Dear Members,
We are delighted to inform you that the process of residential conversion of Savera Paradise Phase-2 is
completed and the project has got its approval from the Office of the Tumkur Deputy Commissioner on
20-06-2014 vide order number ALN (TMK) CR-79/14-15 and ALN (TMK) CR-80/14-15.
The conversion order has been uploaded on our website www.saveraparadise.com and can be viewed at
your convenience.
We thank all our valued members who trusted us and co-operated with us throughout this period of
inadvertent delay by continuing the payment of monthly installments which gave us the confidence and
the moral support to finish the process at the earliest. We appreciate your trust, and we’ll do our best to
reciprocate by offering the kind of product and service you deserve.
We are also happy to inform that we have started a housing project in Savera Paradise – Phase 1 and have
started the construction of the model home which is expected to get completed during the month of
November 2014. In subsequent correspondence, details about the housing project will be communicated.
After obtaining the project approvals we have not wasted any time and have already started planning
about the development work in Savera Paradise- Phase-2. We expect to start the development work by
month end and deliver all the amenities as mentioned in the brochures at the earliest.As practiced in Phase
1 of this project all the snaps of major developmental work will be uploaded at regular intervals on our
website for your reassurance.
As mentioned earlier, the company will call for the payment of Rs. 1,50,000/- (Rupees One Lakh Fifty
Thousand) only when it has started the development work in the layout and at the time of conducting the
Bumper draw for its various prizes.
As a result of completion of major project approval works and start of the development work in the
layout we sincerely request all the members to pay the one-time amount of Rs. 1,50,000/- (Rupees One
Lakh Fifty Thousand) along with the monthly installment of Rs. 9,000/- (Rupees Nine Thousand Only) on
or before 15th August 2014. Hence all the members would be required to pay a sum total of Rs. 1,59,000/(Rupees One Lakh Fifty Nine Thousand) for the month of Aug- 2014.The dates of the lucky dip draw and
details of sites allotment will be communicated at the earliest.
We are also pleased to inform that due to the overwhelming response we have sold most of the saleable
sites and are left with very few to offer. Due to the limited availability if any of our members or there
relations/friends are interested to apply they can do so by paying a premium of Rs. 50,000/- along with
updated installment and the above mentioned one-time payment of Rs. 1,50,000/- (Rupees One Lakh
Fifty Thousand) on or before 15th August 2014. The company will not be accepting any applications for
sites beyond 15th August 2014.

TERMS & CONDITIONS OF MEMBERSHIP FOR SITE IN SAVERA PARADISE
1.
The location of the layout is “Savera Paradise” – Near Hirehalli Industrial Area, Incap factory Road, Tumkur District. Duration of the
Scheme is 60 months for Plan A and for Plan B – immediate.
2.
The area of the plot is 30 X 40 i.e., 1200sq.ft. If the plot is in excess or less than 1200sq.ft. the difference of cost shall be borne
proportionately by the members or company accordingly. The cost of the site measuring 30 X 40 will be the amount as mentioned
overleaf depending on Plan.
3.
For members in Plan A the site numbers will be allotted through a site dip draw as per membership number, apart from the bumper
draw to be held in the month of October 2013. Only those members who have paid Rs. 1,50,000/- along with the monthly
installment will be eligible for both the draws.
4.
The members cannot choose the direction of the site he applies for. The same shall be decided through draw system only.
5.
If the member is not present at the time of the site draw, the company shall pick the draw of site, after site draws of all the
members present
6.
For members in Plan B who have paid the full and final amount within the due date sites to them will be allotted on first come first
serve basis before the lucky draw to be held in the month of October 2013.
7.
In case any member fails to pay installments before the 10th of every month he shall be liable to pay a sum of Rs.300/- as penalty
per installment per month.
8.
Cheque bouncing charges of Rs.750/- shall be charged in case the member’s cheque is bounced.
9.
All the members are requested to pay the monthly installments regularly for the development of the layout without any
interruption, in case any member fails to pay 3 consecutive monthly installments for Plan A then his/her membership will be
cancelled without notice and the amount so paid shall be refund as per clause 10.
10.
The money received from the members is invested in the development of the site. I hence refunding the amount during/after the
scheme is difficult. So to discourage such practice 50% of the amount paid shall only be refunded.
11.
The member must get their site registered compulsorily within a maximum period of 3 months after the closure of the installments
or the company reserves the right to charge the member office maintenance charges (at the discretion of the management) per
month towards office maintenance.
12.
Change of address of member should be intimated to the office in writing (oral communication ‘shall not be entertained) and an
acknowledgement should be obtained, else for all communications and other requirements the address furnished in this application
form will be valid.
13.
Stamp duty, Documentation, Registration charges and allied expenses shall be borne by the applicant.
14.
Security will be provided for the layout till the completion of the scheme and thereafter the customer will be responsible for the
respective site’s security.
15.
Only the Company reserves the rights to alter, defer any terms & conditions mentioned above. In case of any discrepancy
regarding any matter what so ever, the decision of the management of the company shall be final & binding.
16.
The company shall not be liable for any loss or damage due to Act of Nature, Government actions, other force majeure,
circumstances and shall not be liable to pay any amount as compensation or otherwise for on such loss. In future after this date, if
the project land is acquired by government or other local authority agency etc, the company shall compensate the members
proportionately the compensation which the company has received from such agency after deduction of all the office
expenses/development expenses the company has incurred.
17.
The company reserves the rights to accept or reject any application for membership.
18.
All disputes are subject to Bangalore Jurisdictions only.
Layout will be provided with Cement concrete drain, Individual under ground drainage, Piped water facility for each plot,
Overhead water tank with sump, Metalling and tar road, Complete electrification, Park development and will be DC
Converted and approved by Tumkur Urban Development Authority.(TUDA)
Having come to know of SAVERA LAND DEVELOPERS (P) LTD., providing sites, I hereby request you to admit me as a
bona fide member for me to purchase a plot as declared. The above-mentioned Terms & conditions have been read by
me & explained in the language known to me. I am fully convinced with the matter stated above. I hereby application
