A
fter a long winter in Michigan, when the
temperature hovers around 60 degrees,
we celebrate. Classic cars come out of the
garage. Convertible tops go down. Snow shovels
are put away, and lawnmowers start appearing.
We’re impatient to enjoy good weather, paying
homage to sunshine and warmer temperatures
by creating areas that are conducive to fully
enjoying the outdoors.
Outdoor kitchens are growing in popularity.
“Sub-Zero and Wolf offer grills, under-counter
refrigerators, warming drawers and even
icemakers specifically for use outdoors,” says
Jim Miller with Trevarrow, Inc. The products
are built to withstand outdoor conditions. “If
you are designing an outdoor kitchen with
built-in appliances, you want those appliances
to be durable and to last,” says Jim. Wolf BBQ
grills are sculpted in double-wall stainless
steel, precision-welded so they will not rust or
hold water. Each of the four gas grill models
comes in natural gas or LP, and can be built
into an outdoor space. This month Trevarrow
is unveiling the Forno de Pizza outdoor pizza
oven. “It is a wood-fired and gas pizza oven,”
says Jim. While it takes a time to heat, the
oven cooks a pizza in less than two minutes.
“You can also do other types of cooking in this
oven,” says Jim. Food produced in the wood-

fired oven has a unique smoky taste.
Ferguson Bath, Kitchen & Lighting Gallery
has an outdoor kitchen on display in their Troy
location. “Manufacturers are creating all the
pieces so that you can cook and entertain
outdoors simultaneously,” says Michael
McColgan with Ferguson. “Asko even makes
an all-weather dishwasher.” Al fresco BBQ
Grills, in addition to grills and pizza ovens,
offers accessories such as stainless steel
door and drawer combinations, dry storage
pantries, rotisseries, teppanyaki griddles,
paper towel holders and bar centers.
All grills are not created equal. “Napolean
is an up-and-coming brand that has tripled
in volume in the last few years,” says Mark
Bishar with Big George’s/Witbeck Home
Appliance Mart. “The folks at Napoleon
spent time designing a product based on
what professional barbeque show folks use.
For example, they have a charcoal tray insert
available for gas grills.” Another product that
has gained in popularity is the Big Green Egg.
“It has a 1” thick ceramic shell so it uses lump
charcoal in the most efficient way possible,”
says Mark. “You can have the unit as freestanding or it can be installed as part of an
outdoor kitchen. The unit is so efficient you
can get it to 350 degrees and bake an apple
pie in it.”
Decks and patios are also important
components of the outdoor living experience.
“The manufacturers have come out with
some gorgeous products in recent years,”
says Sharron Peters with ABC Supply Co.
in Taylor. “TimberTech has gotten a lot of
press for its Earthwood Evolutions Legacy
Collection of capped composite decking that
has the look of hand-scraped indoor flooring.
It was actually named one of the Top New
Building Products of 2014 by Professional
Builder magazine.” AZEK Building Products
has recently introduced the Vintage Collection
which consists of three natural shades of

capped PVC decking that closely resemble
stained wood and JAM Systems introduced
brown privacy fence and railing to complement
its brown decking. “The low maintenance
characteristics of PVC decking really appeal to
today’s busy homeowners,” says Sharron.
Hidden deck fasteners have long been
desired to improve deck appearance. The
early versions were expensive and slow to
install. FastenMaster’s reengineered Tiger
Claw hidden clip systems offer outstanding
hold-down power for woods, synthetic and
composite decking materials. “If you build
more than 3 to 5 decks a year, the hidden
clip system, combined with the Tiger Claw
pneumatic installation gun for grooved
decking, is the way to go,” says Anthony
DiSanto with FastenMaster. “The gun works
on any brand of grooved decking.” On average,
the gun will make it possible to install about
400 sq. ft. of decking in an hour.
Concrete porches, patios and walkways
have also benefitted from new innovations.
“Builders, remodelers and property owners
looking to help homeowners make a statement
with their outdoor areas are having us add
color to concrete, or use stamped concrete
overlays, to create stunning focal points,”
says Patty Shea, general manager with
Metropolitan Concrete. “We have over 49
different stamp patterns, including ones that
replicate the look of flagstone, cobblestone,
ashlar slate, brick and even wood. The
concrete colorant comes in a wide variety of
colors including tan, terra cotta, autumn oak,
sage, gray, brick red, and pewter, to name just
a few.” The Metropolitan Concrete Products
showroom floors are done with the various
products so homeowners can actually see how
beautiful their outdooor, and indoor, concrete
areas can be.
Another major component of an outdoor
living area is the landscaping. “One issue
right now is the decline of spruce trees which
have been hit by fungi and diseases,” says
Patrick Richardson with Landscape Supply,
Inc. “I recommend not planting just spruce.
You need to mix up the plants with different
varieties of pines, canadian hemlock and firs
like the concolor fir, so if you lose the spruce,
you won’t lose all your landscaping.” Patrick
also suggests planting 3 to 3-1/2” diameter
trees to offset the nationwide shortage in
the 2 to 2-1/2” diameter trees. “I can get
the larger trees at a lower cost right now,”
says Patrick. Builders may also find 6-9 ft.
arborvitaes and junipers in short supply. “I’d
suggest substituting hemlocks if space isn’t
an issue,” says Peter. “We can help architects,
builders, remodelers, and property owners in
planning landscapes and making better buying
decisions. We do site visits all the time.”
When it comes to outdoor living areas,
expert knowledge, innovative materials
and creative ideas can produce results
ranging from serene and stunning to fun and
functional. “The best room in the house isn’t
necessarily in the house anymore”, says Jim
Miller with Trevarrow. n

T
hat’s great and
simple business
advice but it
doesn’t really say much
when you’re in a value
added business like
building or remodeling.
Or does it? Sometimes it
works out well enough.
Some builders and developers were able to
score big during the recent unpleasantness
by picking up land or lots at less than bargain
basement prices and holding them until the
market came back. Now these fortunate ones
have been able to keep prices low even as
labor and material costs continue to reach new
heights.
What happens when these ultra low cost
lots run out or how about the rest of us who
didn’t manage to grab the brass ring while
it was dangling? Prices of land and costs of
development now are rising just as fast or even
faster than building costs. Sure there is great
demand in many areas and the future looks good
for continued growth in our industry. But all of
the indications are that we will not be able to
raise prices nearly as fast as costs will go up.
So, how do we maintain a decent profit in light
of this?
Well those of us who attended the recent Great
Lakes Builder Show at Ford Field were treated
to a great keynote presentation by Scott Sedam
who is a nationally renowned expert in builder
practices and profit improvement. He talked
about how to reduce costs right now without
beating up our suppliers and contractors to lower
their prices. He had many great tips to improve
our productivity in his shortened presentation.
I’m not going to give them away if you missed
them because I hope to bring him in for a real
educational session in the near future. I bet there
isn’t one of us who wouldn’t benefit in hard dollar
terms. No matter how good we think we are at
our business, there is always something valuable
to learn. n

Permit Activity Perks Up As Spring Building Season Nears

the HBA Southeastern
Michigan Residential
Building Activity Report™, a total of 180
single-family home permits were issued
in Macomb, Oakland, St. Clair and Wayne
counties in February 2015.
Activity in February rose by 20 percent
compared to January 2015 (150). From a
year-over-year perspective, permit activity
in February was nearly 22 percent lower
than February 2014 (231). Performance in
February 2015 was a little lower than forecast
(212) as new home builders continued taking a
more conservative approach to pulling permits
this winter season, following the lessons learned
during the winter months of early 2014.
Interestingly, amidst the seasonal
slowdown in new home construction, multifamily permit activity for the first two months
of 2015 (126) was up by a factor of infinity
when compared to January-February 2014
(0). This continues the virtual explosion of multifamily permit activity in 2014 (609), which was a
50 percent increase over 2013 (418).
Based strictly on the econometrics used
in forecast calculations, the HBA/ASA New
Housing Permit Forecast™ projects a total of
2,296 permits will be issued in the 6-month,
March-to-August timeframe. If activity is limited
to the forecast level, it would represent a 13
percent decline compared to the same period
in 2014 (2,654). However, if adjustments are
made to account for “pent-up activity” that
was not possible during the past 3 months,
the 6-month permit forecast improves to
approximate the activity seen during the
same period in 2014.
Economically, lower oil prices reflect
themselves in lower transportation costs for
households, resulting in more disposable income
for spending. The increase in vehicle production
has historically had a direct, positive effect on
both white-collar and blue-collar salaries, again
typically leading to increased household spending.
Finally, each new job within the region translates
into another possible new home buyer. n

International Builders’ Show 2015 Recap

L
as Vegas exploded this last January as
it hosted Design & Construction Week
for the second time. Of the five shows
that make up Design and Construction Week,
the 2015 NAHB International Builders’ Show
was by far the brightest star among them
with 55,237 attendees from around the world.
The three-day event included all the usual
activities from Opening Ceremonies to the
Spike Concert and HBA members were active
participants throughout the five shows. Design
and Construction Week included access to over
3,700 exhibitors plus more than 100 educational
seminars on a wide variety of industry topics.
This year we had a good group of HBA
members who enjoyed Opening Ceremonies
keynote speaker Jon Gruden who helped kick
off IBS with the message to take the momentum
of the uptick in housing starts and do great
things! I also had a lot of members comment that
they really enjoyed the Design & Construction
Week™ Concept Kitchen. Designer Jonas
Camemark, created a kitchen that featured ideas
and products that can be enjoyed by the entire
family. This kitchen enjoyed products supplied by
sponsors, Thermador, Caesarstone, Fabuwood,
Brizo, Mohawk & Daltile and Berenson Hardware.
Another hit was The New American Home,
the 32nd edition of NAHB’s show home. The
design this year was said to work with common
construction techniques that are used around
the country while still integrating cutting-edge
building technology, products and materials.
There are large window walls that retract to
create an open relationship between the exterior
water features of the patio and the living areas of
the interior of the home.
Many of our members took part in the
IBS Centrals that are scattered around the
convention hall and cover topics such as 50s
plus lifestyles, custom building, design, multi
family, remodelers, and sales. If you’ve never
attended a Central, these are like lounges where
people come and go throughout the day while
participating in discussions, demonstrations or
workshops and are located near restaurants and
snack counters so you can also grab a quick bite
to eat. Some of our members just like to go and
listen to the discussions that take place by the
sponsors or featured speakers. I’m told by NAHB
staff that they were packed this year which is a
great sign that our industry is returning full force.
This year’s show also had a large variety of
celebrities who were hosted by various exhibitors.
They include names like Adam Carolla, Ty
Pennington and Vanilla Ice. Of course there
were also a large number of stars from HDTV’s
design and remodeling shows along with a
number of people from the DIY network and, by
far the most popular of them all, Bob the Builder.
Evening receptions and parties included
the Official IBS House Party and the Young
Professionals After Hours Party, but the
main receptions for our group were the Bank of
America Home Loans reception, Wells Fargo
Home Mortgage reception and the HBA of
Michigan reception sponsored by DTE Energy
held at Bally’s Las Vegas.
Are you aware that whether you attended
the IBS or not you have full access to all the
seminars that took place during the three days
of the show? All you need to do is go to www.
buildersshow.com and follow the link to the
educational seminars. This will take you to a
separate website where NAHB offers either a
CD, DVD or an MP3 download available for all the
seminars that took place. Years back if I missed
a seminar that I thought might be important to
my business I usually ordered a cassette tape
and waited for it to be shipped to me, usually
within 30 days. Man, it seemed like 100 years
ago. Currently, on the website you can order an
online library subscription of all 110 sessions with

on-demand access that would expire at the end
of next year’s meetings. For only $399, you would
be able to access either the audio or video for any
of the seminars you missed and/or some that you
attended. This is a great way to keep your business
education active throughout the rest of the year.
HBA of Southeastern Michigan had over 300
members attend this year’s show. It was also
announced with great excitement that NAHB
and NKBA have agreed to co-locate IBS and
KBIS and continue Design & Construction Week
through 2020! If you didn’t get to this year show,
you cannot miss next year’s. The 2016 NAHB
International Builders’ Show will again be
part of the Design & Construction Week
as it returns to Las Vegas, January 19-21,
2016. I’ve said it before and I’ll say it again, your
competition will be there and so should you! n

How To Lift Safely

P
reventing back
injuries is a major
workplace safety
challenge. According
to the Bureau of Labor
Statistics, more than one
million workers suffer
back injuries each year,
and back injuries account for one of every five
workplace injuries or illnesses. Further, onefourth of all compensation indemnity claims
involve back injuries, costing industry billions
of dollars on top of the pain and suffering of
employees.
Moreover, though lifting, placing, carrying,
holding and lowering are involved in manual
materials handling (the principal cause of
compensable work injuries) the BLS survey shows
that four out of five of these injuries were to the
lower back, and that three out of four occurred
while the employee was lifting.
In order to prevent back injuries, follow these
safe lifting tips.
PART I - Basic Lifts
Plan Your Move
• Size up the load and make sure your path is
clear. (Note: Lifting loads heavier than about 50
pounds will increase the risk of injury.)
• Do not attempt to lift the load alone if it is too
heavy or awkward. GET HELP!
• Keep the load close to your body.
• Use your thigh and leg muscles, not your back,
as you lift in one smooth movement.

Principles of Lifting
• Have feet shoulder width apart, with the load
between them.
• Get a firm grip on the load.
• Keep your arms and elbows close to your side.
• Bend your knees and hips keeping your back
straight.
Safe Carrying
• Keep a good grip on the load.
• Keep the load close to the body.

posture, increasing the likelihood of injury.

usually exert higher push forces than pull forces.
• Pull rather than carry.
PART II – Modified Lifts
Two-Person Lift
• Both persons should be about the same height.
• One person takes charge of the lift, so that you
are working together not against each other.
• Lift together, walk in step and lower the load
together.
Golfer’s Lift
• Use the golfer’s lift to pick up light, small loads
when you can’t bend your knees or get close to the
object.
• Swing one leg straight out behind you.
• Keep your back straight while your body leans
forward.
• To help support your body, place one hand on
your knee or on a nearby solid object.
• Keep loads at a reasonable height so you can see
where you are going.
• Pivot with your feet – don’t twist your back when
carrying loads.
Lower Material Slowly
and Smoothly
• Use the lifting principles
but in reverse.
• When lowering a load
onto a deep shelf, put it
on the edge of the shelf
and push it into place.
• Push rather than pull.

One-Person Lift – Sacks
• Stand at one end of the sack.
• Lift it to an upright position.
• Straddle the load. Place one hand under the
bottom of the sack and use the other to hold the
sack against your body.
• Bend the knees and lift the sack onto a platform
• Stand as close to the lifting platform as possible
• Bend the knees until the load can be balanced
onto your shoulder.
Straighten up in one smooth movement.
• If the sack is small, place it in a box with handles
and carry. n

Bill Allowing Medical Marihuana Prohibition Passes Senate
L
egislation
important to the
rental property
industry, which failed
to win approval at the
end of the 2013-14
legislative session, is
seeing early positive
movement this session. Senate Bill 72 proposes
to prohibit the smoking of medical marihuana
on private property in violation of a prohibition
established by the property owner. Furthermore,
the bill states that nothing in the Michigan
Medical Marihuana Act could be construed
to require a private property owner to lease
property to a person who smoked or cultivated
marihuana on the premises, if that activity were
prohibited in the written lease. The legislation,
sponsored by Sen. Rick Jones (R-24th Senate
District), passed the Michigan Senate in
March. It now moves over to the Committee on
Judiciary in the House of Representatives for
action.
Electronic Eviction Notification
Legislation Introduced
House Bill 4038, sponsored by Rep. Anthony
Forlini (R-24th House District), proposes to amend
the Revised Judicature Act to allow a landlord
to deliver an eviction notice by electronic mail.
The legislation also requires that the person in
possession of the premises must specifically
consent in writing to electronic service, and a
landlord could not refuse to lease to a prospective
tenant because the prospective tenant declines to
consent to electronic service.
Still Need EPA Lead RRP
Recertification?
Did you or someone on your staff obtain the
Certified Renovator designation in 2010 as a
part of the Environmental Protection Agency’s
(EPA) Lead RRP Rule? If so, to maintain your
certification the EPA requires you to complete a 4
hour refresher course no more than 5 years from
the date of certification. AAM/HBA has one more
class available – on April 14 – and it includes
everything you need to keep your certification
current and maintain compliance with the
rule. The RRP Rule applies to remodeling work
disturbing more than six square feet of interior
painted surface or more than twenty square
feet of exterior painted surface in multifamily
and single family structures built prior to 1978.
It includes specific work practices to follow,
recordkeeping requirements, and certification
for those doing the work. Apartment owners
performing their own renovations must follow the
EPA registration process for their firm, and have
a Certified Renovator supervising the project. The
other option is to simply contract the work out to
firms which are certified. n
