We welcome your ideas~ I would like to hear from you.

Building Maintenance Industry News
Building Maintenance is understood differently by different companies. To some, it is simply the
daily cleaning of the building that
houses the business you work
for. To others, it is the complete
upkeep of the building.
To encompass complete Building
Maintenance we would consider
general and preventative maintenance. This would include
minor repairs to electrical, lighting, plumbing, and structure.
However, when larger repairs are
required, the building management would typically seek bids
from whatever professional is
required for the task at hand. It is
also important to note that some
maintenance departments are
responsible for the operations of
the fire and security alarm systems, electronic building access,
and the HVAC of the building.
Exterior maintenance of a building or the grounds of the building
would include routine inspections
and repairs to exterior walls,
foundations, roofs, soffits, gutter and downspout systems,
lawns, walkways, and parking
lots. Maintaining supplies is as
important to this department as
the functions themselves. It is
also recommended that you have
a check list of all the equipment
and materials needed for specific
duties. Then, when the seasons
change, you won’t forget to empty
gas cans or store materials correctly.
Another area of concern in good
building maintenance is air quality
control. Setting a plan in motion
to control the dust in a building is
beneficial to air quality. Walk off
mats and the daily maintenance
of them is essential. Monitoring
the cleaning process and usage
of vacuum bags or dust cloths
as well as maintaining the air
exchange of the building are just
some helpful ways to maintain
good air quality. It is also important to check drain traps to ensure
water is not evaporated and
allowing sewer gases to enter the
building. Controlling the humidity
and condensation of the building
prevents microbial growth that
can lead to poor air quality and
cause health issues in certain
individuals.
Certainly we have to round off
building maintenance with the
cleaning of the building. Rotating
high and low dusting so that
the entire building is covered at
least once a month would be
appropriate. The general cleaning of office spaces is handled
differently building to building. Sometimes the employees
clean their own space and other
times, a service or janitor will do
the dusting and empty the baskets. In either case, keeping the
space free of dust and debris is
important. Bathrooms, kitchens,
lounges, and other special rooms
should each have a check list to
keep them clean and germ free.
Having the proper supplies and
written protocol for product usage
is also very important.
Last but not least is floor cleaning. All flooring types require
daily cleaning along with periodic,
restorative maintenance. It is
best to get the manufacturer’s
recommended cleaning techniques for their material and
order products accordingly. It is
also important to remember that
restorative maintenance is necessary to keep floors well maintained.

Milwaukee Lead/Asbestos Information Center - Answers YOUR Questions
county ordinance
• A lead poisoned child lives in
the residence
• Certain HUD funded projects
require Lead Abatement Workers
WHY TAKE: LEAD SAFE
RENOVATOR TRAINING?
Just a few particles of dust from
lead –based paint are enough to
poison a child. Children exposed
to lead dust and debris run the
risk of lead poisoning that causes
permanent injury and affects the
child’s mental and physical health,
well-being and success throughout the life span. Those not
trained in lead-safe work practices
risk exposing themselves and
occupants to lead at the job site
and exposing their own families
by bringing lead dust home on
their work clothes.
WHO SHOULD TAKE: LEAD
SAFE RENOVATOR TRAINING?
• Anyone working on pre-1978
homes or child occupied facilities
disturbing more than:
- 6 square feet on any interior
room
- 20 square feet of exterior
paint
- Any work involving windows
• Contractors, carpenter, painters, home remodelers, electricians, plumbers, floor/carpet
installers, HVAC technicians,
landlords, maintenance engineers, roofers, siding installers,
window installers
• At least one person on every
crew must be trained as a Lead
Safe Renovator
• Certain HUD funded projects
require Lead Safe Renovators
WHY TAKE: LEAD ABATEMENT
WORKER TRAINING?
This training is for those who
want to do actual ABATEMENT
work. Typically, a project will call
for lead abatement work. This
could be due to:
• A lead hazard is already
known to be present
• An order has been written for
clean-up of a property by city or
WHY TAKE: LEAD ABATEMENT
SUPERVISOR TRAINING?
Supervisors may perform all the
activities of a Lead Abatement
Worker, PLUS…
• Any ABATEMENT project requires at least one Lead
Abatement Supervisor to be
onsite when performing the work
• A lead hazard is already
known to be present
• An order has been written for
clean-up of a property by city or
county ordinance
• A lead poisoned child lives in
the residence
WHY TAKE: ASBESTOS
OPERATIONS AND
MAINTENANCE TRAINING?
This course is designed for
people who may be disturbing
asbestos during the course of
their course of work.
Topics include: background of
asbestos, health effects, personal
protective equipment, and recognizing deteriorated asbestos.
Who should attend: plumbers,
electricians, and building maintenance personnel, or any individual
that will come into contact with
asbestos
• Designed for those seeking
EPA certification in supervising
the handling of friable asbestos
containing material
• Train individuals who have the
capacity to conduct small-scale,
short duration repair and maintenance work
• Learn the most up to date federal state, and local regulations
Meets training requirements for
EPA and OSHA Class III work
WHY TAKE: ASBESTOS
WORKER TRAINING?
This course is designed for
people that are going to conduct
asbestos abatement.
Topics include: background
and health effects of asbestos,
personal protective equipment,
abatement methods and options,
asbestos awareness, federal/
state/local regulations, proper use
of common asbestos abatement
equipment and tools, and sampling.
Who should attend: workers,
contractors, individuals that are
doing Class I and II asbestos
work, and individuals assisting with asbestos abatement in
homes, schools, and commercial
or public buildings.
• Recommended for health and
safety professionals, maintenance
and custodial personnel, school
administrators, engineers, and
project managers in the asbestos
field
• Prepare individuals to safely
perform labor related tasks associated with asbestos abatement
• Follows the EPA Asbestos
Model Accreditation Plan
• Less expensive than
Supervisor training, and takes
only 4 days (instead of 5)
Learn and participate in
extensive hands on training
Why should an Asbestos
Company take Lead Safe
Renovator training?
If you are disturbing asbestos,
you are often likely to disturb
lead-based paint surfaces as well.
The Lead Safe Renovator class
fully covers the dangers of Lead
dust, and the steps for safely
completing small projects involving lead paint.
When working on residential
projects where the building was
built prior to 1978, workers need
to be certified Lead Renovators
if you disturb more than 6 S.F. of
lead paint surfaces.
Some HUD funded projects
require workers to be certified
Lead Renovators.
The Lead Rule Affects Target
Housing and Child-occupied
Facilities Built Before 1978
• Single-family and multi-family
housing built before 1978 (regardless if a child lives in the property)
• Child-occupied facilities in
building built before 1978

PFMA Charter Member Wallace
“Wally” Wahlberg received the
PFMA Member of the Year Award on
Sunday, June 23, 2013 at the PFMA
Appreciation Dinner at Palmer’s
Steakhouse, Hartland, WI.
Wally has been an active member for many years, conducting
technical training to assist maintenance departments on-site. Wally
retired from In-Place Machining
several years ago, but he is still in
demand for his wealth of knowledge and hands on expertise in the field.
Here are Wally’s acceptance comments:
“I was surprised and honored to receive
the 2013 Member of the Year award. I
have been pleased to be a PFMA member for many years. I find that the annual
Plant Engineering & Maintenance Expos,
monthly membership meetings where we
can network our common interests, plus my
work career of being involved in maintenance
repairs have been personally very rewarding.”
Gratefully,
