of the project,including the requestedvariancefor rear yard open space.
Establishedin r975,NLF is a non-profit, community basedorganization
providing high quality and affordablechildcareprogramsthat integrate
Japaneselanguageand culture. An anchor neighborhoodinstitution, they
connectdiverse families throughout San Franciscoto Japantown,thus playing
a critical role in the cultural and economicsustainabilityof the neighborhood.
In order to secure,consolidateand expandtheir preschoolprogram,which is
currentlyhousedin two sites,NLF plans to build a 9,978 sf, two-story
addition with basementto their existing Sutter Streetpreschool- a
historically-significantJulia Morgan building - in the locationcurrently
occupiedby three off-street parking spacesand the play areathat servesthe
preschool. The proposedproject maintainsthe currentSutterStreetsetback
establishedby the existingpreschoolbuilding. It also matchesthe rear
setbackof the existing building, thus requiring a zoning variance from the
rear yard requirement.A rooftop playground will offset the loss of the current
play area. The building size and programis driven by Califomia code
requirementsfor indoor and outdoor activity space(sf per child) and licensing
mandates.

including the alignmentof major horizontalelements,window and
doorway configuration and details, integration of "shoji" pattern
language,and exterior building materials and color palette createa
unique, but cohesiveinfill project with cultural meaning. An exterior
Japanesegardenadds a much-needednatural elementto the
streetscape.The generoussetbackofthe project also providesvisual
relief and a welcoming streetpresenceand respectsthe entry to the
JCCCNC buildins.

The project's design reflects best practices for additions to
historic buildings - Significant care and effort went into crafting a
compatible building addition distinct from the Julia Morgan structure,
without dominating or distracting from it. This is in keeping with the
principlesof the Secretaryof the Interior's Standardsfor the
Treatmentof Historic Properties.
