he town of Bogalusa was founded by Charles and Frank Goodyear in the Louisiana wilderness
in 1906. Originally from Buffalo, New York, the brothers were involved in timber, lumber
milling, railroad and coal interests in Western Pennsylvania. The search for raw materials
eventually prompted them to send sco uts to Louisiana, where they purchased vast tracts of
virgin pine. With the land under their control, the Goodyear brothers built the largest lumber
company in the world, Great Southern Lumber Company, in Bogalusa.
Like so many other resources at the turn of the 20th century, at first it seemed that the forests
were endless in South Louisiana. As the initial land was harvested, many parcels were given over
to homesteaders with the hope that the area would become more densely populated. The land that
is now Money Hill was a part of these parcels and was harvested during the 1920s.
Lumber was transported by rail from inland sites in those days, and so the family built New Orleans Great

Northern Railroad to facilitate the movement of timber from New Orleans to Jackson, Missisippi.
The line moved the logs to the mill and then shipped the milled products to port for further
shipment by barge. The Pearl River Canal (which runs from Bogalusa to the Gulf) was
constructed for this same purpose.
Despite tax law that stated if there was a single tree on the land, a tax was to be paid; by 1914
reforestation issues had already surfaced and Great Southern began planting seed trees for future
growth.
Sawdust, chips and scraps of wood were initially burned for steam power, but eventually
economics dictated that building a paper plant at Bogalusa was a much better use of the raw
materials. By 1935 most of the initial land had already been harvested from old growth trees and
the high volume sawmill was virtually eliminated and replaced with a paper mill. As the economic
climate changed, an existing box production facility with several locations in the U.S. merged
with the Goodyear brothers. The new company was called Gaylord Container Corporation.
Ownership was heavily weighted toward the Goodyear family due to their land holdings and the
paper mill at Bogalusa.
The name Bogalusa came from the Bogue Lusa Creek, which flows through the city and is derived
from an Indian term which means smoky or dark waters. The town owes its birth to the
enterprising Goodyear interests and the Great Southern Lumber Company plant. This plant
became the largest pine sawmill in the world. (Crown Zellerbach owned the operations in recent
years. Today it is owned by Temple-Inland Inc. and continues to manufacture pulp, paper, boxes,
bags and other paper products.)
Bogalusa sits on the eastern border of Washington Parish on the Pearl River (the dividing line
between Louisiana and Mississippi). It eventually became the chief manufacturing and trading
center of the Pearl River valley and was reputed to have been the largest unincorporated
community in the nation at that time. Bogalusa was incorporated July 4, 1914 with a commission
form of government.
Great Southern owned and built much of the infrastructure in Bogalusa as they sought to provide
housing, churches, provisions, a power plant, a water system and more for their numerous
employees and production operations. As time passed, the utilities were turned over to utility
companies in the area. Some of the city’s oldest housing stock can still be identified as the original
company homes, though many modifications have been made during the intervening years.
Since the Gaylord merger did not include harvested land, the Goodyear family retained ownership
of this property. Charles’ son was placed in charge of working with the land holdings. He
purchased 12,000 acres from Great Southern (the property that now includes the beautiful grounds
of Money Hill Golf & Country Club) with the intention of producing tung oil on the property.
The name Money Hill Plantation was chosen because of local lore that suggested Barataria pirates
had ventured to the area and buried treasure on the land in the 1800s. Many treasure seekers
continued to seek their fortune on the grounds throughout
The younger Goodyear also started Bogalusa Tung Oil and planted tung trees in 1935. In that era,
tung oil was used in the manufacture of paints, drying agents for printing inks and Masonite
Production. Civil war in China had curtailed production there at the time and a growing market was opening here in the States.
The first trees (a few of which can still be seen flowering every Spring on Money Hill’s grounds) were ready for production by 1940.
Tung nuts were collected from the trees and pressed to produce the valuable tung oil. World War II increased the need for tung oil
even further, since all U.S. Navy vessels were painted with tung-oil based paints.
Cattle were also raised on the property among the tung trees to generate multiple revenue streams.
David Goodyear (well known as the developer of Money Hill Golf & Country Club) joined his father’s tung oil and cattle business in
1963 after pursuing his education in architecture at Yale and serving a three-year stint in the Navy (two years in Japan). Charles
Goodyear III passed away in 1968 and was succeeded by his son, David.
Over the years, the demand for tung oil gradually decreased. By 1968, the large lake (near the clubhouse at Money Hill) was under
construction. Once it was finally filled with water in 1970, the land at Money Hill found new life as a campground and recreational
facility.
Money Hill Plantation was a popular recreational facility from 1970 until 1980 when it closed. Many New Orleans’ residents still
speak with great fondness of their childhood vacation memories with family and friends at the Money Hill Plantation campground.
At the height of the business, more than 5,000 people were frequently on site during a week- end. A country store served the needs
of the visitors. Boat rentals (180 boats) were avail- able on the lake. A riding stable, country store and miniature golf course were
located on the grounds as well. Eventually, the oil economy and the automobile industry changed the nature of the motor home and
camping industries and the operation was closed.
During the same time period the Goodyears had begun developing residential communities on other small parcels of the original
12,000 acres. Great Southern Acres is located near Highway 1083 and was built in the 1970s. Whippoorwill Estates on Highway 21
was begun in the 1980s.
In 1995, David Goodyear decided the time was right to begin building Money Hill Golf and Country Club. The golf course opened for
play in 1998 and the success of the community is due in large part to his dedication and devotion to the project.
Goodyear’s many environmental awards since 1998 were not only unusual for a real estate developer, but they continue today to
raise the bar for other developers around the country. His Environmentalist of the Year Award (The Louisiana Nature Conservancy)
and other similar awards were a fitting tribute to one man’s 45 years of attention to every detail of the property and his personal
love of the land.
With the passing of David Goodyear in 2009, another generation of Goodyears has assumed responsibility. International
businessman and family member, Charles W. Goodyear IV (Chip) currently serves as Chairman of the Board of Directors and Mimi
Goodyear Dossett (daughter of the late David Goodyear) lives at Money Hill and oversees day-to-day operations.
Many other family members should be acknowledged for their noteworthy contributions at Money Hill. The Goodyear family’s
support, expertise and involvement has served as a stable foundation on which the community has been built and continues to
grow.
For nearly 100 years, the Goodyears have been the dedicated caretakers of this magnificent property. Their commitment and love of
the land has paved the way for the spectacular transformation of Money Hill into the area’s premier, award-winning golf
community.
