AIA Documents-on-Demand®: o All the documents will be available through AIA Documents-on-Demand. ACD5: o Unlimited Update documents will be available to current ACD5 unlimited customers. *However, no new ACD5 unlimited licenses will be sold. o AIA Documents-on-Demand® Plus All the documents will be available through AIA Documents-onDemand® Plus o Architect and Contractor Bundle - 1 o The documents included in the bundles will remain the same but current bundle customers can purchase the updated documents through AIA Documents-on-Demand® Plus. Paper Documents: No paper documents Talking Points: Master Agreements with Work Orders and Service Orders: o A need for these documents was identified by the AIA Contract Documents Committee working with AIA’s Small Firm Roundtable (SFRT), and two of the AIA’s Knowledge Communities: the Small Project Practitioners (SPP) and the Custom Residential Architects Network (CRAN). The concept was tested during the 2012 IPSOS, market research survey where Master Agreement/Task Order documents were the 4th favored new documents out of 10 concepts. o The Master Agreement allows the parties to agree to a predefined set of terms and conditions that will be applicable to multiple scopes of work or services. In order to add services under the Master Agreement, the parties will execute a task order (either a Service Order or Work Order) that establishes, among other specific terms, the scope of services or work, and the compensation. o These new documents will avoid the necessity for the parties to renegotiate their entire agreement when new services or work are added during the duration of the Master Agreement. The Master Agreement plus Task Order contracting method allows multiple scopes of services or work to be issued quickly without the necessity to renegotiate the terms and conditions of the Master Agreement. o These documents will likely be used for smaller projects or where the Architect or Contractor will be performing a number of traditional or non-traditional services on a number of projects over a period of time. B133, Construction Manager as Constructor (CMc) Edition: o The audience for the new document is owners and architects who use the construction manager as constructor delivery model. This delivery model is typically used by sophisticated owners on larger projects. o AIA Contract Documents recognized the need for this document to define the architect’s scope and responsibilities when a construction manager is involved during the design phases of this delivery model. o The benefit of the construction manager as constructor delivery model is that the construction manager, who will be performing the construction of the project, is brought on early in the process to work collaboratively with the owner and architect during the design phases. The construction manager provides a guaranteed maximum price or control estimate to the owner once the design has reached a sufficient level of detail. From this point, the construction manager then constructs the project similar to the way a general contractor would. This collaborative process provides the owner and the architect with the benefit of having the builder’s perspective during the design process. This may result in a more efficient and less costly project than use of other delivery models. 2 o B133 is coordinated for use with the A133-2009 and A134-2009 Owner/Construction Manager as Constructor agreements. Program Manager for use on a Single Project: o The target audience for the new C172™–2014, Standard Form of Agreement Between Owner and Program Manager for use on a Single Project, are owners who can use this agreement to hire a program manager to administer the owner’s responsibilities on a project and provide advice throughout. A program manager does not have to be an architect under this agreement, but the AIA believes that architects are particularly suited for this role. o This document is flexible for use on any size of project, small to large, because the document includes optional services that may be selected to customize the program manager’s scope . These optional services include a range of cost estimating and construction administration services that the user can select based on the needs of the project. The document also allows users to select from a range of information management duties that the Program Manager may perform.
