The community fall garage sale will be October 18th from 8-3.
We are happy to announce the Tree Program
Order Form will be available soon. If you
are on the list, it will be e-mailed or mailed
to you. The order form will also be available
on the website in case you missed the list. The
order form will have the tree types available and the cost.
(Yes, it includes having the tree planted) It will be up to
the Homeowner to call 811 to make sure that no wires,
cables, irrigation etc… will be in the way. It will also be
up to the Homeowner to clearly mark the area where you
will want you tree planted. If for any reason the tree cannot be planted in the location marked, we will contact you
or advise you if you are home.
Bulk pick up will be November 8th from
7-12. No chemicals, paint or tires allowed.

Blackhawk’s Annual Meeting has been rescheduled
for October 21st, 6:30 pm
Creekhaven’s Annual Meeting is scheduled for
October 22, 6:30 pm
The location for both meetings will be held at Tink –
A – Tako, 1662 Encino Rio, San Antonio, TX 78259.
RSVP is required as space is limited. Please contact the
HOA Manager Katherine Matulis at [email protected]. If you choose to, food and/or beverages will
be at your expense. The HOA will not be paying for any
refreshments.
Stratford’s Annual Meeting is scheduled
for October 29, 2014 6:30 pm
The location for this meeting will be at the Pavilion.
They will be holding a Halloween Costume contest for
the kids only.
You must include a check to cover the cost of your order.
Order forms received with out a check or money order
will be void. Please make the check out to the Bulverde
Village POA.
Once we have all the order forms processed, we will place
the order and set up the schedule. Thank you to all who
participated in this program.

I know I sound like a broken record. I really wish we could be providing you with fun and entertaining news, but until we get
the word spread around how important it is to keep up the maintenance of your home and the community, we will keep posting
the information.

Spring and fall weeds grow tall and spread quickly. I drive the
community every two weeks. That gives you plenty of time to
mow your yard. Stratford and Creekhaven have already started
to force mow Lots. The cost to you the homeowner is $60.00.
If you don’t pay, we will put a lien on your property. Please
don’t let this happen to you. The HOA would rather invest
your money on fun community events vs. covering court costs,
legal fees etc . . . It is your choice. We need your help. Weeds
are starting to spread to the sidewalks and curbs. Please help us
clean this area up by contacting the County and or if you have
to opportunity to pull them or use a weed control product to
help that would be greatly appreciated.

Fall is a great time of year to get some of those
little jobs done around the home. Painting/staining your fence is one of them. A list of colors can
be found on the website.
As the communities get closer and closer
to becoming homeowner controlled, just be
aware that if you owe money to the HOA or
the POA and your account is at the attorney’s
office, and you have not contacted anyone to
get on a payment plan, the HOA/POA has the right to start
foreclosure proceedings. It is your decision. The HOA/POA
sends out statements, reminders, first class mail and certified
mail. If you get a green card and YOU choose not to pick
up your mail, that green card is returned back to us. It is filed
and becomes evidence that you chose not to receive the important documentation. Once your account is turned over
to the attorney’s office, they start the process all over again.
They send statements; they offer you a payment plan. This
process can take up to a year. If we have not heard from you
the attorney then files a lien on your home. In some cases
they will file a judgment against you. Still no communication,
no attempt to make a payment – well, this is where we are in
the process. The last step, FORECLOSUER. If the amount
that you owe the POA were not at $174,000.00 we would not
be taking these drastic steps. In the next few months or so,
you will be receiving the statement with next year’s assessment amount and any amount past due. I urge you not to
throw anything from the HOA or the POA away before you
open it and see what it is about.

States begins Daylight Saving Time at 2:00 a.m.
on the second Sunday in March and reverts to
standard time on the first Sunday in November.
Check out the Botanical Gardens: BOOtanic
Gardens and plant sale October 25th. Art with
Lego’s is featuring until January. Children’s
Vegetable Gardens until December. They also
have fun walks during the summer like; bring
your pet, moonlight walks, movie night.

100 years.

Hungry? Besides all the wonderful places to visit around
the neighborhood, stop by and visit the Perl Brewery. The restaurants, the shops, the music and Market Days. There are
plenty of things for everyone.

Change your clock,
We would like to welcome you to the neighborhood. It is
very important to us that whether your time in our community is a short one or extended period, we want you
to feel at home. We are asking that you please help keep
our communities looking their best. It appears that many
of the homes that are not being kept up are the home
which renters live in. This becomes upsetting to the Homeowners who live in the community or next door to you
then you are not properly maintaining the property. If
your lease states that the Owner or Property Management
Company is responsible to the maintenance, please stay on
top of them to make sure that they are providing a regular
maintenance schedule. If it is up to you to mow and maintain the property, please start doing so. We send letters to
both you the current occupant and to the Owner of the
Lot. You are not an exempt from the rules and regulations
of our community. It costs the HOA’s money to have to
remind folks to do the simple but important things to keep
the community a beautiful place to live. Please pitch in
and do your part.

Getting To Know Your
Neighbors Creates Community
In our fast-paced, stress-filled world, we often don't create the opportunities that we need in order to get to know our neighbors.
In days past, good neighbor relations were the staple of every strong community. Being able to share life's experiences, both
good and bad, with those who live so close to us was once considered one of life's greatest blessings.

These days it is the exception rather than the rule to take the time to create strong relationships with the people we share our
community with...and we are each the poorer because of it. Each one of us has a story to tell, a hand to lend, a laugh to share,
and friendship to give. What keeps us from extending so much of ourselves to the families that live around our own may be those
same things that prevent us from experiencing many of the great blessings of our parents or of our youth: A changing world that
focuses more on the individual than the family and the need to remain isolated in order to feel "safe and secure.
" Someone once said, "If you always do the things you did, you'll always get the things you got." If we want to grow as a community then we have to risk breaking free from the bonds of isolation that are so easily created by and for us. We must reach out
to our neighbors and let them know that they matter and that we care. If we do that, even in the most seemingly insignificant of
ways – like a wave as we pass on the street - then we are moving toward a better community and a better way to live.

Just because our culture has pushed us away from ourselves doesn't mean it is right, it just means that we have to work that much
harder in order to reconnect with one another and create a better environment in which to live.

To protect you property values and maintain the quality of life you expect in your community.
To correct a problem within your community. Perhaps parking is an issue, or maintenance has been neglected.
To give back to your community and neighbors.
To be sociable, meet your neighbors, and make friends.
