Inspected: Saturday morning, March 7th, 2015 659 - small almond farm + stacked container loft $135k My notes from field: According to Antonio , the owner/seller´s dad: Soil type: “#2, excellent” 2.5 acciones, from the channel - costs 62mil/year/hect (approx total $250/yr) Thursdays is their turn to access and fill the tank - aprox 7,000 liters 140 meters estimated well, which should not face problems of approval. He estimated cost of drilling at “4-4.5 palos” ($7,000). [I´m skeptical about all this.] Antonio is/was occupying the house Monday-Friday (during harvest). Mauricio is the neighbor at the corner of the road.. The neighbors are paying him 50mil/month ($80) each to watch out. Property records are with the CBR in Llay Llay http://www.notariayconservadorllayllay.cl/ Other Neighbor (away from road): Rossi, a doctor, works in Viña del Mar There are 3 different varieties of almond trees. I saw a few dead trees. Antonio says they were affected by entropeste - bulsaritoc. Labor expense is 12mil/ per hand/ day [skeptical, seems very low]. Bee pollination service in August-September. Neighbors coordinate and share expense. They maintain records of sales and buyer contact information. [I have not seen the records.] Recent production was estimated: 2012 - he didn´t know, but there was a crop 2013 - estimated 1800 kilos (a # off the top of his head) 2014 - 0 2015 - 1,400 kilograms raw, 600 kg shelled (update April 20) -End Antonio´s Notes/ Assertions- Nearest town: Catemu, 6km north of Llay Llay Note : there´s another Catemu in the Valparaiso region (south of Los Andes) Antonio told me he would send us a copy of the deed, but he didn´t. But that´s nothing unusual, plus they've been in harvest time. Prices per kilo of almonds have been around 5.4-6.5 mil [right around $10/kg] Contact: Dan Duke [email protected] Chile mobile# +56 (9) 7646-6173 Skype: daniel.duke1 USA# 412-447-1950
