NOTICE OF PUBLIC HEARING
TO APPROVE A SUBSTANTIAL MODIFICATION TO THE CURRENT
NORTHGLENN URBAN RENEWAL PLAN AND TO APPROVE A NEW NORTHGLENN URBAN RENEWAL PLAN
Notice is hereby given that a public hearing will be held by and before the City Council of the City of
Northglenn, Colorado, in the Council Chambers, Northglenn City Hall, 11701 Community Center Drive,
Northglenn, Colorado, 80233-8061 at the hour of 7:00 P.M. Mountain Daylight Time on Monday, December
17, 2012.
The purpose of the hearing will be to consider the recommendation of the Northglenn Urban Renewal
Authority (NURA) that the City Council of the City of Northglenn, Colorado, approve a substantial
modification to the current Northglenn Urban Renewal Plan (hereinafter referred to as “Northglenn Urban
Renewal Plan No. 1”) and to approve a new Northglenn Urban Renewal Plan (hereinafter referred to as
“Northglenn Urban Renewal Plan No. 2”), pursuant to the provisions of the Colorado Urban Renewal Law.
The proposed substantial modification will remove certain properties from the boundaries of the area subject
to Northglenn Urban Renewal Plan No. 1. The properties that will remain subject to Northglenn Urban
Renewal Plan No. 1 are described and illustrated in the Exhibit A that accompanies this public notice. It is
further proposed that all properties removed from the area subject to Northglenn Urban Renewal Plan No. 1
shall be included within the boundaries of a newly created urban renewal area referred to as Northglenn
Urban Renewal Area No. 2. The boundaries of the proposed Northglenn Urban Renewal Area No. 2 are
described and illustrated in the Exhibit B that accompanies this public notice.
Any resident, taxpayer, owner or other interested person may appear at the public hearing and provide
testimony or other evidence regarding the proposed substantial modification to Northglenn Urban Renewal
Plan No. 1 and the proposed creation of Northglenn Urban Renewal Plan No. 2. Copies of Northglenn Urban
Renewal Plan No. 1, the proposed substantial modification to Northglenn Urban Renewal Plan No. 1, and the
proposed Northglenn Urban Renewal Plan No. 2 are available for inspection at the Office of the City Clerk,
11701 Community Center Drive, Northglenn, Colorado 80233-8061. Questions regarding the public hearing

The purpose of the substantial modification to Northglenn Urban Renewal Plan No. 1 and the proposed
Northglenn Urban Renewal Plan No. 2 is to eliminate and prevent blight in the subject areas and to undertake
a program to eliminate the conditions of blight while implementing the goals and objectives of the
Northglenn Comprehensive Plan. The principal goals of the substantial modification to Northglenn Urban
Renewal Plan No. 1 and Northglenn Urban Renewal Plan No. 2 are to help provide important services to the
subject areas, attract private investment, utilize underdeveloped land, and leverage public investment and
funding mechanisms to provide necessary public infrastructure to serve the subject areas. The substantial
modification to Northglenn Urban Renewal Plan No. 1 and the proposed Northglenn Urban Renewal Plan No.
2 are also intended to promote uses for the primary benefit of the City and community at-large and
encourage reinvestment in the subject areas. The goals will be accomplished by affording maximum
opportunity for the redevelopment of the subject areas by private enterprise.
