The Property is located to the south east of the B4176 (Himley Road),
approximately 5 kilometres to the west of Dudley. The Property is also
in close proximity to the A449 trunk road affording excellent road links
with Wolverhampton, Dudley and the wider Black Country.
The land is accessed via a private haul route off Crooked House
Lane, south of the B4176.
Extending to 31.97 ha (79 acres), the Property is available in 2 lots.
Lot 1: Approximately 17.94 ha (44.33 acres) - shown in red.
A former brick clay pit with the benefit of Planning Permission for
the disposal of waste, together with undisturbed ancillary lands.
The site’s total permitted void is estimated to be 1.045 million
cubic metres although this could be increased to approximately
1.320 million cubic metres if the remaining insitu clay reserves at
the Property are extracted. The freehold interest of the minerals
is included within the sale of this Lot.
Lot 2: Approximately 14.03 ha (34.67 acres) - shown in blue.
Ancillary lands comprising a closed landfill reinstated to
grassland and with benefit of landfill gas royalty.
Both Lots are sold with the benefit of right of way over Crooked
House Lane. In addition, a right of way shall be granted to the
purchaser of Lot 2 over Lot 1 for site access.
Environmental Permitting
An Environmental Permit will need to be obtained from the Environment
Agency before landfilling in Lot 1 can commence.
We have been made aware that Lot 1 benefits from a connection to
mains electricity supply.

Data Pack
A comprehensive data pack containing site plans, planning permissions,
title and other information to assist a possible purchaser is available from
Carter Jonas on request. The cost of the data pack is £50 and the pack
will be issued subject to terms of a Confidentiality Agreement.
Method of Sale
The Property is for sale by informal tender. Written bids are to be
received by Carter Jonas no later than 4.30 pm on 31st January 2012.
The vendor reserves the right to accept an offer or remove the Property
from sale before this date.
Lot 1 is offered freehold with vacant possession upon completion.
Lot 2 is offered freehold but subject to the existing landfill gas agreement
and aftercare arrangements held with the former landfill operator.
The freehold title has been registered.
Easements and Other Rights
The interest in the property is sold subject to and with the benefit of all
public and private rights of way, wayleaves and easements whether or
not specifically mentioned.
Town and Country Planning
Lot 1 benefits from an extant Planning Permission ref: P07/1198,
granting the extraction of brick clay and restoration via infilling with waste
materials to woodland and open space (subject to various conditions).
Planning is due to cease no later than 2042.
