Everyone wants to know what is happening the real estate market.
My opinion is that the market has started to appreciate. After 5 years of
depreciation, that is a major indication the market has turned. At what rate? I
feel in some price ranges it is 3-5%. However the upper end market is still
slow. In my last absorption rate calculations based on 12 months, our month of
supply of all price ranges is 6.9 months. Most experts state that the market is
good if the absorption rate is 6 months of supply. In the price range of $0 to
$250,000 the supply is less than 6 months.
One indication that the market has changed is to consider the rental market.
The vacancy rate is just under 5%. Historically this indicates an upswing in the market.
Our listing inventory is down this year and I have observed that if a property is in good condition and priced correctly, the
property is under contract within two weeks. There are Buyers looking for homes, but with the lack of inventory they are
