SHIKI Niseko is developed by APL Niseko Property TMK, a
registered Japanese company owned by the Low Yat Group, a

With a career spanning several continents over three
decades, Riccardo Tossani’s exclusive work, founded
on the renaissance notion of design as a creative and
intellectual exercise has earned him a signature style
globally, and is found on recent projects such as the
Tokyo Roppongi Giorgio Armani store.
Riccardo Tossani was awarded as the top graduate of
the prestigious Master’s Class in architecture and
design at Harvard University.
DCB CO. LTD. Hideaki Uehara, Architect
DCB is one of the most widely respected team of
architects in Japan, the principal of which is
Uehara-san who developed SHIKI’s signature
architectural style. Other projects include international
work throughout Asia and Tomamu Resort Towers in
Hokkaido.

Location
Situated in North Eastern Asia, the Japanese island chain rests between the North Pacific Ocean and the Sea of Japan.
As a gateway to Asia is reflected historically, economically, socially and politically in Japan.

Japan features the world’s tenth largest population of approximately 127 million people. While there are minority groups,
the population is largely homogenous (growth rate, -0.278%, 2011 est.). The Japanese life expectancy is among the

Hokkaido (北海道), literally meaning "Northern Sea Circuit" and formerly
known principally as Ezo, is Japan's second largest island; it is also the
largest and northernmost of Japan's 47 prefectural-level subdivisions.
Legal System
European civil law, but in recent times influenced by English-American law.
The Tsugaru Strait separates Hokkaido from Honshu, although the two
islands are connected by the underwater railway Seikan Tunnel, currently
under upgrade for accommodating high-speed railway.
RECENT ECONOMY & GENERAL WELFARE
Japan's industrialized, free-market economy is the third-largest in the world. Its economy is highly efficient and competitive in areas
linked to international trade, but productivity is far lower in protected areas such as agriculture, distribution, and services.
The largest city on Hokkaido is its capital, Sapporo, the fifth largest city in
Japan. Initially known as host of the 1972 Winter Olympics, the city is more
widely recognised for the ‘Yuki Matsuri’; a snow festival drawing over 2
million visitors from around the world.
Japan's reservoir of industrial leadership and technicians, well-educated and industrious
work force, high savings and investment rates, and intensive promotion of industrial development
and foreign trade produced a mature industrial economy following WWII; growing to become
of the most powerful nations in history. But by the 1980’s, Japan’s steam had run out and the
country quickly fell into a period of stagnant growth.
Additional to being renowned for its produce, tourism is an important
industry for the local economy, especially during the cool summertime
when visitors are attracted to Hokkaido's open spaces from hotter and
more humid parts of Japan and other Asian countries.
In order to ensure stability, the Bank of Japan injected more than $325 billion in yen
into the economy. Estimates of the direct costs of the damage - rebuilding homes
and factories - range from $235 billion to $310 billion. In August 2011, the government revised
downward its fiscal year inflation adjusted GDP forecast to 0.5%. Government plans called for
massive spending, as high as $295 billion, on reconstruction efforts in disaster-affected areas
to stimulate economic growth. The significantly well resourced response to the disaster has
resulted in the Japanese economy remaining remarkably resilient despite the scale.

But the winter has been the shining star for Hokkaido; the quality and
quantity of snow the island receives has garnished significant international
media attention in recent years, with rapid growth and development
Hokkaido’s ambassador, Niseko.
The yen however, has largely retained it’s importance on the global market; It is
the third most-traded currency in the foreign exchange market after the Euro
and the US dollar, and widely used as a reserve currency after both currencies.
As an export dependent nation, the Japanese economy is extremely sensitive
to the value of its exchange rate. Japan additionally has few natural
resources, and trade helps it earn the foreign exchange needed to
purchase raw materials.
The 9.0-magnitude earthquake and ensuing tsunami on March 11, 2011,
devastated the northeast coast of Honshu Island; with infrastructure and
housing destroyed, thousands of lives lost and a million households without
running water, the country faces a mammoth task. Energy-cutting efforts by
electric companies and train lines have slowed the pace of business throughout
Honshu, while Japan’s financial markets have fluctuated.

The brand new International Terminal at New Chitose Airport, located near
Sapporo CIty, has been developed to meet the increasing needs of facilitating
increased tourism to the area. The airport was further upgraded with private
aircraft handling facilities for the 34th G8 summit, held in Hokkaido in 2008.

LOCATION
As of 2005, New Chitose Airport was the third busiest airport in Japan
(behind Narita and Haneda) and ranked #64 in the world in terms of
passengers carried. The New Chitose - Tokyo Haneda route is the busiest air
route in the world, with 8.8 million passengers carried in 2010. As such, the
domestic market is set for a rapid expansion with over 3 airlines entering the
Hokkaido airspace in 2012 alone (see page 08).

WEATHER & LOCATION
WINTER
Because of its northern location, Niseko is fed by
weather streams that come from Siberia, meeting the
moist, warmer currents rising of the Sea of Japan, and
blessing the area with a consistently high quality and
quantity of light, dry snow (15 meters average annual
snow fall, 8% water content; 351cm average snow
depth by March; see more stats on pages 13 & 14).
This snowfall covers the area from late November
through to late April with snow remaining on certain
faces until as late as June. It also allows for a
consistently long ski season despite the relatively low
altitude of the area.
Excellent for family’s, the area has also earned a name
for itself with its expansive terrain as one of the
must-experience playgrounds amongst the winter
sports enthusiast community.
SUMMER
While winter draws visitors from around the world,
the current Niseko summer market is relatively
much more focussed. A broader picture that offers
insight into the road ahead for Niseko as a summer
destination however is that overall Hokkaido actually
receives 2.5 times the amount of visitation in
summer as in winter.
Offering long, mild days and cool nights from May
until September, the area is most popular with
well-heeled travellers most commonly from the
more southerly parts of Japan, such as Tokyo and
Osaka, Hong Kong, Singapore and Malaysia; areas
hot and humid through the summer.
Activities in summer are as diverse as the challenge
of over 5 world class golf courses (including a par 72
course designed by Arnold Palmer), renowned
fly-fishing, hiking amidst scenic National Park
designated land, family-oriented horse trekking and
white-water rafting, road cycling and mountain
biking, treating oneself to the luxuries of the areas
many hot springs, or the culinary experience of
Hokkaido’s renowned fresh produce prepared in
one of the many stylish restaurants and cafes that
have sprung up in recent years catering to the
rapidly increasing summer market.

NEARBY AREAS
With the recent developments completed at New
Chitose International Airport, an integral part of the
Japanese governments proposal to boost tourist
numbers to Japan to 16 million by 2020, the route is
seeing significantly increased international and
domestic traffic with a wealth of new direct routes.
Among traditional national carriers such as JAL, ANA,
Cathay Pacific and Korean Air, a new generation of
domestic and international players are
acknowledging the importance of the route;
Skymark, Jet Star and Peach Air are already servicing
the route and Air Asia and Hawaiian Air have both
announced the commencement of operations.
Sapporo City: The capital city of Hokkaido, and Japans
5th largest, Sapporo draws over two million tourists
annually alone. With renowned shopping including
high-end international and domestic brands, as well
as some of Japan’s finest dining; from Italian to ramen
noodles to fresh seafood, Sapporo is widely
recognised for its attractions, additionally hosting
both the Sapporo Snow Festival and Toyota Big Air.
Moreover, the financial resources for construction a
new Shinkansen (bullet train) line to connect Tokyo
to Sapporo has been confirmed by the government.
Construction and planning is already well underway
with a section of the line joining the two islands
largely complete.
Niseko is connected by a range of bus services, local
and express train services and a number of key

Otaru: With a hallmark attraction of romantically
preserved stone architecture sheltering a canal, this
town is only an hours drive from Niseko and a major
draw card for Asian visitors for its sushi, glass blowing,
winter Candle Festival and burgeoning cafe scene.
Hakodate: Dating back to 1454, Hakodate is rich in
history and sensational seafood. As well as its own
scenic spots, the city is the major land hub connecting
Honshu (via the worlds longest undersea tunnel).
Lake Toya: A short drive from Niseko, Lake Toya
hosted the 2008 G8 Summit. Crystal clear waters,
surrounded by National Park land has allowed the
area to come into its own as a tourist destination
during the summer months; wake boarding,
windsurfing, sailing, waterskiing, swimming, fishing
and jet skiing are all popular activities here.
Kutchan: Niseko’s service town, Kutchan offers up
some of Niseko’s best dining and general shopping.
Mount Yotei: Niseko’s landmark, largely to thank for
the fertile soils of the region, is one of Japan’s top 10
famous mountains with it’s classic ‘Fuji-like’ shape,
earning it the nickname the ‘Fuji of the North’.

The ski resort people refer to as Niseko is actually a
collection of resorts that are all located on the same
mountain range. Of these, four major resorts are
connected via a centralized ticketing system, known as
Niseko United, and each accessible via regular public
transport and on-mountain access gates & runs.
Niseko is also located near a large number of other
resorts, all featuring their own characteristics, terrain
and facilities yet sharing Niseko’s snow. Some of these
include:
Niseko Hanazono: Recently acquired and operated by
Hong Kong’s PCPD, Hanazono is in the planning,
consent and construction phase of a major
master-planned development, and already features
both summer and winter drawcards.
Niseko Hirafu: The heart of the ski resort, home to the
SHIKI development, offering the most number of lifts
and runs in Niseko, a brand new high speed gondola
and a lively, diverse township of shopping, bars and
restaurants.
Niseko Village: Another area recently purchased (YTL,
Malaysia), Niseko Village is now home to the Hilton
Hotel, and newly refurbished, lush boutique hotel, ‘The
Greenleaf’, and contains extensive summer facilities
and activities including two professionally designed
golf courses.
Niseko Annupuri: Featuring some of the most highly
regarded terrain and snow on the mountain, this
aspect is slightly quieter, but a very popular and
accessible day excursion for guests staying in the
other areas.
Kiroro: A 45 minute drive through mountains, Kiroro in
fact receives the most amount of snow of all resorts in
Hokkaido. A fully owned entity, Kiroro is a contained
development and offers a large array of summer time
activities.
Rusutsu: A favorite for a day trip, Rusutsu offers a
family-friendly resort feel, excellent terrain and
facilities and again an assortment of summer activities.
Moiwa: Effectively connected to Niseko United due to
its proximity and terrain, Moiwa ticks the ‘local favorite’
box of the immediate area; close, excellent snow and
still quiet even on weekends.
Kokusai & Teine: Both day trips from Niseko, these
resorts offer significantly different terrain and are
closer to the major center of Sapporo.

The resort is working strategically to ensure accurate
information has been available following the earthquake
and problems in Fukushima, located over 600km away.
Niseko has not been directly affected, save a drop in
projected 2011-2012 season numbers, with long term,
international standard monitoring (European Radiological
Data Exchange Platform) of both Hokkaido soil and air
contamination showing levels have actually dropped
significantly in the last 40 years and are today one of the
lowest in the world.

Averaged over 40 years of snow data, the table
below (source: Arctic Quest) places Niseko as 2nd,
and 5 other Japan based resorts in the top 10
resorts for fresh powder in the world. Four of these
resorts are in Hokkaido, with only a 40 minute drive
seperating them from Niseko (Rusutsu & Kiroro).

TOP POWDER RESORTS
Niseko’s snow isn’t an anomaly. Throughout Japan,
notably Hokkaido, the winter season brings
consistently dry, daily snowfalls upon the
mountainous terrain. What truly sets Niseko apart,
given it’s quality and quantity of snow, is the
relatively low elevation of the Niseko range;
standing at only 1,300 meters above sea level.
