Construction at Happy Valley Crossroads (http://gramor.com/development/happy-valley-crossroads/) will start this coming Fall, 2015, and create 150 building and retail jobs. Said Barry Cain, president of Gramor (http://gramor.com/about-gramor/our-team/), “The Happy Valley area continues its population and housing growth trajectory and can accommodate this $80 million investment, which will bring a variety of grocery, banking, medical and retail offerings.” The entire project area comprises 184,000 square feet of retail development (34.6 acres ), including an apartment complex covering 14.5 acres. Fred Meyer (http://www.fredmeyer.com/) plans to spend approximately $30 million to construct a 144,000square-foot store. The store will have all the options in grocery as well as apparel, furniture, garden center, housewares, and home decor. It will also include a fuel center with space for 16 cars. The Fred Meyer store and fuel center will bring about 250 net new jobs. "We are pleased to work with Gramor Development to be part of a high-quality development that will let us bring much-needed grocery and general merchandise options to this neighborhood.” ~continued~ The development will feature a modern architectural approach, maintaining many trees and features including plazas and pedestrian access as well as an adjacent 168-unit multi-family/residential apartment complex. Eight buildings of various sizes will fit within the established area zoning requirements allowing for Mixed Use 1 and 2 structures. Additionally, 768 car and 68 bicycle stalls are part of the plan. Construction starts in August or September, 2015, and the projected opening will be Fall, 2016. Local road and transportation improvements will include sidewalks, planter islands, road extensions at both Southeast Misty Drive and 169th Avenue, and lane enlargements. A new traffic signal will be installed at Sunnyside Road and 169th Avenue. “Alongside the larger retail complex, construction will begin on the apartments later this year with occupancy expected to start in Fall, 2016,” said multi-family residential developer Paul Labby, president of Carla Properties, Ltd.
