We were among the first to believe and invest in the most important system project in the field of sustainable building: to
bring LEED ® in Italy.
Now we offer our expertise and experience assisting designers, companies and governments in the development and implementation of projects certified according to national and international standards of sustainability such as LEED, GBC Home,
BREEAM, ITHACA, CASBEE, ARCA.
2. ENERGY REQUALIFICATION
We manage the whole energy requalification process for existing buildings by means of Energy Audit, Green Energy Audit,
Energy Assessment of the real estate and energy certifications.
We evaluate interventions that consider changes related to the building, the installation or the ways of using building-plant
system. We are able to develop scenarios of intervention with projections of future energy consumption, based on internationally recognized procedures.
3. ENERGY MODELING
We provide Energy Modeling following the evolution of technologies and software for calculating the energy performance
of buildings (such as EnergyPlus of the U.S. Energy Department) to support redevelopment of existing buildings and the
integrated design of new buildings in order to optimize energy performance.

ENERGY MODELING
SERVICES FOR GREEN BUILDING
The constant evolution of technology and software is
revolutionizing the methodology used for calculating the
energy performance of buildings, as well as the
assessments of the indoor comfort, allowing for more
refined results that can be adapted to the actual behaviour
of buildings.
We carry out Energy Modeling, thanks to our skilled technicians and advanced software such as EnergyPlus the U.S.
Department of Energy.
Our services:
1. ENERGY SIMULATION FOR LEED®
For the purposes of LEED ® certification, the energy simulation of the buildings (Energy Modeling) is performed
according to the procedure laid down by the Building
Performance Rating Method, Appendix G of ASHRAE
Standard 90.1-2007.
Through the simulation we can document the compliance
with the requirements of the Prerequisite and Credit EA1
EA2 the LEED ® rating system (with a maximum of 19 points,
which is the most important credit within the LEED rating
system). In particular, the percentage of improvement
regarding energy performance of the proposed building
can be calculated with respect to the performance of the
corresponding reference building (built according to the
procedure laid down by LEED and ASHRAE).
2. EXISTING BUILDINGS
Another interesting application of the Energy Modeling
software is linked to the study of energy consumption in
existing buildings (Energy and Green Energy Audit
services).
With this software it is possible to analyze in detail the
current energy consumption values and compare them
with those derivable from the implementation of the
proposed changes.
We can also develop scenarios of intervention tailored to
the needs of the client, with assumptions about future
energy consumption based on calculation procedures that
are internationally recognized.
3. INTEGRATED DESIGN
The use of the Energy Modeling software can also be
performed in the implementation of integrated design
process with the aim to identify the best design choices
that achieve the objectives of energy efficiency and use of
natural lighting and free contributions of energy.
Using this software, along with other things, the following
data can be obtained:
> Evaluation of energy consumption;
> Assessment of thermal comfort;
>Long-term economic evaluations considering the entire
life of the building.

EXPANSION OF AMIRI HOSPITAL - KUWAIT CITY
The project involves the expansion of the hospital Al Amiri in Kuwait City
through the creation of a new twelve-storey structure (approximate value EUR 300 million) which aims to achieve the LEED gold certification
with the LEED 2009 system for Healthcare.Within this context, Strategie
d’Impresa operates as a referent for the LEED design, supporting Studio
Altieri Spa during the design phase and then Impregilo Spa in the construction phase.

NEW HEADQUARTERS BAUER SPA - TRENTO
The new Bauer Spa production facility (approximate value EUR 2 million) is the first project to be certified with LEED 2009 NC Italia that has
obtained Gold level.
The project foresees the construction of a new building in precast reinforced concrete implementing simple and contemporary shapes, which
are also coherent to the principles of environmental sustainability, which
aim at reducing the energy consumption and upholding maximum respect for the local environment. In this case Strategie d’Impresa role is
the official LEED AP for the Bauer Spa project coordinating the work of
the designers and the general contractor, as well as managing the entire
process of the LEED certification Online.

SCIENCE MUSEUM (MUSE) NEW AND CONFERENCE CENTRE - AREA “EX MICHELIN” TRENTO
This project is part of the much broader plan to redevelopment of the former industrial area
”Michelin” in Trento, designed by Renzo Piano Building Workshop.
With regards to the specific LEED issues this intervention constitutes for the substantial
interdisciplinary profile which, thanks to continuous interactions between the client and
the contractor, aims to ensure the consistent development of the construction processes
with the intention of achieving the certification level expected. In this respect, Strategie
d’Impresa has been active since 2009 as a representative for the General Contractor LEED
Trento Futura Scarl. The intervention is particularly professionalizing due to its required
sustainability protocols, as they can be applied both in the U.S.A , U.S. LEED New Construction v.2.2 for the MUSE (approximate value EUR 45 million) and in Italy, LEED Italia 2009
Nuove Costruzioni e Ristrutturazioni, for the New Congress Centre (approximate value EUR
15 million).

NEW SCHOOL E. CHINI OF MEZZOCORONA (TN)
This project involves the demolition and reconstruction of the School
“scuola media” E. Chini Mezzocorona which was built ​​in the 70’s. The
new inter-municipal school building (approximate value EUR 10 million)
will used by four municipalities (Mezzocorona, San Michele a/A, Roverè
della Luna and Faedo) holding a total of 450 students (18 classes). The
client aims to build an exemplary school building: functional, flexible,
comfortable, durable, efficient energy performance and environmental sustainability. The project will be certified by LEED Italia 2009 Nuove Costruzioni e Ristrutturazioni per le Scuole. In this case Strategie
d’Impresa operates as the official LEED AP of the project for the Mezzocorona municipality - Province of Trento.

ROSMINI PALACE - ROVERETO (TN)
The project deals with the restoration and expansion of the Palazzo Rosmini, also called
Palazzo Ballista, a historically protected palace situated on the main street, Corso Rosmini, in Rovereto (TN) owned by the local bank, Cassa Rurale di Rovereto.
Here Strategie d’Impresa acts as a referent and operator of all the LEED® certification
process for MARSILLI Impresa SpA, forerunner of ATI which was awarded the integrated
tender. The contract itself called for the implementation of the intervention with a focus
on environmental sustainability and energy saving. While not explicitly calling for any
standard reference within the tender documents, ATI guided by the MARSILLI Company
proposed LEED® Italia 2009 Nuove Costruzioni e Ristrutturazioni, as a reference for the
best interpretation of the requirements of the contract, defining the GOLD level for certification proposed (approximate value EUR 15 million).

NEW GARNI’ PARADISI - MEZZANO (TN)
This project involves the construction of a new 4-star superior hotel. The
building consists of four levels above ground and one basement level.
The basement has a beauty spa, a garage for the guests, utility rooms.
The ground floor has a shop and the common areas of the hotel, such as
the reception, breakfast room with kitchenette, living room, bar, reading
room and not to mention the rooms and proper fittings needed to ensure
the foreseen classification. Then upper floors are divided into rooms and
apartments for guests and then in the attic there is the manager’s apartment and a “Junior Suite”.
The project is registered under LEED certification with LEED® Italia 2009
Nuove Costruzioni e Ristrutturazioni. Here again Strategie d’Impresa
role is that of official LEED® AP of the project for the Client, coordinating
the work of the designers and the general contractor, and managing the
entire process of certification LEED Online.

This brand new facility which houses the headquarters of the Delta Informatica
computer company and other companies in Spini di Gardolo (TN) is undergoing certification by LEED® Italia 2009 “Nuove Costruzioni e Ristrutturazioni”.
This project foresees the construction of a new building in precast reinforced
concrete with simple and contemporary shapes, which are also coherent to the
principles of environmental sustainability, (green roof, geothermal, photovoltaic panels, collecting rainwater and reusing it for irrigation, home automation,
etc..) which aim at reducing the energy consumption and upholding maximum
respect for the local environment. As usual Strategie d’Impresa operates as the
official LEED AP for the Delta Informatica Spa project coordinating the work of
the designers and the general contractor and managing the entire process of

BURGER KING & TENTAZIONI - BOLOGNA CENTRALE TRAIN STATION
Autogrill S.p.A, the first operator of food and retail services for travelers
in the world, in the coming years will be committed to pursuing interventions that affect employee’s health and safety and also the design and
construction certification of the new stores in accordance with the LEED
international principles.
The main goal is to reduce the environmental impact of its stores, so Autogrill will certify the new store “Burger King & Tentazioni” in the central
railway station of Bologna, according to the LEED 2009 for Retail: Commercial Interiors. This store will be one of the first of its kind in the world
to be certified with this rating system. Strategie d’Impresa is the official
LEED AP and coordinates the entire management process.

NEW HOSPITAL IN TRENTO (N.O.T.)
The New Hospital of Trento will have a total area of 122,000 square meters, 28,500 square meters of covered parking, and will hold 600 beds.
In particular, within the new structure there will be 92 beds for intensive
care patients, 126 beds for day-hospital, 20 operating rooms including
two rooms for childbirth and 180 outpatient clinics, and parking for 1,600
cars. The total value of the intervention including borrowing costs, is approximately EUR 310 million. Through the quality of the proposal offered,
General Contractor Impregilo managed to win the provisional tender for
the construction and management of the New Hospital of Trento. In this
context, Strategie d’Impresa operates as a representative of the LEED
design, supporting the Studio Altieri Spa during the design phase and
then Impregilo SpA in the construction phase.
