JOB DESCRIPTION Title: Investment Management Senior Associate Location: California (San Francisco Bay Area, or Orange County) Reports To: Regional President Summary of Responsibilities: The Investment Management Senior Associate provides financial reporting, forecasting, planning, and analytical leadership and support to the Commercial & Mixed-use Real Estate and Finance functions, primarily in Lennar Commercial’s western region. The individual must maintain daily connections to the capital markets and local market dynamics, be detail-oriented and experienced in working in a team environment. The position requires exemplary analytical, modeling, organizational skills, completing assignments with minimal supervision, and effectively communicating market and opportunity-based recommendations. Essential Duties and Responsibilities: • Underwrite and negotiate potential new investment opportunities for asset/portfolio acquisitions and ground up development in the commercial real estate space • Build and maintain relationships with lenders, brokers, attorneys and investment partners • Create financial, valuation and sensitivity models for potential acquisitions of real estate assets • Model property and loan cash flows utilizing Excel and Argus to determine NPV and IRR values • Assist in transaction underwriting and processing, and coordinate and manage information flow to/from transaction principals and supporting participants (i.e. sellers, buyers, legal counsel, accounting firms, consultants, investment bankers, etc.) • Determine pricing guidance for a given asset or opportunity via cash flow projections and assumptions, comparable rent and sales data points/trends, and detailed financial modeling, including sensitivity analyses • Engage with executive management in negotiating and structuring purchase, sale, debt and equity transactions (also tenant lease or governance provisions, if applicable) • Assist in the presentation of the acquisition opportunity to the Investment Committee • Work with Lennar’s legal and risk management team and senior management in closing transactions • Evaluate and abstract third-party reports, loan documents, service contracts and leasing / listing agreements • Perform research on various markets throughout Lennar Commercial’s western region including communicating with brokers in these markets • Conduct property / site inspections as needed • Prepare executive summaries and assist in the preparation of Investment Committee Memorandums • Prepare quarterly key metrics and analyses for use with investor and/or management presentations • Monitor and adhere to compliance requirements for monthly, quarterly, and annual covenant/reporting deliverables • Perform ad hoc analyses of current activities that may be presented to senior management (i.e. acquisition & development activities, strategic planning, etc.) Qualifications: • Bachelor’s Degree from an accredited four year university, MBA preferred • Minimum of 4 years of related experience or equivalent combination of experience and education • Experience in multiple markets • Relevant commercial real estate analytical experience (mixed-use, retail and office) in acquisitions, asset/portfolio management and/or real estate finance. • Progressive work experience in real estate finance, consulting and/or accounting roles. (FP&A roles that support complex modeling, analysis, budgeting and forecasting of real estate transactions) • Advanced financial analysis, forecasting and modeling skills with the ability to translate analysis quickly into practical results • Excellent communication & organization skills with the ability to present analyses and recommendations in verbal and/or written formats • Ability to multi-task effectively in a fast-paced environment while prioritizing projects to ensure timely deliverables • Experience utilizing “Business Intelligence” tools to obtain data and build reports • Proficiency with Excel, Word, PowerPoint and Argus Characteristics Required: • • • • • • High degree of professionalism in appearance and demeanor Commitment to quality results; customer focused Dependability, integrity, and willingness to learn Proven time management skills Adaptability, flexibility, and champion of change for improvements and efficiencies Ability to build teamwork
