From AAR’s Board Chair: Hidden Gems
State of the Association
Rather than featuring a person who is a “Hidden Gem” in our Association,
we’re highlighting our Association of REALTORS® and Affiliates. I have been
asked by several members to share the “State of the Association” address
(modified slightly) that I presented at the REALTOR® Update Meeting Jan.
24. I’m very pleased to share our recent past and exciting future with you.

I’d like to first recognize our full-time
staff members: Carol Reed, our CEO and
Cheryl Vavra, our member services coordinator, education director, food preparation manager, dues collector, receptionist . . .you get the idea! Mike Kuhl

Isenhart coordinates many of our printed materials and monthly newsletter.
This year our Affiliate Committee is
chaired by Clay Fell with Fidelity Title; the
Vice-Chair is Tish Gaddy with Heritage

(At this point I asked the Board Directors to
join me at the front of the room.)
Now back to our local Board of
Directors (BOD). I wanted them to be
in front of you as a group because you
almost never see the policy-making
body in one place at the same time.
These are your elected representatives.
When a member is on the Board as a
Director, he or she will make decisions
for the good of the Association. Each
Director signs a confidentiality agree-
ment which means that actions taken by
the Board are voted on and the decision
becomes as if made by one person: it’s a
collective vote and when Directors leave
the meeting they are considered in favor
of the decision, whatever it may be, and
may not discuss the conversations leading to a decision or action. Visitors to
the Board of Directors are not bound by
this confidentiality policy so are generally not in attendance when votes are
cast. Our Directors represent a wide
range of backgrounds, experience and
types of companies. They are:

My company is Westwind Realty.
Our Association operates on a fiscal
year from Oct. 1 – Sept., 30 so our offi-
cers and budget change accordingly as
do our membership numbers. We also
operate under a process called Policy
Governance. Basically it separates the
directors and staff into sides, each with
separate responsibilities. The Directors
make policies and the staff carry out
what needs to be done to accomplish
the goals of the Directors. The CEO
reports progress in writing to the Board
on a regular basis. Some of our committees are Board committees and some are
staff committees. I want to personally
thank all of you who volunteer for any
kind of committee work or special project throughout the year.
Here is a little about membership
numbers: your association billed just
under 700 REALTOR® members and as of
today about 85 percent have paid their
dues. There were about 100 Affiliates
billed and approximately 70 percent
have paid so far. Many of our REALTORS®
take advantage of the monthly payment
plan we offer; in fact, the number using
the payment plan is double what it was
a year ago. Our program is unique in
the metro area. We are the sixth-largest
Association in the state.
I’m sure you all think from time to
time “What is the Board doing for me?”
In 2013, the BOD voted to schedule a
Strategic Planning workshop to determine our priorities for approximately
the next three years. Our Workshop
was held over a two-day period in early
December with facilitator Melynn Sight
from Kansas City, a national speaker and
planner. As a result of working very hard
those two days and at many meetings
since then, we prioritized our goals into
three separate areas and set up a work

group for each goal. But even before
the work groups got too far along, we
adopted a vision statement and a mission statement. The vision statement
is how we see ourselves in the future
and the mission statement is what we
are going to do to bring our vision to
fruition. Each is short but took a lot of
discussion to formulate.
The vision statement is:
We are the home of Colorado’s most
successful REALTOR® professionals.
The mission statement is:
We enhance our members’ ability to
succeed with networking opportunities,
professional development and other
cutting edge services.
Everything we do will be geared
toward meeting our goals and these
expectations. You will be seeing these
two statements on most of our printed
materials and on our website.
We identified three strategic goals and
I’ll discuss each separately. None of
these goals will be reached overnight
but we are beginning and every journey
begins with one step.
The first is adding membership value.
We are evaluating everything we are
doing and beginning a process of focusing from the outside in—starting with
what members worry about most – and
beginning to think, plan for, talk about,
deliver and promote the most relevant
portfolio of services.
The second goal is planning for future
profitability. Every corporation must
continually evaluate operations and
its financial well-being in order to survive. Not-for-profit corporations are no
exception. While the past seven or eight
years have been difficult for anyone to
be profitable in the real estate business,
it has been equally challenging for your
Association. As a result of Strategic
Planning we determined that leadership
would evaluate the financial condition
of AAR and make recommendations for
the future to ensure that we remain a
viable entity in the Denver area.
A few key things you should know are:
What can you expect this year?
1. AAR has a financial review or
audit yearly to ensure that the finances
of the association are being managed
well and according to accounting standards.

Progress on our strategic plan to
deliver value that meets or exceeds your
expectations.
2.
AAR has reserves that are invested according to investment policy that
has been established by the Board of
Directors. We also work with a professional investment manager to determine the best places to keep our money
invested.
3. AAR owns this building, land
and property at 14201 E. Evans Drive
free and clear of any encumbrances.
4.
AAR has no debt.
5. AAR is a million dollar corporation (on the balance sheet) which
includes the land and property carried
at original cost. In today’s cost the value
would be much higher.
6. Expenses have exceeded
income for the past several years.
The third goal is to look ahead to
ensure that key management is adequate to provide services. AAR has been
fortunate to have only three executives
in its 57-year history. That includes Gerry
Rogers, Cheryl Gonzales and our present
CEO Carol Reed. Leadership knows that
continuity is especially important so part
of our strategic plan is to ensure that we
could continue to move forward if key
management were unable to serve. The
work group for this goal is working with
Carol to develop first an emergency plan
in case of her immediate absence and
after that to identify a future plan for a
successor when she decides to retire.
Leadership believes the three goals of
Membership Value, Financial Profitability
and Key Management Viability are vitally important to the well-being of the
Association to serve our members who
are the reason for our existence. This
Association is all about you—the member—and your directorate and staff
want to make internal decisions from
your point of view while making sure we
have a long-range vision.

4. Continued networking, marketing and social opportunities. We have
tried to plan our major events at a maximum of about one a month for many
reasons. We know you have a life outside real estate but also know that getting to know each other better brings
more business to all of us, Affiliates and
REALTORS® alike.
5. Building improvements as
finances allow. Our profitability work
group will be looking closely at our revenue and expenses to help determine
what we’ll be focusing on. Carol has
done an unbelievable job of making
every penny stretch. You all know that
sometimes you have more month left at
the end of the pay period than you have
dollars to cover and that emergencies
such as a furnace going out or a roof
repair cost big dollars. We are no exception but remember what I said earlier:
we have no debt.
Last but definitely not least, you

have an experienced group of Directors
on your board who are so dedicated,
committed and in sync with each other
that trusting the recommendations our
three work groups will be suggesting
will not be a problem. That doesn’t
mean we always agree on every detail
but we express our opinions freely,
respect each other’s ideas and move
forward jointly. It is a pleasure to be
your Chair and I thank you and the
Directors for this honor. I’d also like to
thank Carol for helping with today’s
presentation information.

Political Advocacy
If real estate is your profession, politics is your business.
Invest in your industry’s future through RPAC.
The top ten reasons to invest in RPAC
1. RPAC works at all levels of government. Seventy percent stays
state and local. Most of the money stays in your backyard for issues
like property taxes, yard sign ordinances and disclosure requirements.
2. RPAC is truly non-partisan. We support the REALTOR® Party! It’s
not about Republicans or Democrats, liberals or conservatives. The
REALTOR® Party is focused only on issues that matter to you and your
clients.
3. Advocacy in the REALTOR® Party is as easy as: Vote. Act.
Invest. Get engaged. Make a difference. If we’re not at the table, we’re
on the menu.
4. RPAC supports our clients and community. It’s not about us as
REALTORS®. It’s not charity, but it’s not self-serving, either. Every home
sale puts an average of $61,000 into the local economy. RPAC helps
your clients’ livelihood, lifestyles and personal wealth.
5. RPAC is like insurance for your business. It protects you more
than you know. You’ve got insurance for your home, your car and your
health, right? Why not your profession?
6. RPAC protects private property rights and promotes homeownership. More closings for you by being a champion for you in areas
that count.
7. You can invest on a monthly/quarterly basis. Invest the amount
that’s right for you and your business. It’s easy and affordable!
8. Mortgage Interest Deduction and other tax benefits are cool.
They’re cool – seriously. So are the 30-year mortgage, property tax
deduction, flood insurance and a bunch of other benefits that make
homeownership affordable and accessible.
9. Investing in RPAC saves you from having to read legislation and
go to the Capitol yourself. You have a lawyer to protect your rights, a
banker to protect your money, and insurance to protect your home
and property. RPAC protects your livelihood.
10. Many of your peers are investors – will you join them? RPAC is
important to many of your colleagues, and it will mean a lot for you to
join them as an investor.

Rent out your house and see the world
Imagine yourself kicked back on a
beach, sipping a delicious beverage,
waves crashing on the shore, gulls sailing leisurely overhead. This doesn’t
have to stop at a daydream; I propose
renting out your primary residence on
a short-term basis to take advantage of
the market, and going to see the world
in the meantime.
The market
In our current market, interest rates
are low and rental prices are very high.
Take, for example, a three-bedroom,
three-bathroom home in Aurora which
rents for about $1,900/month. That
same home is worth about $250,000. If
you had a conventional 30-year mortgage on which you put 20 percent
down when you refinanced at four per-
cent, your monthly payment would be
about $1,200-$1,400 (depending on
HOA, etc.). This nets you $500-$700/
month for housing abroad after paying
the monthly mortgage.
How to rent it
Your interest is piqued, but who will
you rent to? Talking to a builder would
be a great starting point. Oftentimes,
builders have clients who are looking for short-term rentals while their
homes are being built. Additionally,
you’d be amazed at what reaching out
to some REALTORS® and property managers could do, allowing you to expand
your network in the meantime. There
are also travel websites where you can
list such rentals.

What about your business?
Assuming you work for yourself, or
work somewhere that you can negotiate some freedom, escaping from
your business is not an impossible task.
There are many websites where you can
find a personal assistant to hire for as
little as $10/hour. A few hours of “training” each week leading up to your vacation, paired with dedicating no more
than a few hours per week to sending
e-mails while traveling, will yield results
you would have never imagined.
It’s time to strike while the rental iron
is hot! With just a few hours of work
and talking to new people each week,
you will be on your way to making that
dream an unforgettable and beautiful
reality!

to do” list when it comes to staying safe on the job.

Make it a
priority in 2014
You lead strangers around unknown properties… advertise that you will
be alone in a vacant home on a Sunday afternoon… offer rides to people
you hardly know…work odd hours in sometimes quiet offices…multi-task
on the way from one place to the next.
Staying safe on the job takes awareness and planning. You need a strategy
for keeping safety as a top priority every day of the year. In this space each
month, AAR offers some important tips to help you plan your appointments, open houses, office time, online presence and more with an eye
toward helping you stay safe on the job.
Keeping your technology safe

Over the years I have researched some
dynamic technology products on the
market that cover cell phone safety/security, technology security to protect your
valuables, and personal safety products
that protect you while you work.
Surprisingly, there are a number of safety and security apps or web-based programs on the market. Do your research
and determine which features are most
important for your business. Do you use
your cell phone for business? Do you
e-mail and receive client financial documents from your smartphone? Do you
carry your laptop with you and use it for
work? Do you show or host open houses
alone? Most agents answer “YES” to many
of these questions.
Smartphone safety
Agents are multi-taskers. You take
phone calls, answer e-mails, text, juggle
busy schedules, are in and out of your car
all day and often times start early in the
morning and end late at night.
Sometimes the everyday things we do
can be a danger to ourselves without us
even realizing it – like texting and driving. There are devices that use Bluetooth
signaling to automatically prevent your
phone from operating while the car is
moving unless you have a hands-free
device. Such devices work on most cell
phones and cars. A key feature to look for
is a tamper-free safe driving system that
reports removal, deactivation or other
misuse by text or e-mail to a designated
administrator. This is especially helpful
if you have team members or agents
working for you (also great if you have
teenagers).
Track your device
Another option for keeping the information on your smartphone safe if it has
been lost or stolen is to install a tracking
device on it. A tracking device can also
be installed on laptops and notebooks.
Key features to look for in a good tracking
device include:
1. Remote storage and/or secure
cloud storage options.
2.
Encryption feature with a permanent delete (quarantine) option.
3.
Anti-theft feature which remotely locks or wipes data from a missing/stolen device, and tracks the device via GPS,
Wi-Fi, and phone signal. A bonus feature
is that some can remotely take pictures
through the device’s camera to catch any
thieves in the act of using the device.

keep agents safe online while uploading
a new listing to their property website
and to block dangerous links sent to
agents.

Offers a private cell number with
a local area code but does not link to
the agent’s cell number. Privacy during
this information age is fleeting. If you
have researched some of the info-based
websites, you know that you can enter
a phone number and find out personal
information about anyone. Use the service that offers a local number, with a
local area code, not affiliated with your
actual cell number. That makes it impossible to track you in that manner. It works
with all carriers.

Find lost or stolen gadgets
With the significant investment we
make in technological tools, it is a financial and business set back when your laptop, smartphone, net/notebook, purse, or
camera has been lost or stolen. There is
amazing technology on the market that
can act as an electronic “leash.” These
devices signal when you wander a preset
distance from your property, i.e. 60 feet.
You can also get “last seen” GPS information. Many of the units are portable and
can fit in a wallet or on a keychain.
Also invest in an encryption product
for your laptop hard drive. If it's lost or
stolen, the thief can't gain access to your
confidential data or your client's data.

believes that involved members improve the

What you need to do
Every two weeks a new MVP+ offer is posted.
All you have to do is complete the specified
Action within the two-week timeframe. After
you complete the Action, you’ll receive instructions and a code via e-mail to redeem your
Reward. That’s it. It doesn’t get simpler than
that.

org and have your NRDS number handy. Download the free reader
software using the Software link located at the bottom of the website.
