I have had a great experience with
Campus Lodge. The workers
at the front office have always
been helpful and polite, and any
maintenance issues I have had
have been taken care of in a timely
manner. The cardio equipment
in the gym was replaced recently,
and it is super nice now. The price
is great, it has a covered bus stop
right outside the gates, and it is
close enough to campus for a quick
commute.

Bivens Cove:
I love living in Barrington! It’s a
very nice place. Never any noise,
and I feel very safe. It’s walking
distance to just about everything
you need. I also enjoy the pool
and the little recreation room.
The staff is also great!

Bivens Cove is the best Collier Companies apartment complex that we
have ever lived in. Nettie has been super helpful to us ever since we lived
in our last community three years ago, and now at Bivens Cove. She is
always going above and beyond to make residents happy. The new change
in management has turned the community around for the better. Jeremy
really cares about the residents and he always makes sure that maintenance
problems are taken care of promptly.

Apartments for almost 2 years
(from Pensacola, FL) and it’s a
really cool spot. Cheap rent, nice
size rooms, and having my OWN
bathroom is what’s definitely the
best part for me. Pool, gym, game
room, and computer room is dope
too!! Would definitely recommend
any college students looking for a
place to live!!

Wow, what an improvement in our maintenance department! We have been
very happy with the blitz of repairs that we thought we were going to have
to suffer with undone. And it makes a world of difference in our satisfaction
with our apartment to have things in nice working order and looking
good...and we finally have ice! YAY! Matt, Thanks for the way you keep
checking on the progress, planning fixes that actually get carried out, and
your crew Michael, Kato, and the craftsman who made our vanity cabinets
come to life again. Thanks guys, you all rock!

Boardwalk Apartments has great
amenities and a great staff. The
apartments are spacious and
reasonably priced. The maintenance
staff does a great and fast jobs on
work orders and in keeping the
grounds looking great.

College Manor:
I was hesitant when I was deciding to live in College Manor because of all the poor reviews I
had read. However, I am glad I made the decision because out of all the places I have lived in
Gainesville (Canopy, Bivens Cove, and Nick’s Place) this has to be my favorite. And here are
a few reasons why: Pros: 1) Great location! 2 minute walk to campus. 2) Quite and friendly
neighbors. 3) Efficient new management. 3) Efficient, excellent at communicating, thoughtful
new maintenance team (they work hard and fast, they get back to you within 24 hours and help
you with absolutely anything you want or need to get done) 4) kind staff that is resourceful. 5)
UNLIMITED ELECTRICITY and WATER 6) partially furnished Cons: 1) No stove, but it’s okay
because I have a George Foreman Grill and a rice cooker. I moved in during the transition of new
management and a new maintenance team. My first month here was terrible because nothing ever
got done. But as soon as the new team came on, within a day (not exaggerating) everything got
done. Ever since, I have been living peacefully in my studio. The majority of residents are graduate
students or home bodies. It’s a safe neighborhood and I’ve never felt worried living here. If you are
ready to live by yourself, here is a great affordable start.

IQ Luxury APARTMENTS:
I have my one bedroom reserved,
lease signed and getting excited about
move in day on August 15, 2016! It’s
amazing how quickly it is going up. I
hope they have showers and not tubs,
and a 60 inch TV is a plus. I will be a
non-student but look forward to the
life young people bring. I give it
a 5-star rating.

Lexington Crossing:
Love this place. Great bus routes,
friendly people in the front office, and
they offer very nice amenities. Only
issue was with maintenance, since
the appliances they give you are very
old. There is a family of stray cats in
the back of the complex, which is the
only animal problem I’ve seen. Would
definitely live here again!

My husband and I have our first
apartment here, and we love it!
The price of rent is one of the
most reasonable in town, and we
are very happy with our unit. Also,
the manager Janelle is very sweet
and helpful. She has taken care of
all of our needs. I would definitely
recommend Campus Walk

I love living here! The neighborhood is so quiet and the residents and staff are very respectful. Great location, too. Right
across from the Publix shopping center and close to the I-75. By far my favorite apartment community in the 6 years that
I have lived in Gainesville!

for the complex that brings people
together. I always feel welcomed

looking for a place in Gainesville,
this is it right here.

Franklin Pointe:
The Landings at Appleyard:
The management at Franklin Pointe went out of their way to help rid my
apartment of unwanted pests, working closely with me to alleviate this
situation. Also, because I had old carpet that was stained, they installed all
new floors that are beautiful. Daysis, the Apartment Manager, has been a
true joy to work with. She brings a can-do attitude and really cares about
the residents. I am very happy at my apartment after her help and am sure
if there are any issues she will step up to assist promptly. Also, the location
CAN’T BE BEAT, midtown, close to everything. Rent is reasonable, too!
Come check out the apartments to see for yourself. I am a long-term
resident who has lived in my apartment since 2002.

The Landings at Appleyard is great
place. The management and staff are
very nice and helpful. When I first
got here I had problems, but they
quickly resolved them. We also have
monthly activities. Mrs. Whitney
really cares about us and tends to our
problems and needs at the earliest
convenience.

Oviedo Grove:
It is a beautiful and well-kept
building, reliable and friendly staff
and very pet friendly. The grounds
are clean, well maintained and nicely
tucked into a quiet little spot right
in town.

Polo Club Athens:

The Polo Club is safe, clean and nice.
It is in a great location near stores,
restaurants and gyms. It’s across from
the new UGA vet hospital. It has
a shuttle and you can take a bus to
classes for UGA. You need a car if you
are going to UNG. Nice, pool and
volleyball court.

I moved into Gainesville Place last year and I love it. My room is quiet
and cozy and has become my haven. There’s a cable hookup in my
bedroom so I put my own TV in there. I also really like having the big
TV in the living area. I connected Netflix to it, so my roommate and I
can binge watch shows all day. My favorite thing about living here are
the pools. One is right next to my building, but I really like going to the
bigger one. Sometimes there’s even a DJ out there which is pretty cool.
I go to UF, so I take the buses to class every day. They come through
the complex and it’s a pretty short ride to campus. The Later Gator also
picks up here, so it’s easy to go out on weekends and not worry about
finding rides. Overall it’s a great place, I definitely recommend it.

Venetian Villas:
Pinetree Gardens:
Venetian Villas is one of the more affordable living choices in the
Tallahassee area. Walking distance to FSU and the stadium. Has a
gym, that with the right knowledge of exercise, can accommodate most
work out routines. Decent sized pool. Free food in the leasing office on
Wednesdays. A “pool party” with a DJ and grilled burgers and hotdogs.
Pretty big living space regardless of living in the classic floor plan or
townhomes. Maintenance is quick to respond to a work order. Overall,
good place to live.

Lakeside:
I lived in this community with a friend, and it is one of the best. It’s very peaceful, tranquil and the tenants are very neat
and nice. The staff is always friendly and willing to help you, in almost any situation. If they cannot offer help, they will
find resources to guide you in the right direction. In addition, the community offers so many amenities, you do not need
to go anywhere else. The grounds offer a nice day and evening walking paths, with a bridge overlooking the lake and pool.
The gym time is extended and available late hours. Plenty of parking for tenants and guest. If you are looking for a great
location, community and a peaceful place to live, check out Lakeside.

The Preserve:
I have lived here for the last two years, and I do not regret one second of it. A lot of people talk
about how this place isn’t living in “luxury,” but compared to many of the places I’ve toured, this
place is a mansion. My bedroom is HUGE (a queen sized bed, computer desk, 2 nightstands, and a
2 person couch all fit in here comfortably). I have my own bathroom, and my closet is big enough
that I can hang up everything I own. I have a six-person dining table that sits nicely across from
the kitchen. In the living room, I’ve got a huge sectional couch, a large regular couch, 2 coffee
tables, 3 end tables, and an entertainment center that all fit very easily, and there is still tons of
open space. This apartment is GIANT, and the price for it is unbeatable! The staff here has been
great to me. I’ve had very few problems here, and they have always done what they can to help me.
If you go to them with a legitimate problem, and don’t act like a jerk, they will always go above
and beyond for you. So, what kept me from awarding 5 stars? Residents that want to continue
living here are subjected to a tier system with only a certain number of spots for each rate. This
means that you could potentially have to sign above your current rate. Not much, of course, but
still, it’s the principle. Also, the random roommate situation is a little funny. I haven’t had a third
roommate for a year, and probably won’t get another one for another year. But, at the same time, I
have high standards for the cleanliness of the apartment. The end result: a higher utility bill, but a
clean apartment. Overall, I’ve had a great experience here, and I look forward to living here for the
next three years, and maybe even grad school. Keep up the good work guys!

Highlands at Heathbrook:
There is nothing like the comfort of home. Coming home to a beautiful environment makes all the difference at the end
of the day. At the Highlands at Heathbrook, you have the best of everything. Wonderful location, a beautiful apartment
with maintenance that is unsurpassed. They are there when you need them 24 hours a day. A gated community at night
when you want to feel safe the most. Pets are welcome and treats are kept at the office for canine visitors. The best
amenities in Ocala. A tanning bed for the residents! Where else would you get that? A quiet beautiful place to call home.
I feel lucky to have found the Highlands at the Heathbrook. There is no place like home.

The community is really small,
so you get familiar with the
management and with your
neighbors really quickly. I can’t
say anything bad about them. I
only moved out because I needed
more space and this complex only
has 1 bedrooms.

The Landings Apartments are a hidden gem. It’s kind of hard to see from the
street, but it’s in a nice spot. It’s about 7 mins away from UF which is great for
me! Oh, it’s also on the bus line. From the street, I didn’t think much of them,
they look like normal apartments. However, as soon as I walked into the leasing
office my perspective changed. There were two women who were very kind
and eager to help me. I can’t remember names but the one who took me on a
tour had dreadlocks. The tour went very well. I liked her a lot, she just seemed
to know her stuff. The blonde was super chill and kind as well. We talked
about school, they asked me my major and all! They weren’t just trying to sell
me. I don’t know, but for some reason I felt like I was home. THE STAFF
ROCKS! :) OH, when I came in the office they had pizza!! I guess they do pizza
every week! Who doesn’t love pizza! But I would recommend living here. It’s
affordable, clean, and well-kept property!

The Polos:
College Park:
I love my apartment. From the first day I walked in, I fell
in love. Everything was as promised. The relationship with
the staff is great. They are always friendly and willing to
help. The maintenance staff is very efficient. They get
stuff done within 24 hours. I love living at The Polos.

help us as residents!

The Enclave:
I have lived at Enclave for the past 3 years! Each year, I moved to a different unit (roommate problems).
However, each time the transition was smooth and if there was a problem it was handled quick and efficiently.
The apartment layout is beautiful and the appliances/bedroom furniture, is too. The front office is friendly and
so is the maintenance crew. This is probably as good as it is going to get in Gainesville, although it is a little
pricey. But you get what you pay for! The pool is always kept up, the community is safe (although they never
close the gates), and the tenants are first priority. The complex is owned by Collier Companies which has a local
office less than 10 minutes away. If there is a problem that can’t be resolved with the front office staff, Collier
Companies main headquarters will be more than happy to make fix it. Also, I never had a problem with bed begs
in the unit but I did with roaches. Pest control came out every week and after a few times they were gone.
