial payment of 50% of
the weekly rental fee is required within 7 calendar days of the request. This partial payment will reserve the week
for you. The remaining 50% of the weekly rental fee and the security deposit are due 60 days prior to your arrival
date. This will confirm your reservation. If payment in full (including security deposit) is not received 60 days prior
to arrival date, your reservation will be forfeited and the terms of our cancellation policy will apply.!

b) If your reservation request is received less than 61 days prior to your arrival date, payment in full (including the
security deposit) is required within 7 days of the request to confirm the reservation. !

The remaining 50% of payment plus security deposit are due XXXX XX, 201X ($XXXX.00).

8. Cancelation Policy: In the event of a cancellation, email notification to: [email protected].!
1) If a reservation is cancelled sixty-one (61) days prior to the arrival date, one hundred (100) percent of the payment
made, less a $150.00 cancellation fee will be refunded. !
2) If cancelled between thirty-one (31) days and sixty (60) days prior to arrival date, fifty percent (50) of payment
made, less the cancellation fee ($150.00) will be refunded. !
3) If a reservation is cancelled thirty (30) days or less prior to the arrival date, no refund will be provided.!

If the property is re-rented for the original rental amount, one hundred (100%) percent of the payment, less the
cancellation fee ($150.00) will be refunded. If re-rented for less than the original rate, a balance of the payment, less the
cancellation fee will be refunded. If the property is not re-rented, or if there is payment outstanding, no refund will be paid.!

9. Security Deposit: A $300.00 security deposit is required to confirm the reservation.

Exhibit A - Rental Rules and Regulations and agree to the $300.00 security deposit .
