Our Inspection Process
1) The first step in properly evaluating a potential mold problem is the visual
inspection. Throughout this phase, our technicians are looking for three things:
evidence of previous moisture intrusions, evidence of active mold colonization,
and areas that have the potential for future mold infestation.
In doing so, the technician will use moisture meters, hygrometers, fiber optic or
borescope cameras to assist in finding the source and determining the extent of
any hidden or visible mold problem. A visual assessment usually covers the
building envelope: interior living space, basement, attic and crawlspace.
2) Surface/ Bulk Sampling is used to determine the species and number of mold
spores present at a specific location. This technique is useful also in ruling out
possible discoloration or staining that can sometimes exhibit mold-like
characteristics.
3) Indoor Air Quality (IAQ) sampling is the most effective method for
determining whether a mold infestation has the potential to create an unsafe
living environment. This sampling can also help determine whether or not a musty

odor should be associated with active fungal colonization. One sample is taken
per floor within ten feet of a cold air return, or in the center-most location.
In addition, an outside control is generally recommended. The purpose for the
outside control, or baseline, is to establish a threshold or normal level of airborne
mold spores present outdoors. Indoor spore counts higher than those in the
outside control test point to an indoor source for the mold colonization.
To reiterate, the inspector will visually inspect the subject property. In doing so,
he will use a variety of tools to assist in identifying structural defects, mechanical
failures or environmental conditions that may be contributing to an atmosphere
conducive to mold growth. Surface, bulk or indoor air quality samples may be
taken to determine how suitable the environment is for occupancy.
If the property does not have a mold problem, the inspector will document this in
the final inspection report and/or statement of condition.
