BIDDING ASSIGNMENT: WAREHOUSE PROJECT

Goal: The purpose of this assignment is to develop an understanding for
estimating of a construction project and to practice bid preparation, probabilistic
schedule and cash flow analysis, team study, and oral presentation.
Description: Each team formed of 3 members is going to form a company to
prepare a bid for the Warehouse Project in Ankara. The project will be contracted
on lump sum basis in US dollars. The project is planned to start at February 1,
2015 and bids are due December 25, 2014, 13:40. Company presentations will
also be on December 25. Drawings for the project, subcontractor, labor and cost
data are available at the www.ce.metu.edu.tr/~ce402 (course webpage).
Required: Each team is required to prepare a professional bid report and present
their bid. The scheduled time for presentations is 10 minutes and all the groups
should complete the presentations within the time allowed. All the reports and
attachments must be typed by using a computer. Presentations should be made
by using Microsoft Power Point. The report should include the following:
1) A brief description of the company including similar projects completed.
2) A schedule showing planned start and finish dates for the activities and
project completion date.
3) A material take-off for formwork, concrete and structural
steel (columns) showing all of the details of calculations.
4) Cost calculations for formwork, rebar, concrete and structural steel
including details for the labor, equipment (if any) and material cost
calculations.
5) All the assumptions and selections made during preparation of the bid.
Final bid price and the details how the lump-sum bid price was calculated
should be clearly indicated.
6) A detailed deterministic monthly cash flow (early start) for the project and
information about how the cash flow was prepared.
7) Calculation of the probability of exceeding the target completion date of
June 30, 2015, using probabilistic schedule analysis.
8) Calculation of the 10% and 90% probability cash flows (early start), using
probabilistic schedule analysis
Penalties and Bonuses: There will be a penalty of -15 points for late submittal up
to 1 week, and a penalty of -25 points for late submittal more than 1 week. There
is also a -10 points penalty for not making the presentation on the scheduled
week. The team selected for the project will receive a bonus of +5 points.
BIDDING DATA AND INFORMATION
The following data and information and attached drawings should be used during
preparation of the bids. All the cost data given below are direct costs.
1) Formwork: A detailed take-off for formwork should be performed using the
foundation drawings attached. The take-off should include formwork for the
foundations, foundation walls and ground floor slab. The quantity calculated and
below data should be used for cost and duration estimation for the formwork
activity.
Data for Formwork: For 1 m2 formwork installation 1.5 carpenter hours and 1.5
laborer hours is required, Hourly wage for carpenter is $2.5 and hourly wage of for
laborer is $2. Material cost for 1 m2 formwork is estimated as $6.5.
2) Re-Bar: Re-bar schedules are given by the design firm and from the re-bar
schedules the total re-bar required for the project is calculated as 34 tons. The
quantity given and below data should be used for cost and duration estimation for
the re-bar activity.
Data for re-bar: For 1 ton of re-bar installation 25 rebar installer hours and 50
laborer hours is required, Hourly wage for re-bar installer is $2.5 and hourly wage
of for laborer is $2. Material cost for 1 ton of re-bar is estimated as $525.
3) Concrete: A detailed take-off for concrete should be performed using the
foundation drawings attached. The take-off should include concrete for the
foundations, foundation walls and ground floor slab. The quantity calculated and
below data should be used for cost and duration estimation for the concrete
activity.
Data for Concrete: For 1 m3 concrete pouring 0.15 concrete foreman hours and
0.30 laborer hours is required, Hourly wage for concrete foreman is $2.5 and
hourly wage of for laborer is $2. Material cost for 1 m3 concrete is estimated
as $40.
4) Structural Steel: A detailed take-off for the structural steel for columns should
be performed using the steel drawings attached. The take-off should include all of
the columns including ground floor and roof columns. Using the quantity
calculated for the columns and data given below from the previous projects (of the
company) the total steel quantity for the structure should be estimated.

The total quantity estimated and below data should be used for cost and duration
estimation for the structural steel activity.
Data for Structural Steel: For 1 ton of structural installation 12 steel foreman hours
60 steel erector hours, 60 laborer hours is required, Also for a crew formed of 1
steel foreman, 5 steel erector and 5 laborer a 20 ton crane is required. Hourly
wage for steel foreman is $3.5, for steel erector is $3.0, for crane operator is $3.5
and for laborer is $2. Hourly cost for 20 ton crane is $12. Material cost for 1 ton
structural steel is estimated as $575.
5) Other Activities: Activities other than formwork, re-bar, concrete and structural
steel will be subcontracted. Using the bids received from potential subcontractors
only one subcontractor should be selected for each activity. The bid amount and
duration of the selected subcontractor should be used for estimation and
scheduling of the project. Details for subcontractor selection should be included in

6) Overhead Expenses: Overhead expenses is estimated as $10,000 per month.
This estimate includes all office and project overhead expenses.
7) Advance Payment and Progress Payments: An advance payment of %10 of
the contract amount will be paid to the contractor when the contract is signed.
Progress payments will be made one month after the monthly progress payments
reports are submitted. A %10 will be deducted from the progress payments for the
repayment of the advance payment.
8) Target Completion Date and Delay Penalty: The target completion date for
the project is June 30, 2015, if that date is exceeded there is a delay penalty of
0.1% per day of delay and the maximum delay penalty amount is 10%.
