Old Forge Crossing Condominium Website: www.oldforgexingpa.com XXXIV-No.4 April 2015 Dear Neighbors, Winter is very reluctantly losing its grip and giving way to spring. The numerous small storms caused us to ultimately exceed our snow removal budget for the second year running, but savings elsewhere are keeping our operating costs in check, and we continue to run about 3% under budget. Our landscape contractor and grounds staff will soon put the property back in shape with our annual spring cleanup and pot-hole patching. We only have 60 days to pool opening! Your finance committee, executive board, and management company just completed the new operating and capital budgets for the 2016 fiscal year beginning August 1. To save on costs we no longer send copies of these to all owners, but if you want a copy, contact the office and you will receive one. After last year's comparatively large increase in fees, we strove to minimize this year's increase. To accommodate completion of the re-paving project this year (which is a substantial savings vs. spreading it over two more years), without excessively reducing our reserves, we made major changes to our exterior painting and re-roofing programs. The annual meeting and elections will be held April 14. You should have received info announcing the candidates and the use of proxies. If you do not intend to be present, please send proxies nominating an owner who will attend, or one of us board members, so that we can obtain a quorum for the proceedings to be valid. Important subjects that will be discussed are 1.) the new exterior painting and re-roofing programs, 2.) revisions to our insurance policy that will increase owner-responsible deductibles, and 3.) the hir- President’s Message ing of an outside company to manage the pool. If you do not attend the meeting, I suggest you obtain and read a copy of its minutes so Social News/Board Highlights you are properly informed. Finally, I am happy to report that Bill Bower has returned from disability, although he is still not at 100%. Please join us! Committee Report Highlights March 10 Board Meeting FINANCE: Reported by Tony Lumbis At the end of February, we have a 45K positive variance. The committee recommended that we delay any new investments until after the budget meeting on March 24th. We have $17,000 left in the snow budget, but any more storms may push us over. PROPERTY: Reported by Gloria Recchi The meeting with Shearon landscaper has been re-scheduled to March 12th . The committee will present a list of concerns to Shearon which was passed around at the Board meeting. The committee continues to discuss the garden plots with a possible relocation to a new, gated area. We are comparing prices for concrete contractors and are considering having a contractor, possibly Fox Pool Management, manage the pool starting this season. They would hire the lifeguards and administer the chemicals. We are proceeding about naming the roadways in the complex and placing signs. A solution is needed for the overloading of the dumpsters. Ed suggested a letter should go out. SOCIAL: Reported by Bill Lobo The St. Patrick's Day Party will be held March 13th at 6PM. Hank Munyan is doing a great job. He and Tony Fogliano will be in charge for the Kentucky Derby Party on May 2nd. Dave Inman will be back for the Memorial Day and July 4th picnics. We have a possible Tredyffrin Township liaison contact with Rhonda Carroll. 2 TOWNWATCH By Jim Komer From the Tredyffrin Township Police - IDENTITY THEFT Multiple incidents have been reported over the last couple of weeks regarding victims’ personal information being utilized by unknown actors to fraudulently file 2014 Federal income taxes. **Please go to www.irs.gov for information and ways to protect yourself from this type of fraud. ATTORNEY's ADVICE (Recently received via internet). 1. Do not sign the back of your credit cards. Instead, put 'PHOTO ID REQUIRED. 2. When you are writing checks to pay on your credit card accounts, DO NOT put the complete account number on the 'For' line. Instead, just put the last four numbers. The credit card company knows the rest of the number, and anyone who might be handling your check as it passes through all the check processing channels won't have access to it. 3. Put your work phone # on your checks instead of your home phone. If you have a PO Box use that instead of your home address. If you do not have a PO Box, use your work address. Never have your SS# printed on your checks. You can add it if it is necessary. But if you have It printed, anyone can get it. 4. Place the contents of your wallet on a photocopy machine. Do both sides of each license, credit card, etc. You will know what you had in your wallet and all of the account numbers and phone numbers to call and cancel. Keep the photocopy in a safe place. Carry a photocopy of your passport when travelling, either here or abroad. We've all heard horror stories about fraud that's committed in stealing a Name, address, Social Security number, credit cards. In case your luggage is lost, put another list in your carry-on bag, especially if you are abroad and need immediate access to those numbers. Unfortunately, the lawyer had his wallet stolen. Within a week, the thieves ordered an expensive monthly cell phone package, applied for a VISA credit card, had a credit line approved to buy a Gateway computer, received a PIN number from the DMV to change his driving record information on line, and more. Here's some critical information to limit the damage in case this happens to you or someone you know:. 5. We have been told we should cancel our credit cards immediately. But the key is having the toll free numbers and your card numbers handy so you know whom to call. Keep those where you can find them. 6. File a police report immediately in the jurisdiction where your credit cards, etc., were stolen. This proves to credit providers you were diligent, and this is a first step toward an investigation (if there ever is one). But here's what is perhaps most important of all 7. Call the 3 national credit reporting organizations immediately to place a fraud alert on your name and also call the Social Security fraud line number. Banks advise that they be called to tell if an application for credit was made over the Internet in your name. The alert means any company that checks your credit knows your information was stolen, and they have to contact you by phone to authorize new credit. With the beginning of spring, nature is coming back to life after winter’s hibernation period. Please remember as we start to see signs of new wildlife that feeding waterfowl or wildlife anywhere on the premises is strictly forbidden. There is a $25 fine for the first occurrence, and repeat violations will result in fines being increased in increments of $25.00. Please enjoy the wildlife from a safe distance. Important Reminder— Increase in Master Insurance Deductible At the annual renewal of the master insurance policy in May of 2015, the deductible will be increased from $5,000 to $10,000. By increasing the deductible we will be saving money on the master insurance policy and there will be fewer claims processed through the policy, which also has a positive impact on the rates. So how does this impact you? What this means is that, should you experience a property loss within your unit, you and/or your personal insurance company will be responsible for covering the first $10,000 worth of damages. Have a conversation with your insurance carrier now. You may already have coverage for this increased deductible. If you do not, you have until May to update your policy. It has been estimated that this change might cost owners about ten dollars annually. Is your Bike Registered? If you have a bicycle that you are storing in one of our bike racks, please make sure it is registered. Bicycle stickers can be obtained in the office. Every year OFC becomes a haven for abandoned and unwanted bikes. Bicycles that are left in the racks without an OFC sticker will be removed and put in storage until they are claimed.
