Residential and hotel facilities
Residential
and hotel facilities
Experience in the industry
We construct housing developments, houses
and hotels providing our clients with modern
and functional facilities of high finishing quality
and we apply interesting design solutions.
Based on our experience, we apply proven solutions,
but we are also constantly on the look-out for newer
and more innovative ideas. On an ongoing basis, we
adjust our offer to a dynamically changing market and
the ever-growing needs and expectations of our clients.
The quality of our projects has been confirmed by
independent certificates ensuring the highest level
of comfort and safety for their users.
Our vast portfolio includes multi-family houses and
housing developments, among others, in Warsaw,
Poznań, Łódź, Lublin, Rzeszów, Leszno and Wrocław.
We create a friendly space for residents around the
constructed housing developments, e.g. places for
bicycles (stands, bicycle storage areas) and baby
carriages, parking spaces for cars, outdoor gyms and
attractive playgrounds meeting all the applicable norms
whilst having the necessary certificates. Our estates
are functional, friendly and harmonious spaces that
inspire their residents and put them in a happy mood.
They are places where life feels good.
We offer not only construction and design but also
the sale of apartments. We are one of the few
developers on the Polish market to execute green
residential development projects applying Scandinavian
architectural solutions and the principles of sustainable
development.
Our housing investments include, among others,
modern apartments at Zajączka St. in the Warsaw
district of Żoliborz, Park Ostrobramska and Mickiewicza
housing developments in Warsaw, Ustrzycka
development in Rzeszów and a “turnkey” execution
of a housing development in Poznań Strzeszyn.
We also build blocks of flats as a part of the TBS
(Social Housing Association) program in addition to
social housing developments - including public housing
for 120 families in Podzamcze (Wałbrzych), executed
as a part of the municipal action “Nasz Nowy Dom”
(“Our New Home”). Other types of facilities on the list
of our executions are student dormitories.
We have built, among others, “Karolek” dormitory
for the Medical University and “Jagienka” for Adam
Mickiewicz University in Poznań.
Hotels constitute an important position among
our executions. We execute both comprehensive
modernizations (the Green Hotel in Komorniki near
Poznań) but also general construction and designing.
We have successfully executed investments for the
largest global hotel chains. Westin Hotel in Warsaw,
administered by Starwood Hotels and Resorts - a global
chain, is our flagship project. In Warsaw, there is also
the first building constructed by Skanska in Poland the Forum Hotel. We also executed the modern Skansen
Conference & Spa Hotel within the premises of the
Museum of the Mazovian Countryside in Sierpc.
We have also executed projects for the Holiday Inn
chain (in Cracow) and Qubus (in Legnica). In Wrocław,
we were the contractor of the Wratislavia Hotel, Office
and Retail Center, which includes a four-star Dorint chain
hotel (currently Sofitel).

Ostrobramska Park in Warsaw
This is a modern and functional housing development at the very heart
of right-bank Warsaw, in the Praga-Południe district. We delivered
almost 500 comfortable Scandinavian style apartments, with high
quality finishing and having surface from 23 to 125 sqm.
The development was designed with the utmost diligence and care
for the natural environment. We applied environment-friendly
solutions to consume less energy and increase the comfort of
everyday use. We used the highest quality products and implemented
modern solutions such as noiseless elevators, chargers for electrical
vehicles and energy-efficient LED lighting.

materials that are safe for humans in addition to a bicycle repair and
wash station fed with rainwater. The apartments have been divided
into day and night zones whose panoramic windows ensure optimum
natural lighting.

Did you know that...
The BREEAM certificate is one of the most popular methods
of assessing buildings and the construction process in Europe.
The certificate confirms the high quality of execution, application
of environment-friendly solutions and it is a guarantee of comfort
of use.
We consider issues of health and safety at work as important
as keeping deadlines and budgets. We work in observance
of safety at work standards that are binding for all Skanska
constructions throughout the world. Human health and safety
is the top priority for us.
We apply state-of-the-art technology thanks to which the facilities
consume less energy and water, they are more comfortable,
healthier and serve their users better. Due to carefully selected
insulation, the rooms are soundproof, and they maintain
a comfortable temperature which contributes to the fact that
people sleep and relax better. Allergen-free construction materials
are safe for humans. For us, green construction is a step towards
sustainable development.
For many years, our policy has been based on environment-friendly
operations. We have implemented an integrated management
system for compliance with the EN-ISO 9001, OHSAS 18001
and ISO 14001 standards. This is confirmation of our quality and
compliance with standards in the field of health and safety at work
in addition to environment protection.
Buildings at the Mickiewicza housing development in Warsaw have
been designed with the needs of the residents and of the natural
environment in mind. An independent expert supervises the quality
of the applied materials, the diligence of execution, and they
confirm the observance of quality and environment parameters.
We care for the natural environment by striving to minimize any
adverse impact on it by means of, amongst others, recycling
of materials, water efficiency and reuse, decreasing the amount
of waste through the improvement of the purchase process as well
as the application of environmentally neutral materials.

Skanska in Poland
We are one of the world’s leading project
development and construction companies.
Our history dates back to 1887. We operate
in Europe and America.
In Poland, we are the market leader. As a general
contractor, we construct enclosed structures, roads,
bridges, rail and tram lines as well as hydro-engineering
facilities. We also develop green office spaces,
apartments and suites.
We focus on local presence and client relations.
Our branches are located throughout the country.
We have successfully executed both small projects for
local investors and extended engineering or enclosed
structure contracts. We construct facilities for the largest
global companies in the automotive, pharmaceutical,
furniture, home appliances and metal industries, hotel
and retail chains, public investors and the military.
By the same token, we are equally committed when
it comes to smaller investments such as country
and municipal roads, bicycle paths, schools and
kindergartens. The most significant of our undertakings
include: the north section of the A1 highway, Świnna
Poręba water reservoir, Złote Tarasy shopping center
in Warsaw, Poznań Western Bypass, a bridge on the
Odra River in Brzeg Dolny, an airport in Jasionka near
Rzeszów, football stadiums in Kielce and Kołobrzeg,
the W-Z route in Gdańsk, university facilities in Łódź,
Poznań, Zielona Góra, Wrocław and Rzeszów, as well
as numerous sporting facilities throughout the country.
For many years, we have been at the top in rankings
for best employers in the construction and technical
industry as well as trade rankings. Our principles have
been specified in our “Code of Conduct”. On every
market, we work in pursuance of shared values: we care
for human life, we operate ethically and transparently.
Together, we are better and the client is paramount.
Our main goal is to build for the benefit of the society.
We supply products and services of the highest
quality to our clients and business partners. We own
bituminous mass production plants, concrete production
plants, road laboratories, aggregate mines, equipment
bases and a steel structure manufacturing plant.
At every stage of the investment process, we apply
quality standards compliant with the requirements
of ISO and AQAP standards. We are experienced
in the execution of green facilities compliant with
the requirements of the LEED certification.
We are one of signatories of the Cooperation
for Safety in Construction - an initiative of the largest
general contractors in Poland, aimed at eliminating
fatal accidents at construction sites. For years, at schools
throughout Poland, we have conducted our own
educational campaign for children “Safety near
a construction site”.
Annually, we execute ca. 1,300 investments in Poland. In our projects, we employ people of various predispositions who complement
the skills of the whole team. For example, if the project manager is an engineer, his team includes people who contribute
complementary skills and experience, e.g. knowledge of economics. Skanska is successful on the market thanks to these people
and their excellent, varied abilities.
