sell two prime retail condominiums in Boston’s Beacon Hill. The units can be
sold individually or together.
Charles Street in Beacon Hill is a six block street filled with boutique retail
and residential apartments and condominiums. The street is a national/
international tourist attraction.
There is impressive retailer demand for retail storefronts on Charles Street.
Many retail tenants have been priced out of Newbury Street, and they are
electing to lease on Charles Street as a Newbury Street alternative.
The spaces are both occupied; however, an opportunity exists for an
owner/user to purchase the spaces.

Beacon Hill is a historic neighborhood of Boston,
Massachusetts, that along with the neighboring Back Bay
is home to about 26,000 people. It is a neighborhood
of Federal-style rowhouses and is known for its narrow,
gas-lit streets and brick sidewalks. Today, Beacon Hill
is regarded as one of the most desirable and expensive
neighborhoods in Boston. The Beacon Hill area is located
just north of Boston Common and the Boston Public Garden
and is bounded generally by Beacon Street on the south,
Somerset Street on the east, Cambridge Street to the north
and Storrow Drive along the riverfront of the Charles
River Esplanade to the west. The block bounded by Beacon,
Tremont and Park Streets is included as well, as is the
Boston Common itself. The level section of the neighborhood
west of Charles Street, on landfill, is known locally as the
“Flat of the Hill”, this is where the subject properties are
located.
Institutions
Institutions in Beacon Hill include Mass General Hospital,
Mass Eye and Ear and Suffolk University. Additionally, both
the State House and City Hall are located just under ¼ of
a mile from the subject properties.

According to the 2000 United States Census there were
589,141 people, 239,528 households, and 115,212 families
residing in the city. The population density was 12,166
people per square mile (4,697/km²). Of major US cities only
New York City, and San Francisco have a greater population
density than Boston. There were 251,935 housing units at
an average density of 5,203 per square mile (2,009/km²).
The 2009 U.S. Census population estimate for the city is
645,169, a 8.7% increase from 2000. During weekdays,
the population of Boston can grow during the daytime
to over 1.2 million, and can reach as many as 2 million
during special events. This fluctuation of people is caused
by hundreds of thousands of suburban residents who travel
to the city for work, education, health care, and special
events.

In the city, the population was spread out with 19.8%
under the age of 18, 16.2% from 18 to 24, 35.8% from
25 to 44, 17.8% from 45 to 64, and 10.4% who were 65
years of age or older. The median age was 31 years. For
every 100 females, there were 92.8 males. For every 100
females age 18 and over, there were 90.2 males. There
were 239,528 households, of which 22.7% had children
under the age of 18 living in them, 27.4% were married
couples living together, 16.4% had a female householder
with no husband present, and 51.9% were non-families.
37.1% of all households were made up of individuals and
9.1% had someone living alone who was 65 years of age
or older. The average household size was 2.31 and the
average family size was 3.17.
